Mahindra Zen at Singasandra: Sold-Out Project, Sizes and Resale Checks (October 2026)

Shopping for Mahindra Zen in Singasandra, a South Bangalore locality along Hosur Road, leads to one conclusion: the builder has nothing left to sell. Its 228 apartments are spread over two towers, and getting one now means buying from an owner who already holds an allotment. Here are the registered numbers, unit sizes, schedule and the checks to make first.
Registration and Handover Date
Under Karnataka RERA, registration PRM/KA/RERA/1251/310/PR/210324/006712 was issued to Mahindra Lifespace Developers Limited on 21 March 2024. The BBMP plan sanction is dated 29 February 2024, with site work beginning in December 2023. The registered finish is the last day of 2028 (31 December).
Type the project name into the state RERA portal to see every flat's carpet area, progress reports filed each quarter and complaints raised. When handover is late, what counts is the date in the sale agreement.
Project Snapshot
Bookings opened in March 2024 with Mahindra Lifespace Developers as builder, a publicly traded Mahindra Group company. The land is 4.25 acres. Wing A has 126 apartments and Wing B has 102, and every tower rises 25 floors over a ground level and a single basement, to roughly 80 metres.
Sixty metres separate the towers, and 70% or so of the plot is left open. Of this, landscaped parks measure 1,767 sq m. It was launched as the city's first residential community aiming at net zero waste and net zero energy, and the Indian Green Building Council (IGBC) has pre-certified it at platinum level.
Is Anything Still Available?
As of October 2026 the project is marked sold out. Bookings passed 150 homes within 48 hours of the March 2024 launch. Two options remain for a buyer interested in this stretch of Singasandra:
- Purchase a resale from an allottee, whether they booked at launch or later
- Book directly in Mahindra NewHaven, a single tower from that builder on the neighbouring land to the south
Each seller names a price based on floor, tower and instalments already paid. Check what is currently listed and asked before shortlisting.
Unit Mix and Carpet Areas
Nearly everything here is a three or four bedroom flat, and a typical Wing A floor holds five. The registered split of the 228:
- 77 flats of 3 BHK, carpet area from 1,181 up to 1,189 square feet
- 73 flats of 3 BHK with study, near 1,291 square feet carpet
- 75 flats of 4 BHK, averaging 1,474 square feet carpet
- Three smaller flats, two-bedroom layouts with and without a study
Marketing sizes run higher, as they fold in walls, balconies and shared space. By marketing measure, the two 3 BHK layouts come to 1,872 and 1,925 square feet, the 3.5 BHK to 2,085 and the 4 BHK to 2,363. Each 3 BHK also has a private balcony of 100 to 185 square feet beyond its carpet figure. Registration follows carpet area, so a resale agreement should quote it.
Getting There
The land is Survey No. 65 and 116/2 in Begur Hobli, Singasandra Village, Bengaluru South (pincode 560068). Manipal County Road is the approach, and it connects with NH 44 (Hosur Road) near the Singasandra junction. Electronic City is quick to reach by the elevated expressway going south. In the other direction are Silk Board and HSR Layout.
The metro's Yellow Line, which links Bommasandra with RV Road, calls at Singasandra beside Hosur Road and opened in August 2025. It reaches Electronic City in one direction and the Green Line interchange at RV Road in the other. Everyday needs such as schools, hospitals and shops are met on Begur Road, Hosur Road and around Manipal County, and the Singasandra locality page has more.
Amenities and Sustainability
Daily life revolves around a clubhouse measuring 12,400 square feet, which includes a community hall, and the green space between the towers. Registered facilities are:
- Swimming pool, plus a gym covering 1,200 square feet
- Sports areas, indoors and outdoors
- Landscaped parks and open ground
- Power backup and piped gas
- 229 covered car parks and 23 open ones
BWSSB supplies the water. Solar energy runs the amenities and bathrooms use low-flow fittings. At this stage platinum is a pre-certification alone, so ask for the final certificate when the keys are handed over.
What a Resale Costs
Before handover, a resale normally means assigning the original contract with the builder's consent. The buyer reimburses what the seller has paid, adds any premium, and carries on with the remaining instalments. On top of the agreed price come:
- The builder's transfer fee, as per the first agreement
- Stamp duty at 5%, with cess and surcharge making 5.6% overall, then 2% to register the sale deed
- Any clubhouse, maintenance deposit or other dues still owed to the builder
- Legal fees and the bank's processing charge
Say the price is Rs. 2 Crore. Stamp duty and registration then total roughly Rs. 15.2 Lakhs. Above Rs. 75 Lakhs, banks fund 75%, which allows Rs. 1.5 Crore to be borrowed, and over 20 years at 8.5% a year the EMI is near Rs. 1.3 Lakh per month. Our EMI calculator takes your own figures for price and down payment.
Due Diligence on a Resale
A resale in an unfinished project deserves as much care as a fresh booking, and the seller needs vetting too. Work through this list:
- Compare the seller's allotment letter and the agreement with the RERA listing, flat number first, then carpet area
- Ask the builder for a statement of money paid, money due and any interest pending
- Secure the transfer approval in writing, fee included
- If the seller has a mortgage, the bank must issue a NOC for the sale
- Confirm which car park goes with the apartment
- Walk the site and judge progress against the 2028 deadline
- Test the commute at peak hour, on the road and on the Yellow Line
Anyone wanting to deal with the builder under a construction-linked plan can do that next door. Buyers drawn to the twin-tower design and roomier grounds of Mahindra Zen itself must go the resale way.
