Concorde Auriga, Medahalli: Ready Homes on Old Madras Road, with RERA Facts and Checks (October 2026)

A finished apartment community built by Concorde Group is ready on Old Madras Road at Medahalli, near KR Puram in East Bangalore. Concorde Auriga holds an occupancy certificate dated 23 December 2025. The guide that follows covers its towers, home sizes, RERA history, buying costs and the checks to finish before booking.
Is It the Right Match?
Working couples and families whose jobs are in KR Puram, Whitefield or along the Old Madras Road industrial belt are the obvious buyers. Because the apartments are modest to mid-sized, the budget stays lower than in bigger-format towers near the Outer Ring Road. Anyone wishing to move in quickly gets a ready building with its certificate issued.
Fans of low-rise living or large private gardens may be disappointed. There are 501 homes on around 4.25 acres, and the tallest tower has 28 floors. Go at peak hour and see how lifts, entrance and nearby road manage.
The Site and Its Surroundings
The project occupies Sy. Nos. 34/1, 35 and 31/2B in Bengaluru East Taluk, Bidarahalli Hobli, Medihalli Village, with the pin code 560049. Its registered land measures 17,213 sq m (about 4.25 acres), though brochures describe five acres. Concorde Group markets the project, and the promoter named on RERA is Concorde Housing Corporation Pvt Ltd.
Old Madras Road runs east out of KR Puram towards Hoskote, with a link to Whitefield through Kadugodi, and it joins the Outer Ring Road, which it meets at KR Puram. Budigere Cross, further out, is where the road to Devanahalli and the airport branches off. Namma Metro's Purple Line calls at KR Puram on its way to Whitefield, and the railway station there has trains for Chennai and the city.
Shops, schools and hospitals line the highway and the layouts behind it. Our Old Madras Road area guide adds detail on the corridor. Peak-hour traffic at KR Puram's junction is heavy, so test the commute at the start and end of a working day.
Towers and Home Sizes
Tower A rises 23 floors, Tower B 27 and Tower C 28, all above two basements, and they contain 141, 187 and 173 homes respectively. Of the 501 apartments, 263 have two bedrooms and carpet areas near 548-779 sq ft, while 238 homes have three bedrooms and carpet areas near 896-1,215 sq ft.
A price sheet quotes saleable area. That figure is bigger, as it adds the walls, the balconies and a portion of shared space. Buildings occupy about 12% of the plot, and open area is registered at roughly 80%.
Two basement levels hold the parking. Every home has one registered space, and 51 more can be bought, so a second car must be agreed in writing before booking.
Leisure Facilities
A clubhouse of 15,630 sq ft and the open ground around the towers form the amenity core. Registered features run to a gym, indoor sports and a swimming pool, an outdoor sports area with parks and planted trees, CCTV and power backup, and rainwater harvesting with solid waste management.
How the RERA Dates Moved
Work started on 1 September 2019, under a plan the BBMP had approved, after Karnataka RERA granted registration PRM/KA/RERA/1251/446/PR/190704/002647 on 4 July 2019. Completion was first set for 30 September 2024, then shifted to 30 June 2025 through the Covid extension. In July 2025 it was extended again, to 30 June 2026, while the occupancy certificate remained awaited.
The certificate arrived on 23 December 2025. By the January 2026 update all three towers had reached 100%, and 424 homes had been sold, leaving 77 unsold. The portal shows the number and completion record to anyone who searches.
Price and Other Costs
Tower, floor and facing affect the price, so ask for the latest price sheet. Once an occupancy certificate exists, a sale by the developer carries no GST, a saving against flats booked while building continues. Resale prices are set by the owner.
On homes above Rs. 45 Lakhs, Karnataka charges 5% stamp duty, which is 5.6% when cess and surcharge are added, plus a 2% registration fee. The EMI calculator converts any price into an instalment and the cash needed up front. Plan too for a deposit towards maintenance plus maintenance paid ahead at handover. Add charges for khata, power and water connections, a second parking space if wanted, and interiors with modular fittings.
The Developer
Plotted communities, villas and apartments across Bangalore make up the portfolio of Concorde Group. The company registered for this project works from an office in JP Nagar. To compare options in the east, browse homes around KR Puram.
Before You Book
With a finished building, documents and the visit decide everything:
- Make sure the occupancy certificate covers the floor and tower where your home is
- Set the agreement's unit number and carpet area beside the RERA record
- Have the parking allotment put in writing, showing level and bay number
- Inspect khata status and the tower's water and power connections
- Let a property lawyer study the sanctioned plan and the title papers
- Walk through the exact home to judge view, light and finish
A record on paper of every step keeps the purchase tidy when the lender asks. A visit, plus a few comparisons across nearby projects, repays the time before booking.
