Lodha Beaumont Estate

Many buyers still say Lodha Sadahalli for the township Lodha is planning next to the airport, in the north of the city. The regulator lists its opening phase under the name Fiorana at Beaumont Estate, Phase 1, while sales use the name Lodha Beaumont Estate. The sections below cover fit, location, plan, prices, extra charges, the developer and a checklist.

Is It the Right Home

The offer is a spacious home towards the airport, in the northern part of Bangalore, for a budget above Rs. 3.5 Crore. Most apartments have three or four bedrooms, so residents will largely be families who own and live in their homes. Tech parks on Bellary Road, the Aerospace Park and the airport zone are all a short drive away.

March 2032 is the handover date, more than five years out. Where a home is needed earlier, or a smaller one, finished and nearly finished projects along this corridor are worth comparing.

Where It Is

The address is Sadahalli, on the west side of Bellary Road, at the back of Prestige Tech Cloud and not far from the ITC factory. Records give the land as plots 54/1 through 54/4 in Navarathna Agrahara and 3/1 plus part of 4 in Tarabanahalli. A master plan road is proposed along the southern boundary.

Reaching Kempegowda International Airport means taking Bellary Road to the trumpet interchange. Devanahalli's business parks and the KIADB Aerospace Park are the nearest big employers. An airport metro, the Blue Line, is being built along Bellary Road, and roads carry all trips until then.

Sadahalli is still taking shape as a place to live. Schools, hospitals and big malls cluster nearer Yelahanka and Hebbal, so every errand involves driving. A weekday-morning trip shows how long work and school really take.

Township and Phase 1 Layout

Beaumont Estate will cover about 70 acres, built in stages. Its first stage uses 11.66 acres for five towers lettered A to E, each 27 storeys high, holding 540 homes in total with 106 to 110 per tower. The same number of covered car parks, 540, comes with it, and parts of the phase have two basement levels.

Towers occupy only 5,080 sq m, out of 47,196 sq m, so about 89% of the ground stays unbuilt. That is a density of roughly 46 homes an acre. The Bangalore International Airport Area Planning Authority cleared the building plan on 10 July 2026.

Sizes and Starting Prices

A 3 BHK opens the range at Rs. 3.5 Crore and the biggest penthouses close it at Rs. 13 Crore. The entry price, spread over built-up area, comes to roughly Rs. 15,200 for each sq ft. The table lists built-up sizes against starting prices.

Carpet areas on record are smaller than built-up ones, like any apartment development. The standard 3 BHK offers close to 1,324 sq ft of carpet area and the study version close to 1,497 sq ft, while a 4 BHK has roughly 2,126 to 2,170 sq ft. Units by type number 158 three-bedroom, 154 with study, 206 four-bedroom, 12 two-bedroom and 10 penthouses.

Charges Beyond the Price

Buying under construction in Bangalore means 5% GST on the agreement value, plus registration at 2%. Above Rs. 45 Lakhs stamp duty is 5%, and cess and surcharge lift it to 5.6%. Some homes also bear charges for higher floors, a preferred position, advance maintenance, deposits and the clubhouse.

For a home costing Rs. 3.5 Crore that is nearly Rs. 19.6 Lakhs as stamp duty and Rs. 7 Lakhs as registration. Loan instalments for any budget can be tried on the EMI calculator.

Registration Details

The regulator issued PRM/KA/RERA/1251/472/PR/200726/008829 on 20 July 2026. That month the phase passed from interest registrations to a formal launch. Lodha Developers Limited is the promoter, and the land spans the villages of Tarabanahalli and Navarathna Agrahara in Yelahanka Taluk (Jala Hobli, 562157).

Its registration is for a new launch, with work beginning on 1 December 2026 and ending on 31 March 2032. Complaints against the project numbered zero in October 2026. Tower-wise unit lists and quarterly progress reports are public on the state portal.

Who Is Building It

Lodha Group is a Mumbai company with listed shares that was once Macrotech Developers Limited. In Karnataka it registered Lodha Azur first, in 2024, then Lodha Elanza and Lodha Haven in 2025.

Its Bangalore record is short, as the first projects are recent. Walk through a completed tower to judge whether the finish matches the sample flat.

Checks Before Paying

Seven checks cover much of the exposure in a long build, and all can be done before any booking money moves.

  1. Check the project on the state portal using its RERA number, then confirm tower, unit and finish date.
  2. Ask for the chosen home's carpet area in writing and set it against the registered figure.
  3. Find out what Phase 1 will deliver in amenities and what is left for later phases.
  4. Ask for a complete cost sheet that spells out taxes, deposits, floor rise and location charges.
  5. Study the agreement for sale, especially its payment schedule and delay clause.
  6. Pay only into the project's RERA-designated account, as the agreement names it.
  7. A lawyer should read the title papers of every survey number.

Altogether, this takes a few days. For a site visit, the present price list or floor plans, ask us.
