Who Will Like It
A sizeable detached house with a garden of its own, when the budget exceeds Rs. 7 Crore, is what this project offers. Frequent flyers and airport-belt workers gain the most. Phase one is complete, so buyers can walk the real streets and villas before paying.
Reaching the middle of the city, or offices in the east and south, is a long daily drive from Devanahalli, which is on Bangalore's northern fringe. Villas cost more to maintain than apartments, so raise the monthly charge early.
Roads and Surroundings
The address is IVC Road, in Bengaluru Rural district: Devanahalli Taluk, Devanahalli Hobli, Bommavara Village. The second phase is at Survey No. 64/2. Bangalore-Hyderabad highway access is 2.5 km away, and the airport flyover is 8 minutes off.

Villas and Plots
A typical plot is near 4,500 sq ft, enough to garden around the house. Each villa is designed to Vastu principles and fitted with a private lift.
The second phase spreads 39 sites over roughly 7.6 acres. Here 29 plots measure 50 x 85 ft, giving 4,250 sq ft each, two more are 2,428 sq ft each, and eight take shapes that differ, ranging from 2,985 up to 6,773 sq ft. Layout roads here are 12 metres across, and about 2 acres of parks and open spaces make up roughly 26% of it.
Price and Total Cost
A villa with 4 bedrooms starts at Rs. 7.2 Crore, and the final figure follows from plot size, built-up area and position in the layout. We can send the current price list with the villas and plots on sale. On top of that value, expect:
- Stamp duty of 5% with cess and surcharge, 5.6% in total, above Rs. 45 Lakhs
- Registration, at 2%
- Connection charges for water and electricity

Fortius Land Developers LLP holds two Karnataka RERA registrations. PRM/KA/RERA/1250/303/PR/270922/005276 applies to the 39-plot phase on roughly 7.6 acres, which started on 1 October 2022 and was due on 30 September 2026.
The other, PRM/KA/RERA/1250/303/PR/171201/000575, covers a part of the first villa layout, with 23 plots on roughly 4.7 acres. It was due on 30 June 2021 and is marked completed. The second phase's date has passed, so a plot buyer should ask about completion status and any extension. Either number can be searched on the state RERA website.
Amenities
The Sunbeam Club is the clubhouse, and the orchard is the other attraction. Phase one was planned with concrete roads inside, water storage, full power backup, and sewerage plus waste management.
The Developer

What to Check First
In a finished community, paperwork and the state of the home both need attention. Work through these points:
- Establish the phase of your villa or plot, then use the matching RERA number
- Have a lawyer review the encumbrance certificate, conversion order and title deed
- Collect the approved layout plan together with the villa's building plan
- Tour the actual villa and judge finish, garden and neighbours
- Get a written cost sheet listing every charge and tax
- Ask what monthly maintenance costs and what it covers
- Time the drive to the office and school at rush hour
