Mahindra NewHaven, Singasandra: Prices, Sizes and RERA Facts (October 2026)
In Singasandra, not far off Hosur Road, Mahindra NewHaven is rising under Mahindra Lifespace Developers. One tower carries all 119 homes, with the cheapest priced from Rs. 2.62 Crore. Read on for the profile of a suitable buyer, the setting, plans, money involved, RERA entry and a checklist.
Who Should Consider It
The project offers a listed builder's homes of three or four bedrooms in a modest-sized society. Just 119 households use the lifts, pool and gym, far fewer than on a big campus. Bommanahalli, Hosur Road and Electronic City workplaces make the address most useful.
Completion is registered for 28th December 2029, which means roughly three years of staged payments while rent or a current loan carries on. Finished projects nearby suit anyone wanting two bedrooms, or a home within twelve months.
Setting and Transport
The land is registered under Survey No. 62 of Basapura village, in the Bengaluru South taluk (pincode 560068). Lands of Singasandra village touch its northern edge, and the Begur village boundary runs along the west. Singasandra itself is a housing area west of Hosur Road, a little north of Electronic City.
The Yellow Line of Namma Metro, open since August 2025 from RV Road to Bommasandra, has a Singasandra stop on Hosur Road. One way the line reaches Electronic City, and the other way Silk Board and Jayanagar. Roads still matter, so test the lanes between the site and the highway during rush hour.
The Tower and Its Grounds
Wing A, the lone block, occupies 9,611 square metres of land, close to 2.37 acres. Beneath 24 floors of homes are a ground floor and a basement, and the whole block reaches 78.5 metres. Roofed structures use 2,393 square metres, leaving about 75 per cent of the plot as open space.
Four homes occupy the first residential floor, and five occupy each typical floor. The plan allots 11 open parking spaces and 138 covered ones. Leisure facilities cover a swimming pool, a gym, a function hall, indoor and outdoor games areas and a clubhouse of around 12,800 square feet.
Plans and Carpet Areas
Every plan has at least three bedrooms. Registered counts and average carpet areas are:
- Basic 3 BHK: 26 homes of roughly 1,194 square feet
- Study-equipped 3 BHK: 48 homes of roughly 1,284 square feet
- 4 BHK: 43 units, each roughly 1,473 square feet
- Five-bedroom penthouse: 2 homes of roughly 2,508 square feet
The price list shows 1,353, 1,469 and 1,687 square feet because carpet area leaves out private balconies, which are about 170 to 215 square feet each. Whatever the cost sheet says, the sale agreement must state carpet area, so compare the two.
Money Matters
Prices open at Rs. 2.62 Crore for the 3 BHK. The study variant begins at Rs. 3.02 Crore, and the 4 BHK at Rs. 3.31 Crore. Measured on its quoted size, the first works out near Rs. 19,400 per square feet.
The final amount shifts with floor rise, facing and any extra parking, so insist on a written cost sheet for the actual flat. GST of 5 per cent applies while the building is under construction.

RERA Entry and Progress
Plan clearance by the BBMP on 9th April 2025 was followed within a week by the state RERA registration, PRM/KA/RERA/1251/310/PR/160425/007668, issued on 16th April 2025. Quarterly progress reports and the sanctioned plan are on the state portal.
Construction got under way in March 2025 and is still in progress as of October 2026. Should possession slip past the agreed date, the RERA Act lets the buyer claim interest from the promoter.
The Builder and Its Neighbouring Project
Mahindra Lifespace Developers is the real estate arm of the Mahindra Group and is listed on the stock exchanges. The FY26 results list NewHaven as one of the year's launches, and net cash at the end of March 2026 makes funding hiccups less likely.
The same builder's Mahindra Zen, on the adjoining Singasandra village land, has 228 homes in a pair of 25-floor towers. Mahindra Zen was registered twelve months before NewHaven, in March 2024, and should finish by 31st December 2028. Visiting it shows the finish and pace to expect.
Checklist Before Booking
Early verification protects a buyer over a long build. Tally the land, tower and 119 homes in marketing material with the RERA entry, then request your flat's carpet area in writing and see it repeated in the agreement.
