Godrej Royale Woods, Devanahalli: What Resale Buyers Should Know (October 2026)

Completed and lived in, Godrej Royale Woods is the small-flat community from Godrej Properties next to the NH 44 service road in Devanahalli, North Bangalore. The developer sold every one of its 1,678 apartments, spread over a 13-acre site with a half-dozen towers. What follows covers the buyer profile, address, towers, home sizes, RERA record, resale taxes and a checklist.
Buyer Profile
A finished, budget-friendly flat for people working near the airport is the proposition. Single professionals and staff at the airport or the aerospace park fit the studio and one-bedroom plans, whereas two-bedroom plans go to couples and small families. Landlords find tenants among these groups.
Big families will feel the squeeze, since the largest plan is a 3 BHK with only about 645 sq ft of carpet area. Anyone working in central or south Bangalore faces a long commute from Devanahalli. Visit during rush hour to see the crowd's effect on lifts, parking and shared spaces.
Address and Roads
With pincode 562110, the postal address is Chikkasanne village, part of Devanahalli Taluk in Bengaluru Rural and its Kasaba Hobli. The gate opens on the NH 44 service road, on the highway linking Bengaluru and Hyderabad, a few minutes by road above the airport trumpet interchange. Shops, schools and hospitals are in Devanahalli town, further along the highway.
NH 44 carries traffic both ways, to Yelahanka and Hebbal in the south, and the airport road splits off it. The airport metro, Namma Metro's Blue Line, is still being built, so for now residents travel by road.
A highway frontage means quick access along with traffic noise, which is heaviest in the towers closest to the road. Check the exact flat's balcony before deciding. Outside the campus's few small shops, errands mean using a car or a scooter.
The Towers
The towers carry tree names, and about 65% of the plot stays open. Approval for the layout came from the Bangalore International Airport Area Planning Authority. Sizes by tower are in the table.
| Tower | Homes | Floors |
|---|---|---|
| Banyan (Tower 6) | 191 | 16 |
| Plumeria (Tower 1) | 251 | 18 |
| Raintree (Tower 3) | 298 | 19 |
| Pine (Tower 4) | 298 | 19 |
| Mahogany (Tower 2) | 320 | 18 |
| Oak (Tower 5) | 320 | 18 |
Each tower rests on a basement plus a stilt level, and a typical floor holds 12 to 18 flats. Density is roughly 129 homes per acre, high for this belt. The registered plan has 1,105 car parks against 1,678 homes, so get the parking allotted to a flat confirmed in writing.
Residents get a clubhouse, pool, gym, wellness centre, open-air sports courts, an indoor games room, a jogging track, a party space and an amphitheatre, plus gardens among the towers. The association can state the monthly maintenance and clubhouse booking rules.
Home Types and Sizes
The range starts at a studio and ends at a 3 BHK. The studio has 225 sq ft of carpet area across 184 homes. The 1 BHK is 429 sq ft with 96 homes, the 2 BHK is 522 to 602 sq ft with 1,038 homes, and the 3 BHK is 641 to 645 sq ft with 360 homes.
Over 60% of the flats are 2 BHK. Resale listings quote saleable area, which exceeds carpet area since walls, balconies and shared areas are included. Request the carpet figure from the first agreement and use it to compare flats.
Owners set resale prices according to tower, floor and distance from the highway. Study what similar flats in the tower fetched lately before offering. Contact us for the flats now on the market.
RERA and Completion
The project belongs to an entity within the Godrej group, Godrej Projects North Star LLP, and carries registration PRM/KA/RERA/1250/303/PR/200515/003411, dated 15 May 2020. The Karnataka RERA portal allows anyone to verify it.
The builder finished far ahead of schedule. An occupancy certificate was issued on 3 January 2023, while the registered date, after the Covid extension, was 29 January 2026. Owners and tenants have been in the towers for over three years, so the upkeep of the buildings can be judged in person.
What a Resale Costs
GST is not levied on reselling a finished flat. Duty and registration are computed on the higher of the sale value and the guidance value. In Karnataka the stamp duty rate is 3% for values from Rs. 20 Lakhs to Rs. 45 Lakhs and 5% once it passes that, cess and surcharge come on top, and registration is 2%.
Take a flat bought at Rs. 40 Lakhs. Duty including cess and surcharge comes to 3.36% and registration to 2%, adding up to about Rs. 2.14 Lakhs. The EMI calculator gives the monthly payment for a planned loan.
The Developer's Role Now
Godrej Properties is the Godrej group's listed property business and a big seller of Bangalore homes. In a finished project, control has largely moved to the owners' association. Its accounts and repair record reveal daily life better than any brochure.
Resale Checklist
A resale turns on two things: papers from the seller and the state of the flat. Ask for:
- The seller's registered deed, with the first agreement from the developer attached
- Occupancy certificate and the sanctioned plan covering the flat's block
- Property record (e-khata or panchayat) and a recent tax receipt, both under the seller
- An encumbrance certificate proving no loan or claim against the flat
- The numbered parking slot that goes with the flat
- A clearance letter from the association with the present maintenance charge
- The association's service record for the tower's lifts
Make the weekday drive to work and time the stretch from the service road onto the highway. Let a lawyer review the title papers before paying any advance.
