Mahaveer Celesse, Sonnappanahalli: Ready Homes, RERA Record and Checks (October 2026)

Mahaveer Celesse is a finished community from Mahaveer Group at Sonnappanahalli, beyond Yelahanka along Bellary Road in North Bangalore. Its 545 flats, either 2 BHK or 3 BHK, are divided among eight blocks covering 5.2 acres. This guide looks at the registration record, sizes, facilities, access, costs and the paperwork worth verifying.

Registration Record

Karnataka RERA issued PRM/KA/RERA/1251/309/PR/171026/000415 on 26 October 2017 to Reddy Housing Private Limited, which is the promoter. The Bangalore Development Authority sanctioned the plan, and building started in March 2016.

A first completion deadline of 30 June 2020 slipped three times before settling at 31 March 2025. Ten complaints were on file in October 2026, and anyone can read the whole record on the state portal.

Flat Sizes

A 2 BHK covers between 1,171 and 1,214 sq ft, while a 3 BHK is between 1,375 and 1,599 sq ft, and buyers get two or three bathrooms in it. Developers quote saleable area, which includes walls, balconies and a portion of shared space.

The legally recognised figure is carpet area, meaning the usable floor within the flat. Ask for it in writing and use it to compare.

Site Plan and Facilities

Blocks use 4,226 sq m, whereas the plot measures 21,043 sq m, so roughly 80% is open space. Density is close to 105 flats an acre.

Residents get a pool and landscaped gardens, a gym, a sauna and a jogging track. There are badminton and squash courts and a cricket practice pitch, along with a skating rink and a children's zone. A multipurpose hall, a coffee shop and a convenience store round things off.

Because the community exists, it can be inspected. Whether the clubhouse and pool are used and maintained tells a lot about how it is managed.

Access and Surroundings

Neighbours include Bettahalasur and, at Yelahanka, the Air Force Station. A short distance from Bellary Road, also called NH 44, the site is near the highway that links Hebbal with the airport, 11 km away.

The Blue Line toward the airport is being built on this highway, and its Bettahalasuru station is planned about 500 m away. Until it opens, people travel by road, including the Hebbal-bound elevated expressway.

Yelahanka and the highway corridor hold the schools, colleges and hospitals. The area beside the site is still filling in, so few shops and cafes are walkable. A weekday trip will time the journey to work and school.

Who Should Look

Anyone wanting a built home near the airport, without waiting for construction, has a reason to consider it. Small and medium families will find the sizes right, and with 545 flats the shared facilities are comprehensive. Jobs at the airport, the Aerospace Park or Bellary Road's office parks mean short commutes.

The site is at the northern fringe of Yelahanka, so those commuting towards the city's south or east may find it far. Anyone after a new-build flat with current specifications should also look at new launches in North Bangalore.

Costs

The developer supplies the price list and the unsold flats. In a completed project, price follows block, floor and facing, and resale flats carry prices set by sellers.

Stamp duty is 5% on value over Rs. 45 Lakhs, or 5.6% including cess and surcharge, and registration is 2%. Parking, clubhouse fees, deposits and advance maintenance may apply. After the occupancy certificate is issued, GST is not charged. The EMI calculator turns any budget into a monthly loan payment, which helps when setting a limit.

The Developer

Mahaveer Group has operated since 1998 in Bangalore and Hyderabad, and it also built Mahaveer Northscape near Sadahalli, another project in the airport corridor. Residents of Celesse can give an honest view of handover and upkeep.

Document Checks

With construction risk gone, the papers are what remain to verify. Seven checks can be completed before any payment.

  1. Get the occupancy certificate of the block holding the flat.
  2. Read the complaints listed under the RERA number on the state portal.
  3. Ask a lawyer to review the title papers, the khata and the BDA plan approval.
  4. Verify permanent, working connections for water, power and sewage.
  5. Find out the monthly upkeep charge and how well the owners' association functions.
  6. Inspect the flat itself, including fittings, and the shared areas around that block.
  7. Insist on the carpet area and every charge in writing before signing the agreement.

All this takes a few days. A site visit will reveal which flats are on offer and how they are finished.
