Finished and occupied, Olivia is a completed apartment community built by L&T Realty at Byatarayanapura, beside Bellary Road in the Hebbal belt of North Bangalore. Together with its twin clusters (numbers 6 and 7) it forms part of the wider township: ten towers and 566 homes, with an occupancy certificate issued in December 2024. The notes below explain the setting, layouts, registration and what to verify when buying a resale flat.

Cluster Details

Karnataka RERA holds Olivia as two separate registrations, one per cluster.

  • Cluster 6 includes Towers 28 to 33 and 326 homes on 16,081 sq m, or about 3.97 acres; its registration is PRM/KA/RERA/1251/309/PR/211011/004360
  • Cluster 7 includes Towers 34, 35, 26 and 27 plus 240 homes on 13,822 sq m, or about 3.42 acres; its registration is PRM/KA/RERA/1251/309/PR/211011/004361

Both registrations date from 11 October 2021, and the occupancy certificate for each cluster is dated 30 December 2024. Each tower is 14 floors tall, built over a pair of basement levels, with three or four flats on each floor. The promoter, a Larsen & Toubro subsidiary, has nothing left to sell, so purchases now happen in resale.

Neighbourhood and Roads

The plot is made up of survey numbers 88/1 to 104/4, in Bengaluru North Taluk, Yelahanka Hobli, within Byatarayanapura Village (560092). Gates open onto Bellary Road, which carries the national highway towards Kempegowda International Airport. A brief drive south takes you to the Hebbal flyover and the ring road.

Raintree Boulevard covers 65 acres and mixes homes, offices and shops. Right next to the residential clusters is the Phoenix Mall of Asia, so cinemas, restaurants and shops are within walking distance. On the far side of GKVK Road, northwards, is the green campus of the GKVK agricultural university.

Along Bellary Road, Namma Metro is constructing its Blue Line between KR Puram and the airport, via Hebbal. Stations will provide rail access to the terminal and to offices along the ring road once they open. Until that day, residents rely on the road alone, and traffic backs up at the Hebbal junction during rush hour.

Who Might Prefer It

A household looking for a ready three or four bedroom home on the airport road, in low-density towers with few neighbours per floor, is the natural match. Staff at Manyata Tech Park, around Hebbal and on the northern ring road keep journeys short. Air travellers enjoy the direct highway.

Two-bedroom seekers will struggle, because nearly every flat has three or four bedrooms. Someone who prefers staged payments during construction may prefer the builder's newer launch on the same land, L&T Elara Celestia. In a resale, the whole price is due around registration, apart from the loan.

Layouts and Carpet Areas

Plans come in three families: Superia, Luxuria and Regalia. Super built-up and carpet sizes appear here.

  • Superia, a 3 BHK, is 1,355 sq ft built-up with around 934 sq ft of carpet
  • Luxuria in the 3 BHK form is 1,655 sq ft, carrying roughly 1,134 sq ft of carpet
  • Regalia as a 3 BHK is 1,935 sq ft, carrying roughly 1,340 sq ft of carpet
  • Luxuria as a 4 BHK stretches to 2,500 sq ft, with roughly 1,718 sq ft of carpet
  • Regalia as a 4 BHK reaches 2,765 sq ft, with 1,810 sq ft up to 1,850 sq ft of carpet

Carpet area falls in a band from 65% up to 69% of the saleable size in each plan. Since loading differs between developers, compare carpet numbers when weighing Olivia against another scheme. The sale deed states the exact carpet area of a specific flat.

The bigger homes are in Cluster 7, where 118 of the 240 are four-bedroom and the three-bedroom ones are Luxuria or Regalia. Cluster 6 accounts for the Superia flats (56), Luxuria flats (118), the bulk of the Regalia 3 BHKs and a further 56 four-bedroom homes.

Density, Greenery and Parking

Fourteen floors is a moderate height given the highway frontage. In Cluster 7 each of the four towers has 60 homes, four per floor. The built footprint is 3,773 sq m against a parcel of 13,822 sq m, leaving about 73% as open land.

Parking is underground, and the Cluster 7 registration lists 386 spaces for its 240 homes. Allotments differ between flats, so check the allotment letter for the exact number. Residents share a clubhouse, pool, gym and sports courts.

Budget and Extras

With nothing left in the builder's hands, owners set the price. The ask moves with layout, tower, floor, outlook and the interiors fitted. Survey current resale listings before fixing a figure.

Beyond the agreed price, plan for:

  • TDS of 1% when a resident seller is paid Rs. 50 Lakhs and above
  • Registration at 2%
  • Stamp duty at 5%, an effective 5.6% on registered value after cess and surcharge
  • Advance maintenance or a deposit, wherever the seller already paid one
  • Fees for transfer, payable to the owners' association or the developer

The EMI calculator estimates the monthly instalment for a given loan. Duty and registration come out of personal savings, so count them in the opening budget.

RERA Record and Stage

The RERA register carries Olivia under PRM/KA/RERA/1251/309/PR/211011/004360 (Cluster 6) and PRM/KA/RERA/1251/309/PR/211011/004361 (Cluster 7). Both are filed with the word Olivia in the name, and the state portal lets anyone verify them.

The job is finished. Building began 1 October 2021, and each cluster's occupancy certificate arrived on 30 December 2024, comfortably before the registered completion deadline of 31 March 2026.

Cluster 5 (LTCEL Raintree Boulevard CL5 in the register) got its certificate earlier, on 8 January 2024. Occupied older clusters reveal the standard of upkeep. L&T Realty still builds on the rest of the land, so expect some construction nearby.

Resale Checklist

A second-hand purchase here means vetting the owner along with the flat. Settle these before paying a token:

  1. Read the deed by which the owner bought, then tally cluster, tower and flat.
  2. Ask to see the certificate of occupancy given on 30 December 2024.
  3. Obtain an encumbrance certificate covering the period since the seller bought.
  4. If the owner has a loan on the flat, get the balance and the lender's release steps in writing.
  5. Verify the khata and the newest tax receipt, each issued to the seller.
  6. Establish the parking bays allotted and view them in the basement.
  7. Request the monthly maintenance amount and a no-dues letter from the association.
  8. Inspect the flat for cracks, seepage and worn fittings.

Hiring a lawyer for a title opinion makes sense at this price. A bank's own legal scrutiny serves the bank first.
