Macasa Emerald, Chikkanayakanahalli: RERA Facts, Homes and Checks (October 2026)

Mana Projects is developing Macasa Emerald at Chikkanayakanahalli, close to Sarjapur Road on the eastern side of Bangalore. The scheme has two towers and 202 apartments, all of the 2 BHK or 2.5 BHK type, registered to finish on 31 December 2026. Read on for the registration, flat sizes, access, outgoings and the checks worth making.
Registration and Build Record
Karnataka RERA issued PRM/KA/RERA/1251/446/PR/101122/005450 to the promoter, Mana Projects Pvt Ltd, on 10 November 2022. The Bangalore Development Authority had passed the building plan on 17 October 2022, and the registered building period covers 24 October 2022 to the last day of 2026.
In October 2026 the project had zero complaints on record. Only months remain, so how far the finishing work has come is what to inspect on site. Anyone may read the quarterly progress reports on the state portal.
- Land: 7,812 sq m, or roughly 1.93 acres
- Buildings: two towers, each with two basement levels below a ground floor and as many as 12 floors above
- Total homes: 202 in the 2 BHK and 2.5 BHK formats
Flat Sizes
Two layouts exist, and they have nearly equal carpet areas, so the real choice is how the rooms are arranged. The 2.5 BHK is the one with a study room added. The registered mix is below.
| Number of homes | Layout | Average carpet area |
|---|---|---|
| 89 | 2 BHK | 65.3 sq m, near 703 sq ft |
| 113 | 2.5 BHK | 65.9 sq m, near 710 sq ft |
RERA counts only carpet area, the floor that can actually be used within the walls. Figures quoted by sellers run higher, since they add wall thickness, balconies and a portion of shared space. Individual units vary by a few sq ft, so ask for the precise number for the chosen unit in writing.
Site Plan and Facilities
Tower 1 contains 99 homes with nine to a floor, while Tower 2 contains 103. Buildings take up 3,163 sq m out of the 7,812 sq m plot, so roughly 60% is open ground. Density is about 105 homes an acre, high but typical of small-format housing in this belt.
The registration allows for 218 covered parking spaces plus 10 open ones. A clubhouse, pool and gym are planned, and the agreement should spell out the full amenity list.
Who It Suits
These are small two-bedroom homes, a good match for couples and young families who work around Sarjapur Road. Because there is no 3 BHK, the community will be uniform, and the budget is modest by local standards. Buyers who want to let to nearby professionals could also consider it.
Handover is soon, which appeals to households paying rent. Those needing three bedrooms or a big sports campus should compare other options in the Sarjapura Road area.
Reaching the Site
Chikkanayakanahalli village, in Bengaluru East Taluk's Varthur Hobli, is the site's address (560035), on survey numbers 33/1 to 33/3. It is a little way from the main road, near Doddakannelli, with roads along its north and east edges. From Sarjapur Road, one reaches Iblur and the Outer Ring Road, then Bellandur, Marathahalli or HSR Layout.
Wipro's campus and other tech offices line Sarjapur Road. This pocket of East Bangalore already has established schools, hospitals and supermarkets. Metro service is absent nearby, and while a Sarjapur Road line is planned, roads and buses carry the load today. Office-hour traffic is heavy, so test the commute on a weekday before deciding.
Outgoings Beyond the Price
The developer provides the rate card and a costing. Floor, facing and building stage alter the price, so plans should rest on a costing in writing for the unit chosen.
On an apartment still being built, add 5% GST on the agreement value and 2% for registration. Stamp duty of 5% (5.6% after cess and surcharge) applies once the value passes Rs. 45 Lakhs. Floor rise, parking, clubhouse use, deposits and advance maintenance are extra where relevant.
The EMI calculator shows the monthly loan payment at any budget. Budget for rent plus loan interest till handover.
The Developer
Operating in Bangalore since 2000, Mana Projects concentrates on Sarjapur Road, where Mana Capitol, Mana Foresta and Mana Tropicale are among its schemes. A completed community of theirs reveals construction quality and post-handover upkeep.
Before You Pay a Token
Buying near handover lowers the risk, though seven checks are still worthwhile before any booking money is paid.
- Look the RERA number up on the state portal and confirm the promoter and the completion date.
- Visit the site and judge the work against the newest quarterly update.
- Ask when an occupancy certificate is expected and if an extension has been sought.
- Obtain the unit's carpet area in writing and compare it with the registered figure.
- Ask for a cost sheet that names each tax, charge and deposit.
- Find out the likely monthly upkeep cost per sq ft.
- Ask a lawyer to go through the draft sale agreement and the title documents.
A few days covers all of it. Before deciding, arrange a site visit and collect prices and floor plans.
