Main Elevation - JRC Palladio

A finished gated community of 213 independent villas, JRC Palladio Villas was built by JRC Projects beside Billapura Cross, along Sarjapur-Attibele Road in Bangalore's south-east. Completion was filed in March 2026. Below are the layout, prices, registration details and the checks worth making before you commit.

Project Snapshot

Here are the main particulars of the community.

  • Builder: JRC Projects, a partnership based on Sarjapur Road
  • Address: Billachikkanahalli Village (Sarjapura Hobli of Anekal Taluk), adjoining Indus International School
  • Land: 68,442 sq m, about 16.9 acres
  • Villas: 213, each on a separate plot, ground plus two floors
  • Mix: 121 villas with four bedrooms, 70 with three bedrooms and 22 on plots of irregular size
  • RERA number PRM/KA/RERA/1251/308/PR/200211/003281, dated 11 February 2020
  • Completion date on registration: 27 March 2026
  • 4 BHK pricing: starting at Rs. 2.09 Crore and topping out at Rs. 3.25 Crore

The state RERA portal lists it as JRC PALLADIO. A separate 2018 layout registration also exists for the plots; for a finished house, the villa project registration is the one to rely on.

Villa Plans and Pricing

Five 4 BHK plans are on offer, and each size below carries its starting price.

  • The 2,444 sq ft plan starts at Rs. 2.09 Crore
  • The 2,840 sq ft plan starts at Rs. 2.49 Crore
  • The 3,328 sq ft plan starts at Rs. 2.82 Crore
  • The 3,463 sq ft plan starts at Rs. 3.02 Crore
  • The 3,835 sq ft plan starts at Rs. 3.25 Crore

Expect between Rs. 8,500 and Rs. 8,800 a sq ft on every plan. Plots come in four sizes (9 x 15, 9 x 18, 12 x 15 and 12 x 18 metres), and the size determines which villa plan and what power load apply. For the 3 BHK villas, our team shares sizes and prices on request.

Land is included with every villa, which gives outright ownership of the plot instead of an undivided share. For that reason the sale deed should name the plot number and its boundaries, along with the house.

Is It Ready?

Yes. Work started in January 2020, and the developer submitted its completion papers to Karnataka RERA on 20 March 2026, seven days before the registered date. Quarterly updates marked all work as finished.

That filing listed 145 villas as sold and 68 as unsold, so developer stock was still open in 2026, along with owner resales. Seeing the actual house before paying is a clear advantage of a ready villa.

The occupancy certificate was shown as awaited at the time of filing. Request that certificate, or a completion order from the planning authority, ahead of registering the deed.

Who Will Like It

Families wanting a three or four bedroom independent house in a gated setting, rather than a single plot, are the best match. Schools near Sarjapur attract parents, and every villa has space planned for a home lift, handy with elderly parents.

A buyer who wants a quick run into central Bangalore, or depends on buses, will struggle. Cars and bikes are how people move here, and upkeep is heavier than in a flat, within the house itself and across shared roads and the clubhouse.

Reaching the Site

The villas lie past Sarjapur town, on the road that ends at Attibele, where Hosur Road begins. Heading the opposite way, Sarjapur Road takes you north-west through Dommasandra and Carmelaram to the Outer Ring Road, and Electronic City is reachable by Attibele or by Chandapura-Dommasandra Road.

Metro service has not reached this belt. Bommasandra, the terminus of the Yellow Line down Hosur Road, has the nearest operating station. The planned Red Line between Hebbal and Sarjapur was still pending Union Government clearance as of early October 2026, so it need not weigh heavily.

Administratively this is gram panchayat land in Anekal Taluk, beyond the city corporation limits. For water, roads and drainage the community largely depends on itself, as do other projects on Sarjapur-Attibele Road.

Facilities and Upkeep

The clubhouse offers a swimming pool, a gym and indoor games. Outdoors the community has basketball and badminton courts, a cricket pitch, a jogging path plus a play area for children. Verify on site which are open and who operates them.

Fewer households share the upkeep bill than in a tower. Get three things in writing: the corpus fund collected, the monthly charge and the date the owners' association takes over.

Pre-Purchase Checklist

Use this list for a villa bought directly from JRC Projects or on resale.

  1. Cross-check the villa number against RERA and the sanctioned layout
  2. Collect the planning authority's as-built drawing along with the occupancy or completion certificate
  3. Review the plot's conversion order, title documents and encumbrance certificate
  4. Check the latest property tax receipt and the panchayat e-khata
  5. Ask whether GST is payable, because it is levied on sales that happen ahead of the completion certificate
  6. Inspect the water supply and sewage treatment, plus the power load for the plot
  7. Find out if the lift is fitted or just allowed for, and at what price
  8. Drive to the office and school at the hours your family will travel

Buying at these prices attracts 5.6% stamp duty (cess and surcharge included) and 2% registration. Together that is roughly Rs. 15.9 Lakhs on a Rs. 2.09 Crore villa, and the EMI calculator gives the instalment on a loan for the rest.
