Mahindra Blossom, Hope Farm Whitefield: What Buyers Should Know (October 2026)

Bookings for Mahindra Blossom opened in December 2025, when Mahindra Lifespaces launched 733 apartments on a Whitefield plot at Hope Farm, East Bangalore. A working Purple Line metro station touches the land, and the registered finish is October 2030. Read on for prices, layout, green credentials, the RERA record and the questions to settle before a booking payment.
The essentials
These points agree with the entry on the state RERA website:
- Promoter at launch: Mahindra Lifespace Developers Limited
- Postal address: Pattandur Agrahara village, off Whitefield Main Road beside the Hope Farm Circle junction, pin code 560066
- Plot: roughly 9.3 acres, or 37,911 sq m
- Buildings: seven towers rising to 29 floors, along with two retail blocks
- Apartment count: 733, split into 2 BHK flats, 3 BHK flats (some with a study) and 4 BHK flats
- Finish date on the register: 31 October 2030
Is this your kind of project?
Families wanting a spacious three or four-bedroom flat in the middle of Whitefield will value the short walk to the metro. With prices from Rs. 2.7 Crore, the target is owner-occupiers with a larger budget. People employed at ITPL, Brookefield or the Outer Ring Road corridor can replace some car trips with the train.
Handover starts in November 2030, which suits buyers happy to pay in instalments over four years. Anyone needing a compact flat or quick keys will find wider choice among ready projects across East Bangalore.
Getting around
The legal address, inside K R Puram Hobli, is BBMP Ward 83, Survey Nos. 149 and 150. The boundary touches the Purple Line's Hopefarm Channasandra stop, where trains have been carrying riders since March 2023. The line continues via Majestic and MG Road to Challaghatta, so reaching the city centre needs no car.
Schools, hospitals, malls, ITPL and office parks are a short drive away, and the neighbourhood is settled. Hope Farm Circle jams badly at office hours, though riders on the metro line avoid most of it. A weekday evening visit to the gate shows how vehicles enter and leave.
Open space, amenities and IGBC tags
Buildings cover only 10,507 sq m of the plot, so close to 72% remains open. The clubhouse is placed centrally, and the outdoor features include an amphitheatre.
The launch amenity list is as follows:
- Half-Olympic swimming pool
- A pair of jogging tracks
- A pair of badminton courts
- Pet park
- Street-facing shops inside the community
Pre-certification applies under IGBC Green Homes as well as IGBC Net Zero Waste. The scheme is the third net zero residential one from Mahindra Lifespaces in the city. The label covers waste only, so request its precise scope and any effect on running costs in writing.
What the homes cost
Prices span Rs. 2.7 Crore (regular 3 BHK) through to Rs. 4.1 Crore (4 BHK). Every 2 BHK flat (roughly 1,250 sq ft each) has been sold. Remaining stock is below.
- 4 BHK, near 2,450 sq ft: Rs. 3.75 Crore at the low end, Rs. 4.1 Crore at the top
- 3 BHK with study, close to 1,900 sq ft: between Rs. 3.35 Crore and Rs. 3.7 Crore
- Regular 3 BHK of about 1,775 sq ft: Rs. 2.7 Crore at entry, Rs. 2.87 Crore at the upper end
Per sq ft, entry works out near Rs. 15,200 on the 3 BHK and Rs. 15,300 on the 4 BHK. Rooms are cross-ventilated and entrances follow Vaastu, while some units add walk-in wardrobes or extended balconies. Floor rise changes the final amount in 29-floor towers, so budget from a floor-wise rate card.
Charges beyond the base rate
An under-construction flat attracts these extras over the agreement value:
- 5% GST
- Stamp duty at 5% on anything above Rs. 45 Lakhs, working out to 5.6% after cess and surcharge
- 2% registration
- Deposits, advance maintenance, car parking, clubhouse and floor rise, whichever are levied
On a flat priced at Rs. 2.7 Crore, roughly Rs. 15.1 Lakhs goes on duty, and Rs. 5.4 Lakhs on registration. The EMI calculator shows the monthly instalment for your own loan size.
RERA record and build window
The registration, dated 17 December 2025, carries the number PRM/KA/RERA/1251/446/PR/171225/008348. It lists a mixed development of 733 flats and two shop blocks as one mixed development. Work is registered from 1 January 2026 until 31 October 2030, and BBMP approved the plan.
The promoter on the register changed in June 2026: the project company, Mahindra Blossom Developers Limited, took over from the parent entity. Make sure the sale agreement and the project's bank account use the new name. Anyone can verify this online.
The developer
The Mahindra Group lists its property business as Mahindra Lifespaces, a listed company whose Bangalore work includes Mahindra Zen, Mahindra Windchimes and Mahindra Eden. The 17 December 2025 announcement valued the launch's estimated sales at about Rs. 1,900 Crore.
Before you commit
Seven small tasks cut most of the danger in buying a building still under construction. Finish them before any booking money moves.
- Pull up the RERA number online and compare promoter name and end date
- Have the carpet area of your flat confirmed on paper against the registered area
- Collect the floor-wise rate card plus a cost sheet naming each charge and deposit
- Get the developer to put the extent of the IGBC pre-certification on paper
- Count the lifts in your tower and ask how water reaches the top floors
- Time the walk to the metro during the busiest hour
- Make payments solely to the RERA project account that the agreement names
A few days is enough for all of it. The team can set up a visit and share floor plans and current prices.
