Reading the Six RERA Filings of Mana Skanda The Right Life, Sarjapur Corridor (October 2026)
Six Karnataka RERA registrations stand behind Mana Skanda The Right Life, an East Bangalore township that Mana Projects is building with Skanda, reached from the Whitefield-Sarjapur Road. Dates, prices and construction levels change from tower to tower. The sections below take the registrations in the order they were granted, then move to sizes, costs, progress and questions for the sales team.
Registrations by Date Granted
March 2024 brought the first: Lake Province, Towers 1-3, registered as PRM/KA/RERA/1251/308/PR/280324/006766 on 28 March. Its finish date of 31 December 2035 is the latest in the township. A year later, on 21 March 2025, Sports Province (Towers 7-9) received PRM/KA/RERA/1251/308/PR/210325/007611, with completion set for 31 December 2029.
July 2025 added two registrations on the 21st. PRM/KA/RERA/1251/308/PR/210725/007939 is for Lake Towers 4-5, and PRM/KA/RERA/1251/308/PR/210725/007941 is for Solitaire (Tower 6). Each must be complete by 30 June 2030.
Forest Province came last, with both phases registered on 12 March 2026 under PRM/KA/RERA/1251/308/PR/120326/008521 and PRM/KA/RERA/1251/308/PR/120326/008522. Phase 1 is scheduled from 1 May 2026 to 31 December 2030; phase 2 from 1 November 2026 to 30 June 2031.
The promoter on the first four is Neobuild Ventures LLP, where the Mana Projects founders hold partnerships. Collab Projects LLP holds the Forest pair. Whichever tower is chosen, the sale agreement should quote that tower's number, because Towers 1-3 finish six years behind Towers 7-9.
Marketing Claims Against Registered Land
The sales material describes a child-centred township over 100 acres, with 84% kept open and more than 40 child-focused amenities. The plan includes a 13-acre-plus lake, clubhouses adding up to 3.5 lakh sq ft, a game centre of 6.5 acres, a high-street retail strip and commercial areas.
The registered area is smaller than that. About 31.2 acres (126,210 sq m) forms a single parcel shared by Sports, Solitaire and Lake Towers 4-5. The two Forest phases together come to roughly 10.8 acres. On the registrations the address reads PIN 560087, Anekal taluk, Sarjapura hobli, villages Heggondahalli and Chikkavaderapura.
Height, Scale and Home Sizes
Each of Towers 7-9 carries 275 homes over 35 floors. Towers 4-5 have 296 homes apiece across 36 floors. Forest towers reach G+33. Solitaire stands alone at G+32 with 126 residences, every one marketed at above 3,000 sq ft.
Registered carpet areas, in approximate square feet, are:
- Sports Province, 2 BHK: 780-850; 3 BHK: 970-1,110
- Lake Province (Towers 4-5), 3.5 BHK: 1,240-1,260; 3 BHK: 840-1,110
- Forest Province, 4 BHK: 1,590-1,770; 3 BHK, study version included: 1,100-1,460
- Solitaire, 4 BHK: 2,320-2,860; 3 BHK: 1,830-1,920
Quoted prices use far bigger saleable figures. For Forest Province those are 1,783 square feet (3 BHK), 2,250 (3 BHK with study) and 2,809 (large 4 BHK). Where a 3.5 BHK promises an extra half room, it is often just a study, so go by the floor plan.
Prices and the Full Outlay
Entry points: Sports Rs. 1.4 Crore; Lake and Forest Rs. 1.9 Crore; Solitaire Rs. 4 Crore. The Forest 3 BHK of 1,783 sq ft begins at Rs. 1.91 Crore, close to Rs. 10,700 for every square foot.
Several charges come on top of that base price:
- 5% GST while the home is still being built
- Stamp duty of 5.6% once cess and surcharge are counted, on homes above Rs. 45 Lakhs
- 2% registration
- Extra for higher floors, lake views or a prime position
- Club membership, an advance for maintenance and a corpus
With handover four or more years away in every province, a buyer who rents in the meantime pays rent as well as loan interest. The EMI calculator turns that double burden into a monthly number.
What Has Been Built
Quarterly returns lodged on 15 July 2026 put Lake Towers 1-3 at 35%, Sports Towers 7-9 at 22%, and Lake Towers 4-5 plus Solitaire at 13% each. Forest Province is a fresh launch. On the portal, the Sports towers and Towers 4-5 each show a single complaint.
Roads, Rail and Water
Chikkavaderapura is along the Varthur Sarjapur Road, which ties Whitefield (north) to Sarjapur Road (south). Via Varthur one reaches offices on the Outer Ring Road and at ITPL, and via Dommasandra and Sarjapur Road the campuses of RGA and Wipro. Traffic peaks at office hours, so try a weekday-morning drive.
The nearest metro terminus is Whitefield (Kadugodi) on the Purple Line. A Phase 3A Red Line from Sarjapur to Hebbal is only on the drawing board, and neither line comes to Chikkavaderapura. Registrations name tanker water and borewells as sources, a topic to raise with the builder.
The Builders and the Long Build-Out
Mana Projects dates from 2000, when D. Kishore Reddy founded it, and concentrates on the Sarjapur Road belt. This township, done together with Skanda, is its biggest. The land is under joint-development arrangements, and each registration records the landowners' shares.
A project of this scale takes years. Early residents will share the site with cranes, and promised amenities will open in stages, so ask which ones come with a given tower.
Before Paying a Booking Amount
Run through this list before committing:
- Confirm that the registration number and finish date belong to the exact tower and agree with the sale agreement
- Match unit number, floor and carpet area between the cost sheet and the registration
- Ask when the tower gets its clubhouse and sports facilities
- Find out whose portion the flat belongs to, the developer's or a landowner's
- Get a written water plan, covering any Cauvery connection
- Make payments only to the bank account that the RERA registration designates
- Study the instalment plan and the clause on compensation for delay
