Zolaah by Houze of Jindal, Budigere Cross: What Buyers Should Know (October 2026)

Two tall towers named Zolaah are going up beside Old Madras Road, near Budigere Cross, in the east of the city. They come from Houze of Jindal, a new brand, and the project was registered by Karnataka RERA on 27 July 2026. The pages below explain the developer, the home sizes, the approvals, getting around, the cost sheet and what to verify before booking.

Houze of Jindal's First Launch

The brand belongs to a Bangalore business family that has been trading since the 1960s. It launched as a brand in September 2026, with Managing Director Abheeshek B Jindal and Shivek Jindal working alongside him. Zolaah is the first residential project under the name, and also the promoter firm's first entry on the Karnataka RERA register.

Talk of a land bank near 250 acres around Bangalore, and of a five-year plan covering homes, hotels and resorts, describes intentions and not finished buildings. A delivered tower from this builder cannot yet be visited. The Zolaah land belongs to the family, so the chain of title is short, and that puts extra weight on the papers, on how payments are scheduled and on the quarterly updates filed with RERA.

Towers and Apartments

The plot measures 7,916 sq m, about 1.96 acres, and carries two towers. Each has two basement levels, a ground level and 33 floors above. In total there are 129 apartments (Tower A: 64, Tower B: 65), of which 97 are 3 BHK, 31 are 4 BHK and one is a 5 BHK. Covered parking totals 177 spaces.

The earliest marketing spoke of 130 homes, but 129 is the figure on the registration. The registration number now exists too, so a note describing it as "awaited" is stale.

Two apartments per floor is unusually few for towers rising 117.4 metres, and it leaves homes with fewer shared walls. The sanctioned FAR is 3.204, and with 129 homes spread over 1.96 acres the density is near 66 homes an acre. Parking averages a little more than 1.3 covered spaces a home, so find out how many go with your unit.

Carpet Areas

Registered carpet areas, approximately: one 3 BHK type is 1,239 sq ft and a larger 3 BHK type is between 1,433 and 1,442 sq ft. The 4 BHK offers 1,808 sq ft, and the lone 5 BHK offers 3,233 sq ft.

The registration keeps balconies out of carpet area. Brochures use bigger saleable figures, which include walls, balconies and a portion of the shared areas. Carpet area is what the sale agreement is based on, so use it when comparing projects.

Registration and Approvals

The project is registered under the single name "Zolaah" as PRM/KA/RERA/1251/446/PR/270726/008846. House of Jindal Estates LLP of Koramangala is the promoter. The BDA approved the building plan on 12 June 2026 (BDA/7/2026-27), and work began on 1 July 2026.

Delay compensation depends on the registered completion date, 31 December 2031. The registration puts the cost of the project, land included, at about Rs. 229 Crore. All payments belong in the RERA-designated account specified in the agreement, and the portal displays the quarterly progress reports and the sanctioned plan.

Finding Zolaah

The land is Survey No. 34/1 at Bandapura village, in Bidarahalli hobli (pincode 560049), Bengaluru East taluk. Its eastern side meets the highway, and the Budigere Cross junction is a brief drive off. Several listings quote Avalahalli instead, the adjoining village.

NH 75, better known as Old Madras Road, has the Outer Ring Road and KR Puram in one direction and Hoskote in the other. A road from Budigere heads north for Kempegowda International Airport. Namma Metro's Purple Line finishes at Whitefield (Kadugodi), so the nearest station is a road journey away.

Budigere Cross has changed quickly, with many big apartment schemes being built. Whitefield and KR Puram offer more schools, hospitals and day-to-day shops, so some errands mean driving. Peak-hour traffic on this highway is heavy, so a trial drive to your workplace at real commuting time is wise.

Pricing

In East Bangalore terms, Zolaah is a luxury product: 3 BHK homes cost more than Rs. 2 Crore. Prices move as new inventory is released, so request today's price list together with the cost sheet. Use the EMI calculator to turn a price and loan amount into a monthly instalment.

Read the cost sheet more closely than the base rate. Add to the base price:

  • floor rise, plus a premium for any chosen view or orientation
  • a fee for each parking space after the first
  • clubhouse charges, a maintenance advance and a corpus fund
  • 5% GST while the apartment is under construction
  • 5.6% stamp duty, cess and surcharge included, and 2% registration

Is It a Match?

A household wanting a spacious apartment in a tower with few homes in East Bangalore, and with a move-in date after 2031 in mind, is the natural buyer. Whitefield, KR Puram or Hoskote workplaces are the handiest from here, and a smaller number of homes means a smaller owners' association.

Someone needing keys within two to three years will find 2031 far off. Developers with finished towers to tour exist along the same road. People for whom Cauvery piped supply and a walkable metro stop come first should look elsewhere.

Verify Before You Commit

A new brand's first project that takes five years to build deserves close reading of the papers. Get these in writing:

  1. The agreement's RERA number, promoter and survey number tallied against the portal.
  2. Carpet, balcony and saleable areas for the home you are buying.
  3. Water: the registration lists the Doddabanahalli gram panchayat and borewells.
  4. Plans for rainwater harvesting, sewage treatment and backup power for the towers.
  5. A payment schedule with each payment linked to a stage of construction.
  6. The banks that have sanctioned loans on the project.
  7. A lawyer's reading of the title, plus the conversion papers of the land at Survey No. 34/1.
