Lodha Azur, Begur: Towers, Prices, RERA Dates and Checks (October 2026)

Lodha Developers is putting up five towers on a Begur site next to Hulimavu Lake, in South Bangalore. Lodha Azur, also marketed as Lodha Bannerghatta, is the name used. The guide covers registrations and dates, the homes, the money involved, the surroundings and what to ask before booking.
Registrations and Handover Dates
The BBMP cleared the building plans, and the promoter on all three Karnataka RERA registrations is Lodha Developers Limited. Two registrations were issued in March 2024 and one in September 2025. The table pairs each number with its towers and registered completion date.
| RERA number | Towers | Registered completion |
|---|---|---|
| PRM/KA/RERA/1251/310/PR/220324/006728 | Azur, B and C | 30 October 2029 |
| PRM/KA/RERA/1251/310/PR/280324/006746 | Azur, D alone | 30 April 2030 |
| PRM/KA/RERA/1251/310/PR/200925/008110 | A and E (Azur Phase 2) | 31 December 2030 |
Lodha's own talk of a 2029 handover for phase one is marketing. What holds the company to account is the date registered for the phase containing your home.
Booking has gone far. Towers B and C hold 244 homes, of which 236 were booked by 30 June 2026, and Tower D had 105 of its 118 booked. Phase 2 had 173 of its 214 homes booked, so most of the unsold stock is in Tower E.
The Towers and Homes
About 10 acres carry towers A to E, each over two basements. Four of them, A to D, reach 33 floors and Tower E reaches 23. The plan adds up to 576 homes, generally four to a floor.
Some very large homes on the top floors come from joining two apartments, and a few homes at lower levels come with a private deck or garden. A 3 BHK has roughly 1,156 sq ft of carpet area, and the version with a study, listed as a 3.5 BHK in the registration, has roughly 1,347 sq ft. Close to 1,698 sq ft is on offer in the 4 BHK. Combined 4 BHK, 5 BHK and penthouse homes go from roughly 2,560 up to 4,000 sq ft.
Few units of 2.5 BHK and 2 BHK type exist, at near 1,116 sq ft and 921 sq ft respectively. Club Palladio, the clubhouse, has a pet park, a jogging trail, a kids' play area, a cafe, a banquet hall, a badminton court, a gym and an indoor pool. Units on each tower's lake side get the view, so confirm which way the chosen one faces.
What It Costs
Rs. 2.37 Crore is the entry price of a 3 BHK, and the study version starts from Rs. 2.99 Crore. Measured on carpet area, the rate is close to Rs. 20,500 per sq ft for the first and Rs. 22,200 for the second. Prices for the 4 BHK and combined homes are given on request, and floor and view move them.
Agreement value is only part of the outlay on an under-construction home. GST applies, as do premiums for high floors and the lake view, parking, clubhouse fees and a maintenance deposit. Karnataka levies stamp duty of 5% along with cess and surcharge once the value passes Rs. 45 Lakhs, and registration of 2%.
Duty and registration together reach around Rs. 18 Lakhs when the home costs Rs. 2.37 Crore. Monthly instalments for a planned loan can be tried on the EMI calculator. A fair comparison between projects needs a written cost sheet for the exact unit.
Location and Getting Around
Records place the land in Bangalore South Taluk, within Begur Hobli and Begur village, on Survey Nos. 332/2 and 328/2 (pincode 560068). The neighbourhood is Akshayanagar, with Hulimavu Lake and a road on the west. Most trips use Bannerghatta Road, where peak-hour traffic moves slowly.
A future Pink Line station at Hulimavu will be the closest metro, a drive of roughly 10 minutes. In early October 2026 the line's first elevated section, between Kalena Agrahara and Tavarekere, was still waiting for its final safety check. Residents rely on the road until trains start.
In ordinary traffic Vega City Mall and Kalyani Magnum Tech Park are each about 20 minutes away. IIM Bangalore, Podar International School, Fortis Hospital and Apollo Hospital take 15 minutes, and Royal Meenakshi Mall takes 10.
About Lodha in Bangalore
Lodha Developers used to be called Macrotech Developers and is a Mumbai-headquartered listed company. Its first Bangalore project was Lodha Mirabelle (close to Manyata Tech Park), and 2024 brought Lodha Azur. Both are still being built, so a visit to either site shows how quickly work moves.
Who Should Consider It
With 3 BHK and 4 BHK homes at the core, the plan favours a family stepping up in size. People employed in Electronic City, in JP Nagar or on Bannerghatta Road will find the location handy. A budget has to start well over Rs. 2 Crore, and homes are due between late 2029 and the end of 2030.
Anybody who needs keys inside two years, or a small flat with two bedrooms, has few options. The five towers register just a handful of 2.5 BHK and 2 BHK units. Towers B, C and D are largely sold, which narrows floor choice there.
