Godrej Parkshire, Hoskote: Plans, Prices and RERA (October 2026)

Godrej Properties is developing Godrej Parkshire, an apartment community over 13.5 acres at Sarakariguttahalli, Hoskote, in eastern Bangalore. Prior to its official naming, the project went by Godrej Hoskote. Karnataka RERA issued its number in January 2026, and this guide goes through buyer fit, location, plans and prices, registration and the checks to complete before booking.
Is It the Right Fit?
Two- or three-bedroom homes (2 or 3 BHK) from a national builder, with prices opening below Rs. 2 Crore, appeal to those buying a first home and to younger households. People employed in eastern Bangalore, whether around KR Puram, in Whitefield or in the industrial area near Hoskote, gain the most. With work running until late 2030, only buyers who can wait should apply.
Immediate possession, four bedrooms or an easy run into central Bangalore call for another project. This is also a sizeable high-rise development, so households wanting a compact, spread-out block should think twice.
Where It Is
Sarakariguttahalli is a village under Kasaba Hobli in Hoskote Taluk (Bengaluru Rural), with pincode 562114. For groceries and everyday errands, the closest town is Hoskote. It is on NH 75, known as Old Madras Road, beyond KR Puram and Budigere Cross.
For years Hoskote has been a town of industry and logistics, and housing is arriving now that large land parcels are opening up. Near the town, Satellite Town Ring Road joins it to Devanahalli and the airport in the north. For larger malls, hospitals and schools, go to Old Madras Road or Whitefield.
The journey time decides whether the address suits a household. Do the drive to your workplace and back at rush hour before booking, and repeat it another weekday.
Towers and Open Space
Five towers, lettered A to E, share 1,132 apartments, and every tower has two basements under 28 floors. A tower carries 220 to 230 homes, about eight per floor. That works out to roughly 84 homes per acre on the 13.5-acre site.
Towers take up little of the land, leaving more than 8 acres planned as landscaped gardens. A 35,000 sq ft clubhouse contains the gym, the pool and an area for indoor games. The plan also adds retail spaces, a party area, an amphitheatre, play space for children, a multipurpose court, a jogging track and zones for yoga and activity.
Registered parking is 1,206 covered spaces and 83 open ones. Find out how many belong to your home and where visitors can leave cars.
Plans and Pricing
Rs. 1.17 Crore buys the 2 BHK, and the range ends with the larger 3 BHK at Rs. 1.94 Crore. Four plans are on sale:
| Plan | Starting price | Built-up (sq ft) |
|---|---|---|
| 2 BHK Premium | Rs. 1.17 Crore | 1,050 |
| 2 BHK Luxe | Rs. 1.33 Crore | 1,200 |
| 3 BHK Premium | Rs. 1.78 Crore | 1,600 |
| 3 BHK Luxe | Rs. 1.94 Crore | 1,750 |
Each plan costs near Rs. 11,100 per sq ft of built-up area. In the registered mix, 688 homes have two bedrooms and 444 have three. Carpet averages close to 707 sq ft (2 BHK) and 1,003 sq ft (3 BHK), so request the figure for your particular home.
A home under construction attracts further charges:
- GST, applied to the agreement value
- Karnataka stamp duty of 5% above Rs. 45 Lakhs with cess and surcharge, plus 2% registration
- Premiums for higher floors and preferred facing
- Parking, clubhouse membership and a maintenance deposit
For the Rs. 1.17 Crore entry price, duty plus registration is near Rs. 8.9 Lakhs. The EMI calculator turns a planned loan into a monthly instalment.
RERA and Progress
Karnataka RERA registered the project as PRM/KA/RERA/1250/304/PR/090126/008393 on 9 January 2026, a single number applying to every tower and home. The date the Hoskote Planning Authority approved the plan was 29 December 2025.
The construction window opens in March 2026 and closes on 31 December 2030. Quarterly reports on the state RERA portal show progress, so tie every payment demand to what is reported there. The sale agreement should repeat the completion date and spell out delay compensation.
The Developer
As the listed property arm of the Godrej group, Godrej Properties works across India, with Bangalore projects spanning northern, eastern and southern parts of the city. Visiting a completed community of its own reveals the finish, the upkeep and the crowding of shared spaces.
Pre-Booking Checklist
Because the build runs long, a careful start pays off. Cover these points:
- Compare the completion date, home count and RERA number with the portal
- Obtain the carpet area and floor plan of your exact home, and learn what separates Premium from Luxe apart from size
- Study the sanctioned site plan for your tower's position relative to the clubhouse, the gardens and the main road
- Find out the number of lifts per tower of 220 to 230 homes
- Insist on a cost sheet that lists maintenance, parking, premiums and GST separately
- Get both the water source and the expected monthly maintenance per sq ft in writing
- Make payments only to the account named in the RERA registration for the project, and keep every receipt
