DSR Evoq, Whitefield: Prices, Towers, RERA and Progress

DSR Group is raising DSR Evoq a short way from Hope Farm Junction, in Kadugodi on the east side of Whitefield. The project is under construction, so buyers should weigh the setting, sizes, rates, registration, stage of work and a few checks before paying.
Layout of the Project
Three towers will hold a planned 725 homes on a 7.8-acre site. The tallest rise 30 storeys above three basements, and the clubhouse, Club Evoq, covers 30,000 square feet. Buildings use only 13% of the plot, leaving the rest for gardens, courts and driveways.
Flats are offered as 2 BHK, 3 BHK and 4 BHK. Work began in October 2025, and handovers are scheduled from December 2029.
Best Suited To
The natural buyer is a family employed in the Whitefield business belt that wants a new flat near the metro. Offices on Whitefield Main Road, the EPIP Zone and ITPL are a brief drive, or a handful of stops, from the gate. Three-bedroom flats dominate the stock.
Buyers must accept a late-2029 handover and staged payments. Families that must move sooner have more choice among ready homes in Whitefield. A big community also means a crowded clubhouse.
Access
Channasandra Road serves the land, which falls in Bengaluru East Taluk (Bidarahalli Hobli), across the villages of Kadugodi and Channasandra. At Hope Farm Junction, Whitefield Main Road splits towards Kadugodi and Hoskote. The closest metro station is Hopefarm Channasandra, part of the Purple Line.
MVJ College of Engineering is 1 minute from the site and the new Google office is 2 minutes away. The metro station takes 5 minutes, while Manipal Hospital in Whitefield and Nexus Shantiniketan mall are each 15 minutes off.
Queues build at the junction at peak hours, so drive the last stretch in office time. One metro ride goes straight to Majestic, MG Road, KR Puram and ITPL.
What Each Layout Costs
The 2 BHK is the entry point and the 4 BHK the top. The range spans Rs. 1.46 Crore at the low end and Rs. 2.81 Crore at the top. That opening rate equals roughly Rs. 11,900 for each sq ft. Saleable sizes and starting prices for the six layouts are:
- Rs. 1.46 Crore buys the 1,227 sq ft 2 BHK
- Rs. 1.85 Crore buys a 1,561 sq ft 3 BHK with two bathrooms
- Rs. 2.03 Crore buys a 3 BHK of 1,719 sq ft
- Rs. 2.35 Crore buys a 3 BHK of 1,969 sq ft
- Rs. 2.36 Crore buys a 3 BHK of 1,978 sq ft
- Rs. 2.81 Crore buys the 4 BHK with three bathrooms, 2,362 sq ft
The registration averages 732 sq ft for the 2 BHK and 957 sq ft or 1,206 sq ft for the 3 BHK, depending on two or three bathrooms. The 4 BHK averages 1,535 sq ft.
Buying during construction adds GST of 5%. A Karnataka purchase priced over Rs. 45 Lakhs also carries 5.6% stamp duty inclusive of cess and surcharge, plus 2% for registration. The cost sheet then adds a maintenance corpus, deposits, club membership, parking and floor-rise charges. Feed the final total into the EMI calculator to see the monthly loan cost.
Parking and Amenities
Basements take the parking, with 47 open and 448 covered spaces in today's registration. The towers face a central landscaped area, Club Evoq has the indoor facilities, and the open ground carries courts and gardens.
The facilities planned are:
- Infinity pool with temperature control, and a separate children's pool
- Fitness: gym, yoga zone, dance studio and an indoor badminton court
- Indoor games zone, plus sports courts and tracks for jogging and cycling
- Business lounge and a co-working zone
- Amphitheatre, event lawns and a party hall for functions
- Coffee shop, grocery store, salon and spa
- Library, guest rooms and a lounge for senior citizens
- Play area for children and landscaped gardens
Registration and Work So Far
DSR Green Homes, which belongs to DSR Group, is the promoter. RERA registered it on 27 October 2025 as PRM/KA/RERA/1251/446/PR/271025/008195. The landowners take part through a JDA. BBMP cleared the plan on 8 October 2025, and buyers pay into a project account at ICICI Bank.
Today the registration covers 630 homes. The two 30-floor towers hold 244 apiece, and Tower 3, with 17 floors, holds 142. Completion is proposed for 30 December 2029, and anyone choosing a higher Tower 3 floor should ask which registration includes it.
The quarterly filing of 27 July 2026 reported 13% progress. Earthwork and foundations were over, and the first two towers had started. By then, 140 homes out of the 630 registered had been taken.
Who Is Building It
DSR Group has been active since 1988 in Nellore, Chennai, Hyderabad and Bangalore. More than 75 projects are finished, adding up to over 25 million square feet. Its earlier Bangalore work is mostly in the east, around Horamavu, Sarjapur Road and Whitefield.
Checks Before Booking
With handover years away, go through the paperwork line by line:
- Cross-check the RERA number, tower, floor, unit and carpet area against the state portal
- Find out which side owns the flat, the developer or a landowner, and who will sign the agreement
- Look at the registration for Tower 3's upper floors before choosing one
- Collect a cost sheet for the chosen home with all charges and the instalment plan
- Read the agreement for sale on delay penalties ahead of the first big instalment
- Judge the approach road and junction traffic at peak hour
Floor plans and the latest prices are available on request. A visit to the DSR Evoq site can be arranged too. More apartments for sale in Whitefield help with comparison.
