Godrej Woods at Kogilu, North Bangalore: Prices, RERA and Plans (October 2026)

Godrej Woods is a Godrej Properties community at Kogilu, close to Yelahanka, which entered the Karnataka RERA records in November 2025. Its 558 apartments fill ten towers over around 6.9 acres. Prices, plans, approvals and pre-booking checks follow.
Prices and What Gets Added
The 2 BHK has two bathrooms, measures 1,190 sq ft and begins at Rs. 162 Lakhs. The 3 BHK has three bathrooms, measures 2,180 sq ft and begins at Rs. 295 Lakhs. Per saleable sq ft that is near Rs. 13,600 and Rs. 13,500.
Of the 558 homes, 226 have two bedrooms and 332 have three. On carpet area, expect roughly 728 sq ft in the first plan and 1,120 sq ft in the second.
The registration lists five 3 BHK layouts, and their carpet areas average from about 1,026 sq ft up to about 1,205 sq ft, so some towers may have a smaller 3 BHK. Get each layout's floor plan and its carpet figure before comparing rates.
An apartment under construction attracts further costs on top of the starting price:
- GST on the value in the agreement
- Karnataka duty at 5% on the portion over Rs. 45 Lakhs (cess and surcharge extra), plus 2% to register
- Premiums for a higher floor or a preferred facing
- Parking, clubhouse membership and a deposit for maintenance
On a home of Rs. 162 Lakhs, duty plus registration is about Rs. 12.3 Lakhs. The EMI calculator turns a planned loan into a monthly instalment.
RERA Record and Timeline
Registration PRM/KA/RERA/1251/472/PR/121125/008248 was issued on 12 November 2025 and covers all ten towers under a single entry. BBMP cleared the building plan a little earlier, on 4 November 2025, and the promoter is Godrej Properties Limited.
Construction is registered from 25 November 2025 up to 30 November 2030. By the close of June 2026, 274 homes out of 558 carried bookings, so many towers and floors remain. Quarterly progress reports let a buyer test each payment demand.
Tower Plan and Shared Facilities
Two basements lie under each tower. Nine towers climb 13 floors above the ground floor and the tenth climbs 14. Towers hold 52 to 66 homes, usually four or five to a floor.
Towers occupy only 22% of the land, about 81 homes per acre. Low-rise blocks mean quicker lifts and fewer neighbours on a landing, but ten buildings share one compact site, so examine the spacing between them.
The plan registers these facilities:
- A clubhouse of 17,700 sq ft or so, which houses a swimming pool and a gymnasium
- Sports courts inside and outside
- Landscaped gardens spread across nearly 30,000 sq ft
- Car spaces: 644 covered and 104 open
Address and Daily Travel
The land carries survey numbers 106/10 and 106/9 in Kogilu village, postal code 560064, which is in Yelahanka Hobli, part of Yelahanka Taluk in Bengaluru Urban. A road 24.2 m wide runs on the eastern side.
Many advertisements use the name Thanisandra for this project, so look up the site on a map before any visit. Kogilu is east of Bellary Road, with Yelahanka to one side and the Hennur and Thanisandra belts to the other. Manyata Tech Park, on the way to the Outer Ring Road, is south of it. The nearest schools, hospitals and railway station are in Yelahanka.
The airport metro, the Blue Line, is under way on Bellary Road, and Kogilu Cross is the planned station. Until it runs, residents drive by Kogilu Main Road, Bellary Road or Thanisandra Main Road, so try the trip to work at office hours on two weekdays.
Is It the Right Home for You?
The target is a buyer who prefers a nationally known developer on the northern side and does not want a tower of 30 floors. If late 2030 is acceptable, people with jobs near Manyata Tech Park, Hebbal or the airport road will find it convenient. First-time buyers can choose the 2 BHK, and a household with parents or a study to fit can choose the large 3 BHK.
Anyone who needs to move in now, or a 3 BHK for less than Rs. 250 Lakhs, is less well served. Some flats face another building on this compact site, so the tower chosen matters more than usual.

Pre-Booking Checklist
With handover five years out, it pays to start carefully:
- Check the registration number, the home count and the end date against the state records
- See that the agreement quotes the same address and survey numbers, as sales material uses several locality names
- Mark the tower on the approved site plan and measure the gap to the block facing it
- Request the exact home's carpet area and compute the rate on that area
- Ask for a complete cost sheet where premiums, GST, parking and upkeep are listed apart
- Learn where the water comes from and the monthly upkeep for each sq ft
- Pay solely into the account listed in the registration for this project, and retain all receipts
