Krishvi Statura, Old Madras Road: What Buyers Should Know in 2026
A lone tower from Krishvi Projects is part of the Budigere Cross belt in East Bangalore. Thirty-six floors rise above two basement levels, and its 176 residences begin at 2 BHK and finish in oversized duplexes at the top. What follows covers the RERA file, unit sizes, facilities, costs, access and a checklist.
RERA File and Completion Dates
Karnataka's regulator registered the scheme on 23 August 2019 under the title Krishvi BVL Statura, number PRM/KA/RERA/1251/308/PR/190823/002819. BVL Estate Private Limited is the promoter, with the contractor named as Krishvi Projects Private Limited.
Plan approval came from the Bangalore Development Authority. A 2021 revision lifted the number of residences from 147 to 176, a count the regulator's portal confirms.
Handover was first promised for 20 August 2024. The file then shows 20 May 2025, and finally 31 March 2026. That last date is gone, so insist on seeing the occupancy certificate before accepting any unit as move-in ready.
The portal also carries three complaints, dated 2021 and 2025, and all are marked disposed. A 2025 case concerned the late completion. The sales team can describe how each was closed.

Unit Sizes
Every standard floor, numbered one to twenty-eight, carries six flats. The registered list shows that 110 of them are 2 BHK homes of 830 sq ft or 870 sq ft carpet area, and 54 are 3 BHK homes of 1,206 sq ft.
The top levels add twelve oversized homes. Most are 4 BHK duplexes, measuring 4,277, 4,208 and 3,234 sq ft. Each duplex spans two levels, with living rooms below and bedrooms above.
Sellers may quote carpet or super built-up figures, and the two diverge widely. Get the carpet, balcony and super built-up measurements of the specific home as a written statement. Only carpet area gives a fair price comparison between projects.
Club Statura and Other Facilities
Three floors of Club Statura form the amenity core. Since 85% of the plot is open, the ground level holds gardens, play areas and the courts for badminton, tennis and basketball.
Inside, residents get a gymnasium, a yoga room, a co-working space, a media room and guest bedroom suites. Swimmers have an outdoor pool and a temperature-controlled indoor one. Families have a creche and a children's play area, and seniors get a corner of their own. A jogging track, outdoor gym, reflexology area and amphitheatre complete the set.
Four high-speed lifts run in the tower, and EV charging is planned for. The RCC frame is designed to resist earthquakes.
What It Costs Beyond the Price
Floor, view and size drive the price, and each large duplex is quoted individually. Request the list of homes currently open and today's rate for each. For a resale, recent sale deeds in the tower give a sound benchmark.
On top of the agreed amount, stamp duty comes to 5.6% on the registered value (5% duty with cess and surcharge), and registration adds 2%. Budget as well for the maintenance deposit, corpus fund, clubhouse charges and electricity and water connections.
GST applies when a home is bought from the developer ahead of the occupancy certificate. After the certificate, and in resales between individuals, it does not. The EMI calculator converts a loan amount into a monthly instalment.
Getting Around
The frontage is on Old Madras Road, which leaves the city eastward towards Hoskote, on the stretch running from KR Puram out to Budigere Cross. The same road meets the Outer Ring Road at Tin Factory and the Purple Line metro station at KR Puram.
Side roads heading south off the highway lead to the tech parks around Whitefield, and a separate road from Budigere Cross runs to the airport via Budigere. Peak-hour congestion is real, so do a trial run to the office when it is busiest.
Restaurants and shops are fewer than around Indiranagar or Whitefield. Large malls and hospitals mean a trip to Hoskote, Whitefield or KR Puram.
Is This the Right Fit?
Professionals employed in the east who prefer a high perch to a township suit the tower. Small families can take a 2 BHK or 3 BHK flat, and duplex buyers get a very large home. One building also means a calmer site with fewer neighbours.
The cost is shared upkeep. A pair of pools, the lifts and a three-storey clubhouse are funded by just 176 households, so monthly maintenance per home will probably exceed that of a big community. For a garden at the door, a low-rise project or a villa is the better pick.
Eight Checks Before Paying
The tower is complete, so most points can be inspected directly. Clear these before the advance.
- Collect the occupancy and completion certificates.
- Obtain the three area figures for the home on paper.
- Confirm the allotted car parks and have the agreement name them.
- On a duplex, learn whether the sky deck or terrace belongs to that home alone.
- Check the terrace, balconies and tall walls for damp, ideally right after rain.
- Watch the lifts, generator backup and fire systems run.
- Find out the monthly maintenance, the corpus balance and how many homes are occupied.
- Get the title deeds, plus an encumbrance certificate, for survey numbers 42/3 and 42/2 at Bandapura.
A loan applicant can ask the lender for its technical and legal report on the building. Record the handover date as well, because defect liability, five years in all, runs from that day.
