Fortius Under The Sun

North of Bangalore, in Devanahalli Taluk, the Fortius brand is selling a compact layout named Fortius Good Earth. Its 63 sites cover a little over 7 acres, RERA registration is in place, the airport planning body has cleared the plan, and the finish line is 31 December 2027. The sections below cover the setting, the plots, approvals, work done so far, costs and checks before booking.

Key Facts

Around the airport, many layouts have several hundred plots, so this one is small. The RERA registration gives these facts:

  • Address: Bengaluru Rural 562110, in the Kundana Hobli of Devanahalli Taluk (villages Kamenahalli and Hegganahalli)
  • Land: 7.02 acres, or 28,429 sq m
  • Sites: one commercial site and 62 residential plots, 63 together
  • Standard plot: 40 x 60 ft, metric size 12.19 x 18.29 m, close to 2,400 sq ft
  • Open space: five parks of roughly 1.05 acres combined
  • Promoter company: RS-GK Real Estates LLP
  • Registered completion: 31 December 2027

Who Will Like It

Buyers who want land close to the airport and a house built to their own design are the natural audience. A layout with only 63 sites means few neighbours, which families planning a villa tend to value. Long-term holders who prefer land to a flat fit as well.

A plot purchase has two stages, land and then house. For a ready-built home in this belt, villa and apartment projects around Devanahalli are the better route. The journey towards the city centre passes Yelahanka, then Hebbal, and slows at peak hours.

Roads and Surroundings

The layout is made up of survey numbers 108/4, 107/2 and 28/2, in Hegganahalli and Kamenahalli. The area is west of NH 44, which is Bellary Road, nearer the city than Kempegowda International Airport. Hegganahalli also hosts phases of Embassy Springs, so well-known developers are already active in the area.

Heading one way, Bellary Road reaches the airport; heading the other, it reaches Hebbal after Yelahanka. Namma Metro's Blue Line is being built along the same highway towards the airport. Schools, clinics and shops are still dispersed across the belt, so measure the distance from the gate to each on a site visit.

The Plots

The plan sets out 35 standard plots and 27 odd residential sites shaped by the land itself. Those odd plots run from near 1,420 sq ft up to near 4,680 sq ft. There is also a commercial site of roughly 6,500 sq ft, and two civic amenity sites are reserved as per planning norms.

Plots take about 52% of the land, and roads, parks and civic sites take the rest. The internal roads measure 12 m across. For water, the plan relies on the public supply and borewells.

Price and Total Cost

Each plot is priced by its size, road and facing, with corner plots normally at a premium. The developer can give the current price list and say which plots remain open. A proper cost sheet itemises the basic rate, the plot premium, legal fees, the maintenance deposit, and clubhouse or infrastructure charges.

In Karnataka, stamp duty of 5% applies above Rs. 45 Lakhs, reaching 5.6% after cess and surcharge, and registration is 2%. The house needs a separate budget for plan sanction, an architect, a contractor and interiors. Plot and construction loans are priced unlike an ordinary home loan, so settle the plan before paying the booking amount.

RERA, Approvals and Land

Registration PRM/KA/RERA/1250/303/PR/031125/008216 was granted in November 2025. Layout plan 68/2024-25 received the approval of BIAAPA, the planning authority for the airport area, on 6 May 2025. Anyone can search the number on the Karnataka RERA website.

RS-GK Real Estates LLP, the promoter, owns the land, having bought it in 2012 through a sale deed. That August, Bangalore Rural District's Deputy Commissioner converted all three survey numbers to residential use. So the promoter's own land carries the layout, and no joint development agreement is recorded.

Work on Site

Under development in October 2026, the layout saw work begin on 1 September 2025, and registered completion is 31 December 2027. Quarterly RERA updates trace steady progress:

  • 10% done in the January 2026 update
  • 20% done in the April 2026 update
  • 30% done in the July 2026 update

Parks, street lights, power lines, water lines, drains and roads count as progress in a plotted layout. Only when this work reaches a plot is it ready for registration and building. The planning authority releases sites to the promoter step by step as work is completed.

The Developer

Founded in 2013 and based in Bangalore, Fortius Infra is best known here for Fortius Under The Sun, a community of villas at Devanahalli. Visiting it shows how well the developer has built and maintained roads and landscaping close by.

What to Check First

Land papers and work on the ground carry a plot purchase. Run through these points:

  • Tally the plot number, size and boundaries against the approved layout plan
  • See that the RERA registration is active, then read the newest quarterly update
  • Send money only to the project bank account that the registration documents give
  • Ask if the planning authority has already released the plot in question
  • Collect the title deed, the conversion order and an encumbrance certificate
  • Study the building rules here: setbacks, height limits and the time allowed for construction
  • Visit the site and see where the roads, drains and power lines have got to
