Godrej Properties is building Godrej Regent Park in East Bangalore, in the Kada Agrahara area off Sarjapur Road. Pre-launch marketing called it Godrej Sarjapur Road, and the Karnataka RERA registration came through on 15 July 2026. What follows covers buyer fit, location, towers, prices, registration dates and checks.

Is It the Right Fit?

Families wanting a 2 BHK or 3 BHK home in a tower with few neighbours per floor, and patient enough for a 2031 handover, are the target. Eight homes share each floor, so privacy and quick lifts are the draw. The entry ticket is Rs. 1.44 Crore, with taxes plus registration on top.

Five years of rent running alongside instalments is the real burden, so the household budget needs room for it. If a move is due in two to three years, or four bedrooms are essential, look at a project nearer completion.

Where It Is and How the Roads Run

The plot belongs to Kada Agrahara village, in Anekal Taluk's Sarjapura Hobli, Bengaluru Urban, pincode 562125. Kommasandra-Sarjapura road touches the northern boundary. This is the far stretch of Sarjapur Road, nearer Sarjapur town than the ORR belt.

The corridor leads towards Carmelaram, Bellandur and the office clusters beyond. Dommasandra and Varthur lead on to Whitefield, and Chandapura leads to Electronic City. SWIFT City, a business district the state plans near Sarjapur, shares the belt.

Rush-hour traffic is heavy, and any metro line for the corridor remains a proposal. Drive to your workplace at your usual hour before booking, because that is the only commute you are able to measure today.

Two Towers on 8.07 Acres

Towers A and B hold 267 homes apiece, each rising about 109 metres with 35 floors over three basements. Together the 534 homes on 8.07 acres give roughly 66 per acre, a low figure for a high-rise on this road.

Less than 10% of the plot is built over, so about 91% remains open. The registered plan shows 88 open and 546 covered parking bays, and the clubhouse offers 18,475 sq ft across four levels, ground included. The amenity plan includes:

  • A pool and an outdoor gym
  • Skating and jogging tracks
  • Flower gardens and a yoga deck in the open
  • Play areas for children, plus a pet park
  • Sports courts for several games
  • An amphitheatre court and a party area

Prices and Home Sizes

A 2 BHK opens the range and the larger 3 BHK tops it at Rs. 2.16 Crore. The table pairs registered carpet area with saleable area and entry price for each of the three plans.

PlanRERA carpet (sq ft)Saleable (sq ft)Entry price
2 BHK759 to 7781,200Rs. 1.44 Crore
Premium 3 BHK with 2 bathrooms1,0021,500Rs. 1.80 Crore
Luxe 3 BHK with 3 bathrooms1,1191,800Rs. 2.16 Crore

Every plan works out near Rs. 12,000 per sq ft of saleable area. The inventory splits into 264 two-bedroom units and 270 with three bedrooms. Tall towers carry premiums for height and facing, so ask for the price of your exact unit.

A home under construction adds these costs to the base price:

  • GST levied on the agreement value
  • Above Rs. 45 Lakhs the state charges 5% duty with cess and surcharge, and 2% registration
  • Premiums for floor height and preferred facing
  • Parking, clubhouse membership, a maintenance advance and a corpus fund

Duty and registration on a Rs. 1.44 Crore flat come to roughly Rs. 10.94 Lakhs. Try the EMI calculator to see the monthly payment on a planned loan.

RERA Details and Construction Stage

Promoter Godrej Properties Limited holds registration PRM/KA/RERA/1251/308/PR/150726/008810, issued 15 July 2026. Completion is registered for 31 July 2031. Anyone can verify the entry on the state RERA website.

The Anekal Planning Authority approved the plan on 9 July 2026. This is a new launch as of October 2026, and neither tower has been built yet. Your sale agreement must carry the registered completion date, and any gap needs a written explanation.

Booking Through Expression of Interest

Before launch the developer collected expressions of interest, normally refundable deposits that reserve a spot for choosing a unit. A real booking happens only once the buyer picks a unit and signs an application at the launch rate.

First-round buyers get the widest pick of floors and facings, but they also wait longest and bear the whole construction period. A payment plan tied to construction stages links each instalment to work done.

Who Builds It

Godrej Properties is the Godrej group's listed property arm and among the biggest sellers of new apartments in Bangalore. Its finished projects around Sarjapur Road offer a nearby quality benchmark. Walk through the lobbies, basements and outer walls of one before deciding.

Pre-Booking Checklist

In a new launch the registered papers count for more than brochures. Work through this list:

  • Cross-check the RERA number, tower and completion date against the state portal
  • Request the unit's carpet area, balcony size and floor plan in writing
  • Demand a cost sheet that itemises GST, premiums, parking and clubhouse fees
  • Read the sale agreement for handover date and delay compensation
  • Confirm that instalments follow construction milestones
  • Have a lawyer vet the land's title deeds and encumbrance certificate
  • Ask where the water comes from and how sewage is treated

Stock moves fast right after launch. Contact us for the units open in each tower and the current cost sheet.
