JRC Kanso, Sarjapur-Attibele Road: 4 BHK Villa Guide (October 2026)

Handenahalli village in Anekal taluk, close to Sarjapur-Attibele Road, is where JRC Projects has launched JRC Kanso, a gated community made up only of 4 BHK villas. This guide goes through the land, the homes, the paperwork and the timeline, and ends with a checklist for buyers.
Registration First
Karnataka RERA registered the scheme as a row house development in May 2026, under number PRM/KA/RERA/1251/308/PR/250526/008679. Anyone can verify it on the state portal, which also carries the sanctioned plan and carpet area for each villa.
The Anekal Planning Authority cleared the building plan on 12 March 2026. Work began on 2 May 2026, and the finish date entered at registration is 28 March 2031, which is the outer limit used when delay claims are judged.
A builder may aim for an earlier handover. Get the target for your own villa in writing, together with the delay terms, and compare the two dates.
The Land and the Promoter
JRC Projects, the promoter, is a partnership firm. The plot measures 29,603 sq m, close to 7.3 acres, and is made up of Survey Nos. 45/17, 45/18, 45/19, 45/6, 45/7 and 45/8, with 562125 as the pincode.
Two architects founded the company in Bangalore in 2009, and it has also developed apartments along Sarjapur Road. An earlier villa community along this road, JRC Palladio, is already finished, so buyers can inspect the developer's completed work.
A visit there shows how masonry, joinery, waterproofing and planting age after handover. Residents can describe how snag lists and upkeep were dealt with.
Homes and Layout
All 122 villas follow one pattern: 4 BHK over three levels, ground plus two floors, with built-up sizes starting at 2,900 sq ft and reaching 3,300 sq ft. Carpet area falls between 1,977 and 2,284 sq ft, and balconies and verandahs add roughly 890 sq ft on average.
Six blocks hold 16 to 24 villas each. Every villa gets two covered parking spaces, and 12 further bays are open for guests. Buildings take up 43% of the plot and 57% stays open, which means roughly 16 to 17 villas per acre.
The title comes from a Japanese concept of simple living, and the architecture aims to be minimal, mindful and meaningful. Communal facilities are grouped as One, Few and Many, planned for solitude, small gatherings and the full community.
Getting Around
The villas lie below Sarjapur town, heading towards Attibele. Sarjapur-Attibele Road joins Sarjapur Road in the north to Hosur Road at Attibele in the south.
The Indus International School campus is nearby, and that has drawn other villa developers to this belt. Daily shopping is in Sarjapur town, large hospitals and malls need a longer drive up Sarjapur Road, and Electronic City is reachable through Attibele or Chandapura.
Namma Metro Phase 3A plans a Sarjapur to Hebbal line. Until it is built, every trip is by road, so drive to your office and your child's school at peak hour first.
What It Costs
Prices are on request. Only a written cost sheet counts, and it should show base price, clubhouse charge, maintenance deposit, corpus fund and GST together, with a note on whether the area is saleable or carpet.
On homes costing more than Rs. 45 Lakhs, stamp duty comes to 5.6% once cess and surcharge are added, and registration is another 2%. The total is 7.6% of the registered value, and the EMI calculator converts a loan amount into a monthly payment.
Also ask what monthly maintenance is planned, and get it written down. Since the community has barely more than a hundred homes, the cost of guards, gardens and the clubhouse is divided among fewer owners than in an apartment tower.
Borewells are the water source named at registration. Ask how the summer supply will be topped up, whether a piped local body connection is planned, and what the approved plan says on rainwater harvesting arrangements and the sewage plant.
Checklist Before Paying
Work through these points before signing the agreement.
- Check the agreement's villa number, carpet area and parking against the RERA entry
- Obtain the handover date and delay terms for your villa
- Have a lawyer examine the title deeds, land conversion order and Encumbrance Certificate across all six survey numbers
- Set the promised specification beside the sample villa
- Get the payment schedule and tie each instalment to visible construction
- Confirm water arrangements, maintenance rate and corpus fund
- Meet owners at JRC Palladio to ask about finish quality and after-sales service
Who Should Consider It
A family wanting a big villa with four bedrooms, in a small gated enclave with schools along this road, is the natural buyer. So is anyone who likes plain, uncluttered design and is fine with a long build. One home type keeps streets and upkeep uniform.
If possession is needed in two to three years, compare completed villas instead. A smaller home, a tighter budget or a nearby metro station points towards Sarjapur Road. Because resale demand for a single home type is narrower, plan on holding for the long term.
