Plots at Life Springs by Vaishnodevi, Bidadi: What to Know Before You Book

Heggadegere, a village near Bidadi along the Mysore Road corridor, is where the Life Springs layout from Vaishnodevi is coming up. The authority registered it in September 2026 for 116 residential plots over roughly 6.58 acres. The guide below takes in approvals, stages of work, plot sizes, access, extra costs and what to verify before paying.

Approvals and Work Schedule

The RERA registration, PRM/KA/RERA/1251/310/PR/010926/008900, is dated 1 September 2026. A two-partner firm, Vaishnodevi Ritz Estates LLP, is the registered promoter, with an office in Rajarajeshwari Nagar. Earlier, on 24 June 2026, BMICAPA, the planning authority for the Bengaluru-Mysuru Infrastructure Corridor Area, cleared the layout under plan number BMICAPA/VINYASA-02/14/2026-27/507.

Work is registered to run from 1 August 2026 until 15 July 2028. It falls into four phases, set out in the table below.

PeriodWork
August to December 2026Forming the plots
January to June 2027Drains, footpaths, roads and electrical poles
July to December 2027Transformer, substation and power supply
Until July 2028Planting and whatever is left

One individual landowner is a partner in the venture, and the firm builds on the land as per a development agreement with him. Development of the layout is declared at about Rs. 6 Crore, land excluded. Water is declared to come from a borewell, normal for this belt.

Lakefront by Vaishnodevi, Millennium and Nature View are other Karnataka RERA projects of the Vaishnodevi Group, registered through a sister company. Seeing how an older layout turned out on drains, parks and internal roads is a fair test of the builder. Quarterly progress reports on the RERA website show how much of Life Springs is built, so open the newest before each instalment.

Plot Sizes and Land Use

A single civic amenity site is also reserved. Standard plots have a 30 ft frontage with 40 to 50 ft of depth, and irregular ones mark the extremes. Counts are tabulated here.

PlotsDimensionsArea
6330 x 40 ft1,200 sq ft
530 x 50 ft1,500 sq ft
1430 ft frontage, roughly 49 ft depthbetween 1,481 and 1,491 sq ft
34Irregular shapesbetween roughly 820 and 2,430 sq ft

Irregular plots average roughly 1,520 sq ft, although individual sizes differ widely. Setbacks leave only a modest footprint on the smallest, and a big one with a slanted edge wastes some space. Measure from the approved plan and then confirm each corner on the ground.

Plots cover around 54% of the site. Four parks totalling about 0.66 acre, internal roads of around 2 acres and an amenity site of roughly 0.33 acre account for the rest. A plot abutting a park is normally priced above one in the middle of a row.

Reaching the Layout

The land is Survey No. 240 together with 239/2, 239/1 and 238/2, within Heggadegere village. The hobli is Bidadi, the taluk Ramanagara and the pincode 562109. Bidadi is the town closest to it, and Mysore Road passes through. Village lanes carry traffic over the final stretch.

Four things shape daily movement:

  • NH 275, the Bengaluru-Mysuru Expressway, in use since March 2023, passes close to Bidadi.
  • The older Mysore Road reaches the city via Kumbalgodu and Kengeri.
  • Bidadi's industrial area houses factories, among them the Toyota Kirloskar plant.
  • The Purple Line terminates at Challaghatta, the nearest metro station.

For schools, clinics and everyday shopping, residents turn to Bidadi town and Mysore Road. An integrated township is on the drawing board near Bidadi and a metro extension has been proposed, with no dates for either. A purchase should rest on present roads and employment.

Who Will Find It Useful

Buyers wanting an approved plot of the common size will find a fit. Most plots, 63 of 116, are 30 x 40 ft, the footprint on which most Bangalore families build, so resale is easier. Factory staff, households planning towards Mysuru and investors willing to wait for years suit it well.

Work is at the first stage and handover is set for July 2028. Anyone who wants to start construction this year is better off with a ready layout. Offices in eastern and northern Bangalore are a long drive away, so do that run on a weekday before deciding.

Money Beyond the Plot Rate

Size, facing and position decide each price, and corner or park-side plots command more. A rate card from the developer should give the per sq ft figure for every size. Approved plots near Bidadi are priced very differently from village to village, so registered sales in Heggadegere itself make a good yardstick.

On top of the price, allow for stamp duty (5.6% once cess and surcharge are added, as the value is over Rs. 45 Lakhs) and the 2% registration fee. Add a premium if the site is a corner, faces a park or faces east. Legal fees, the cost of moving the khata and layout maintenance until handover come as well.

Take a Rs. 50 Lakhs plot: duty of Rs. 2.8 Lakhs plus Rs. 1 Lakh registration makes Rs. 3.8 Lakhs. The higher of the sale price and the guidance value is the base.

Banks treat land differently from homes. They advance a smaller proportion of the value, and many insist that building starts within a fixed time. Obtaining a bank's sanction letter before booking keeps the payment plan realistic.

What to Verify First

Registration and plan approval already exist, so the work now is on the plot and the speed of progress. Go through these eight points.

  1. Search the registration number on the state RERA website and study the latest quarterly report.
  2. Collect the plan that BMICAPA approved and mark the plot on it by number.
  3. Ask a lawyer to examine the title documents and encumbrance certificate across all four survey numbers.
  4. Learn whether the plot belongs to the developer or the landowner, and who will sign the sale deed.
  5. Check the order that converts the land to residential use, and the khata the plot gets.
  6. Ask how deep the borewell goes, what it yields and how water will be arranged once houses come up.
  7. Inspect the ground against the drawing, comparing corners, widths of roads and parks.
  8. Release money only against finished stages, and only to the designated RERA account.

Obtain every answer in writing. Early progress shows in plot markings, then in roads. Similar approved layouts further along this route are on the plots for sale on Mysore Road page.
