Properties in Pune

Pune is an inland city in the Western Ghats, about 150 kilometres from Mumbai and high enough that the monsoon and the winters are both gentler than on the coast. It has long been a university and manufacturing city, and the IT industry arrived later than in Bangalore but grew quickly. Its proximity to Mumbai shapes a good deal of its demand.

The IT parks went west, and housing followed them there. Hinjawadi became the anchor, with Baner, Bavdhan, Wakad and Punawale filling in around it, while the older industrial belt of Pimpri-Chinchwad continued to supply more affordable stock. The eastern side around Kharadi and Wagholi has grown on the back of its own office clusters.

Our listings are concentrated in that western belt, Hinjawadi ahead of everywhere else. It is almost entirely an apartment market, mostly two- and three-bedroom homes with a meaningful number of one-bedroom flats in Pune at the affordable end. Asking prices run from about ₹15 lakh to ₹3 crore with the middle near ₹57 lakh, which keeps Pune more accessible than Bangalore or Hyderabad at the same configuration. Godrej Properties and Rohan Builders list the most projects, and most of what is here is complete.
