Bangalore is a plateau city, sitting at around 900 metres, which gives it the mildest climate of any large Indian city. It grew from a garden town into the country's software capital, and that industry still sets the rhythm of the place. The population has roughly doubled since 2000.

That growth did not spread evenly. It followed the tech parks, so housing built up along corridors rather than rings: east towards Whitefield and Sarjapur Road, north towards the airport, south towards Electronic City. Metro has since reinforced those lines. The Purple Line now reaches Whitefield at ITPL, Hopefarm and Kadugodi. The Blue Line to the airport is under construction along the Outer Ring Road, and a Sarjapur to Hebbal line was approved in December 2024.

Our listings follow the same shape. Sarjapur Road and Whitefield carry the most, with Devanahalli leading the north. Apartments dominate, though the northern and southern edges still offer plotted land at scale. Most flats in Bangalore here are three-bedroom homes, priced from about ₹16 lakh to past ₹15 crore with the middle near ₹1.35 crore. Prestige Group, Brigade Group and Sobha Limited list more projects than anyone else. More than half of it is completed or ready to move, so this is as much a ready-possession market as a launch one.
