Properties in Hyderabad

Hyderabad is a four-hundred-year-old city built around the Musi river, with the Charminar and the Golconda fort at its historic centre. It has become India's second software hub and the base of much of the country's pharmaceutical industry. The Telugu-speaking city is also known for comparatively affordable land and an unusually orderly road network.

That road network is why the market went west. The Outer Ring Road opened the land beyond Gachibowli and put the airport within an easy drive, and HITEC City pulled employment out to meet it. The Financial District grew at Nanakramguda between the two. A metro extension from Raidurg to Kokapet Neopolis has been proposed and its report submitted, but it is still at the approval stage and construction has not begun.

Our listings sit squarely in that corridor. Kokapet and Gachibowli carry the most, with the Financial District, Tellapur and Puppalaguda behind them and Kompally holding the northern share. This is an apartment market and a large-format one: three-bedroom homes outnumber everything else and four-bedroom plans are more common than in most Indian cities. Hyderabad real estate here runs from about ₹31 lakh to ₹8.5 crore, with the middle near ₹1.24 crore, and splits almost evenly between completed and under-construction.
