Mahindra Sadahalli Near Bellary Road: What Is Known Before Launch (October 2026)

Mahindra Lifespace Developers is planning an apartment project, called Mahindra Sadahalli for now, in the Sadahalli area of North Bangalore, beside Bellary Road. The builder has bought roughly 17 acres in two deals, and RERA registration was still pending in October 2026. Below, proven facts are kept apart from open questions, followed by the area, how expressions of interest work and what to do after registration.
What Has the Developer Actually Bought?
The record rests on two 2025 announcements by Mahindra Lifespaces. In January that year, Anthurium Developers Limited, a subsidiary, acquired 8.2 acres beside the Bangalore-Hyderabad highway on the northern side of the city. The plan for it is mid-premium apartments totalling about 0.9 million square feet saleable, with expected sales near Rs. 1,000 Crore.
June 2025 brought a second purchase of 8.79 acres in Navaratna Agrahara village, which was merged with the first holding and is expected to yield Rs. 1,100 Crore. Add the two and the sales potential is about Rs. 2,100 Crore. The nearest planned metro stop, Doddajala, is 1.8 kilometres from the first parcel.
Navaratna Agrahara adjoins Sadahalli, hence the name used in marketing. The highway concerned is NH 44, which Bangaloreans call Bellary Road. A search of the RERA portal in early October 2026 found no registration covering this land.
What Remains Unsettled?
How many towers and apartments there will be, what the floor plans look like, and what the prices and possession date are: the developer has yet to decide all of this. All of these become firm at registration, because the filing carries the sanctioned plan, unit total and completion date.
Agents already mention counts and a handover year. Take these as rough guesses that could shift before launch. The registered entry and the sale agreement are the only reliable source for final numbers.
How Easy Is the Location?
Bellary Road links Hebbal with Kempegowda International Airport, and this land is off it between Yelahanka and Devanahalli. The toll plaza on the route is at Sadahalli. An elevated expressway from Hebbal to Yelahanka makes the first leg towards the city quicker.
Beside this road, Namma Metro is constructing the Blue Line, a route for reaching the airport from Hebbal and the Outer Ring Road, with a station planned at Doddajala. Until trains run, residents must rely on the highway.
Employers nearby include the airport, the KIADB Aerospace Park and technology and hardware parks in Devanahalli. A drive south brings Manyata Tech Park and Hebbal's offices within reach. Whitefield and Electronic City mean a long daily drive.
What About Schools, Hospitals and Shops?
The villages near Sadahalli are in the middle of turning residential. Basic shopping is available on the highway and in those villages. Residents drive to Yelahanka and Hebbal for the bigger schools, multi-speciality hospitals and malls.
The picture should improve once more households move in along the airport road, though nobody can say how fast. Parents should work out the school journey and the closest hospital before they commit. Those wanting every facility on foot today will find older North Bangalore neighbourhoods easier.
Who Is This For?
People who work at the airport, in Devanahalli's aerospace and technology parks, or at Hebbal offices stand to benefit. So do buyers keen on a big gated community by a listed company who can wait years for keys. On seventeen acres a builder can plan numerous towers, generous open space and complete shared facilities.
Someone needing a home in the near term will be disappointed. Booking before launch means paying stage by stage through the build while rent or another loan carries on. Completed or almost completed projects around here serve that person better.
What Is an Expression of Interest?
Developers and sales partners often ask for an expression of interest (EOI) before launch. Paying a token buys a spot in the queue for picking a flat on launch day. It records interest and nothing more; neither an allotment nor a sale agreement follows from it.
RERA law stops a promoter from advertising, booking or selling homes ahead of registration. It also limits any advance to 10 per cent of the price before a registered sale agreement. In practice a prospective buyer should:
- Transfer the token to the company's own account by cheque or bank transfer; avoid cash and avoid paying any individual agent
- Insist that refund terms, including the days needed for a full refund, are written down
- Collect a receipt naming the project, the payer and the sum
- Remember that any price, size or floor mentioned now may change
- Keep the option to withdraw if the price or plan at launch differs from the early indication
What to Do After Registration
A registered project replaces rumours with commitments. Search for its number on the Karnataka RERA portal and match the registered land area, towers, homes and completion date to the brochure.
From there the routine is the same as for any flat under construction. Obtain the carpet area and divide the price by it to get the rate per square feet. Go through the complete cost sheet, plus how the draft agreement treats possession and delay. Remit every instalment to the separate account the project must keep for RERA.
Who Is the Developer?
The Mahindra Group lists its property business as Mahindra Lifespace Developers. Its Bangalore record so far: Mahindra Eden, off Kanakapura Road, is finished, and Mahindra Zen, Mahindra NewHaven and Mahindra Blossom are under construction. FY26 residential pre-sales were Rs. 3,405 Crore for FY26, and by year end the company held more cash than debt.
