Mana Verdant Terraces, Doddakannelli: Large 3 BHK Homes, Prices and Phase 1 Status (October 2026)

Families hunting for a big flat close to the Outer Ring Road employers keep landing on Mana Verdant Terraces, built by Mana Projects at Doddakannelli. The scheme is made up purely of 3 BHK homes, and Karnataka RERA registered its first phase in December 2025. This note sets out the price, the sizes, how much is built by October 2026 and the questions worth settling before a booking cheque.
Price, Taxes and Running Costs
The entry ticket is Rs. 2.60 Crore. Assuming that rate belongs to the smallest plan, 1,910 sq ft, each sq ft of saleable area costs roughly Rs. 13,600. Tower, floor and terrace size push the figure up or down, so ask us for the current cost sheet.
Several charges come on top of the basic rate:
- 5% GST while the home is still being built
- Stamp duty at 5.6%, cess and surcharge included, on homes priced over Rs. 45 Lakhs
- A 2% registration fee
- Higher rates for upper floors, terraces and views
- Club membership, advance maintenance and a corpus fund
- Utility deposits for electricity and water
Instalments follow construction milestones, and the builder has bank tie-ups for home loans. Anyone paying rent until 2031 will carry rent plus loan interest for years, and the EMI calculator turns that overlap into a monthly figure.
Floor Areas
Each home has three bedrooms and is designed around Vastu. Saleable areas in the towers are 2,112 sq ft, 2,090 sq ft and 1,910 sq ft, and the biggest homes, with oversized terraces, reach 2,800 sq ft from a base of 2,700.
On the RERA record, carpet area is listed from 1,160 sq ft at the low end to 1,470 sq ft at the top. Balconies and terraces are entered separately for each home. Stepped floors mean terrace space differs a lot, so ask for both numbers for the exact unit.
One home type brings similar households together, a plus for many families. It also means resale and rental listings inside the project target the same buyer or tenant.
Registered Details of Phase 1
Mana Projects Pvt Ltd received registration PRM/KA/RERA/1251/446/PR/041225/008303 on 4 December 2025. It covers only Towers 1 and 2, while the full plan has four towers on a little over 8 acres, with upper floors stepped back as planted terraces. The other towers must be separately registered ahead of any sale.
- 318 homes in total, split 159 and 159 across the two towers
- In each tower, 19 upper floors over a ground floor and two basement levels
- A site of 8.66 acres (35,042 sq m)
- 671 covered car spaces
- BBMP building plan approved 4 November 2025
- Registered handover date: 31 December 2031
Progress on Site
Construction began on 1 December 2025. The quarterly update of 15 July 2026 showed 2% of Phase 1 finished, so the project is at an early stage.
Certain listings advertise 2030, but what counts legally is the date written into the sale agreement and the registration, so check the agreement. As of October 2026 the Phase 1 record showed no complaints, and the registration number is searchable on the RERA portal.
Surroundings and Travel
The project is in Bangalore East taluk, in Doddakannanahalli village of Varthur hobli (PIN 560035), on survey numbers 21/2A, 21/2B and 21/3, then 21/4, 21/6, 21/7 and 21/8, as well as 161 and 162. It falls on the inner Sarjapura Road belt, running from Carmelaram up to the point where the Outer Ring Road meets it, within BBMP limits, which means easier khata and municipal services.
Nearby places and their distances:
- 1.5 km to RGA Tech Park
- 2.5 km to the Wipro SEZ headquarters
- 3.7 km to Embassy Tech Village
- 1.8 km to Sparsh Hospital
- 3.5 km to National Public School
Traffic on Sarjapur Road, the only main route, is slow at peak hours. Namma Metro's Red Line is planned along this road (the Sarjapur-Hebbal stretch of Phase 3A) but is still a proposal, so rely on current drive times.
Clubhouse and Amenities
More than 70 amenities are planned. RERA shows a 3,433 sq m clubhouse (roughly 36,950 sq ft), a pool, a gym, sports facilities indoors and outdoors, and 10,166 sq m of parks. Also planned are wellness rooms alongside a spa and salon, a terrace deck, shared working pods in a co-working area, a children's play area, walkways and a landscaped court.
About Mana Projects
D. Kishore Reddy started Mana Projects in 2000 and serves as chairman and managing director. Mana Vista, Mana Dale, Uber Verdant and Mana Tropicale are other registered projects in this belt. A joint development agreement covers part of the land here, with landowners' shares noted in the registration.

Suitability
Buyers who want a spacious three-bedroom home close to workplaces on Sarjapur Road and the Outer Ring Road, and can wait five years, are the target. The co-working spaces help part-time home workers. Those needing two bedrooms or four, unable to spend Rs. 2.6 Crore, or wanting to move within two years should look elsewhere.
Seven Checks Before Paying
These points matter most at this stage of a project:
- Confirm the home is in the first tower or the second, the only registered ones
- Check unit number plus carpet and terrace areas in the cost sheet against the registration
- Look in the agreement for the handover date and what the builder pays for a delay
- Find out if the home falls in the developer's portion or a landowner's portion
- Ask about water, since the registration names borewells and the utility BWSSB as sources
- Route all payments through the account RERA designates for this project
- Learn which banks have approved home loans for the project
