Krishvi E Villa, Attibele: Facts, Design and Resale Checks (October 2026)

Forty-two independent houses make up Krishvi E Villa, a compact gated community from Krishvi Projects at Manchanahalli, a short drive from Attibele toward the Tamil Nadu border. The finish date on its registration has gone by, so a purchase today is almost always a resale.

Reaching the Site

Leave National Highway 44, better known as the Hosur Road, and a 1.2 km approach brings you to the community, which has the Ramee Guestline Hotel in front of it. The last Karnataka town on this highway is Attibele. Hosur is just across the state line, and Electronic City is the other way, to the north.

RV Road is the northern end of Namma Metro's Yellow Line, which serves Electronic City and finishes at Bommasandra. Passenger service began in August 2025. Beyond Bommasandra you are on the road, because taking the line further toward Attibele is only a proposal with no approved timeline.

Plan on owning a car. At peak hours the highway fills with lorries and office traffic, and the toll plaza at Attibele lengthens the queue. Test the drive to work at your usual hour first.

The Land and the Houses

Krishvi Projects Private Limited is the builder, with its office in Domlur on Old Airport Road. The land is 9,004 square metres, roughly 2.22 acres, in Anekal Taluk of Bengaluru Urban. Within it, the village is Manchanahalli, the hobli is Attibele and the survey number is 161.

Each house has its own plot and rises to ground plus two floors. The plots are of two sizes, 1,128 sq ft on the bigger type and 1,005 sq ft on the smaller. Construction commenced on 15 October 2022 and was meant to finish by 15 October 2024.

Design and Specification

Krishvi Projects markets the look as a planter box house. Planters are fitted across the front elevation at several heights, the outer walls carry exposed wire-cut brick, and a skylight of toughened glass draws daylight into the middle of the plan. The top floor opens onto a pergola-covered terrace.

The finishes named for the villas are these.

  • Reinforced concrete frame with concrete block walls
  • Floors of Jaisalmer stone
  • Teak for the main door, steel grills over the windows
  • Bathroom fittings from Jaquar or an equivalent brand
  • Modular switches from Legrand or Schneider

Buyers were told these are four-bedroom homes. The built-up area, bedroom count and plot size of the villa you like belong in its sale deed and sanctioned plan. Planters and terraces live or die by waterproofing, so inspect the walls and ceilings under them for damp.

What the Community Offers

Facilities are generous for 42 homes.

  • A swimming pool
  • A gymnasium and yoga deck
  • A games room and a multi-purpose hall
  • A multi-purpose games court
  • A play area for children
  • A landscaped park with a walking area
  • An amphitheatre

The pool, gym and clubhouse spaces fall outside what the registration covers, which is plots, roads, two parks and basic services. Walk the site to learn what is built, what is in use and who pays for upkeep.

Registration Details

Karnataka RERA granted registration on 19 January 2023, number PRM/KA/RERA/1251/308/PR/190123/005627, to a plotted development named Krishvi E-Villas. Anyone can search for it on the Karnataka RERA site. Checked on 3 October 2026, the record held nothing against the project or its promoter.

The registered layout comprises 42 sites. Thirty-three of them are 9.14 by 10.21 metres and nine are 9.88 by 10.60 metres. The local planning authority approved the plan in July 2022. Works across the layout were to finish by 15 October 2024.

Common areas include two parks covering 906 square metres together, roads totalling 3,174 square metres and one civic amenity site (451 square metres). The Mayasandra Grama Panchayat provides the water.

Registration protects land and services only. A house is built to its own sanctioned plan, so the completion papers and that plan for your particular villa are what you really need to see.

Is It the Right Match?

A family wanting a standalone home within a small gated setting, at a lower price than the villa areas along Whitefield and Sarjapur Road, will like it. The shortest commutes go to people working in Electronic City, Hosur, Bommasandra or the industrial estates around Attibele. It also suits anyone who wants to see a finished house before paying.

Three floors mean daily stairs, which wear on elderly residents. If your job is in north or east Bangalore, the distance will hurt. With only 42 homes, running costs are also split among fewer owners.

What You Pay

With the finish date behind it, houses here now come up as resales from first owners. Each seller names a price, so recent sale deeds in the community are the best yardstick. The developer can say which houses are for sale and what is being asked.

Count these costs on top of the price.

  • Stamp duty at 5% with cess and surcharge added, an effective 5.6 percent of registered value
  • A registration charge of 2%
  • Dues for maintenance, or transfer fees, owed to the owners' association
  • Advocate's charges for verifying the title

The duty base is the higher of sale price and guidance value, and a resale between individuals carries no GST. Run the loan amount through the EMI calculator for the monthly instalment.

Before You Pay an Advance

Work through this list first.

  1. Set the plot number and measurements against the layout plan that was approved.
  2. Get the villa's sanctioned building plan and hold it beside the house itself.
  3. Gather an encumbrance certificate for survey number 161, the title deeds and the conversion order for the land.
  4. Look at the khata, the newest property tax receipt and a power bill made out to the seller.
  5. Ask for the handover date of the villa, since defect liability runs for five years from that day.
  6. Look for seepage around the planter boxes, terrace and skylight, ideally after rain.
  7. Find out how water reaches the house across the seasons, and whether a borewell backs up the panchayat connection.
  8. Read the association's books: monthly maintenance, the corpus fund and how many villas are occupied.

A lender's technical and legal report gives a worthwhile second opinion. For a home loan, check at the outset that your bank funds plots in this layout.
