KNS Sampada, Mysore Road: Plot Sizes, Rates and Checks (October 2026)

KNS Infra's compact plotted project KNS Sampada has 193 registered sites at Kanaminaki, near Kengeri in West Bangalore. Below are plot sizes, rates, approvals and the five-year completion window, followed by a checklist for buyers.
Location and Access
The village of Kanaminaki is in the Kumbalgodu area, past Kengeri, on the southern side of Mysore Road. Bengaluru South taluk's Kengeri hobli covers it, and the local body is the Kumbalagodu gram panchayat. Bidadi and Ramanagara are reached by the Bangalore-Mysore expressway, and NH 275 serves the route to the city.
Electronic City, Bannerghatta Road and Kanakapura Road connect through NICE Road's junction with Mysore Road. Namma Metro's Purple Line ends at Challaghatta, also on Mysore Road, but the layout is too far to walk, so daily trips go by road.
The nearest medical care, colleges and shopping are at Kengeri and Rajarajeshwari Nagar. A brief drive in the opposite direction reaches Bidadi's industrial area. Residents-to-be should try the commute to work and school at peak hours.
Project Summary
A layout of under 200 plots is compact. The key points follow.
- Builder: KNS Infra, acting as KNS Infra Plotluxe LLP
- Kanaminaki (Kengeri hobli, Bengaluru South taluk), on Survey Nos. 90/1 to 90/5
- 11 acres 2.5 guntas, equal to 44,767 sq m, with 193 residential sites
- BDA layout approval of 29 May 2025
- RERA registration PRM/KA/RERA/1251/310/PR/250725/007953 of 25 July 2025
- Registered completion on 27 June 2030
- Entry point: Rs. 92.6 Lakhs, 30 x 40 size
How the Land Is Split
Plots total 24,600 sq m, or 55% of the land. Of the remainder, 30% is roads and 15% goes to six parks and open areas. Such a split is usual in an approved layout, because roads and parks are reserved before plots are numbered.
Smaller plots dominate: 73 are 30 x 40, 60 are 30 x 45 and 46 are 30 x 50, which measure 1,200, 1,350 and 1,500 sq ft respectively. Just 2 plots reach 2,400 sq ft (40 x 60), and 12 sites are odd-sized.
A buyer wanting the big size should enquire early about availability. Odd sites tend to be on corners and borders, and the approved plan states their measurements.
All shared spaces are outdoors. Planned features are tracks for jogging and cycling, a lawn for yoga and meditation, landscaped gardens and dense Miyawaki-style planting. With no clubhouse or pool, the future maintenance bill should stay lower.
Rates and Charges
A band applies to each size, with the position of the plot deciding its price within it.
- 1,200 sq ft (30 x 40): between Rs. 92.6 Lakhs and Rs. 1.05 Crore
- 1,350 sq ft (30 x 45): between Rs. 1.04 Crore and Rs. 1.18 Crore
- 1,500 sq ft (30 x 50): between Rs. 1.15 Crore and Rs. 1.31 Crore
- 2,400 sq ft (40 x 60): between Rs. 1.85 Crore and Rs. 2.11 Crore
Across the four sizes the rate stays between roughly Rs. 7,700 and Rs. 8,800 for each sq ft, which helps comparison. Plots on corners or facing a park tend to be priced at the top of their band.
GST arises only with a later construction contract, never with the plot sale. Stamp duty of 5.6% including cess and surcharge, plus 2% registration, adds up to near Rs. 7.04 Lakhs on a Rs. 92.6 Lakhs plot. Plot loans follow different bank rules from home loans, and the EMI calculator handles the loan side.
Registration, Approval and Dates
The layout plan was sanctioned by the BDA on 29 May 2025, and on 25 July 2025 RERA granted PRM/KA/RERA/1251/310/PR/250725/007953. The plan and the schedule of plots are on the Karnataka RERA portal.
Registered completion is 27 June 2030, which is five years from the start in June 2025. Services in plotted layouts often get done earlier. As that date marks the latest limit for delay claims, ask the developer to confirm the plot's planned handover in writing.
Handing over the plot and starting a house are two different matters. The plot can be put in the buyer's name before the layout is finished, but construction needs power lines, roads and water supply in place, along with a separate building plan approval.
The Developer
K. N. Surendra founded KNS Infra in 2007. It builds plotted layouts on Mysore Road, in Kengeri, on Tumkur Road, in Yelahanka and on Sarjapur Road, and in Mysuru. Registered completion in April 2028 applies to the much bigger KNS Ananta, a KNS Infra layout in the same belt that is still being built.
To picture Sampada at handover, visit a finished KNS layout and look at road width, drains, upkeep of parks and the pace at which owners begin to build. Such a visit is worth making before booking.
Checklist Before Booking
Paperwork is the real product in a plot purchase. These steps address the main risks.
- Match the agreement's plot number, size and edges to the plan approved and filed under RERA
- Give a lawyer the Encumbrance Certificate covering Survey Nos. 90/1 to 90/5, along with the conversion order and title deeds
- Obtain the BDA order releasing the plot, since approved private layouts release their sites stage by stage
- Verify the water source, which the registration gives as the Kumbalagodu gram panchayat
- Get the handover date in writing, with the services completed so far among roads, drains, power, water and sewage
- Learn the khata to be issued and the developer's charge for it
- Check what maintenance costs and the period for which the developer will look after the layout
Is It a Fit?
Buyers wanting an approved, registered plot in a compact layout around Kengeri, without urgency to build, are the natural match. Families preferring parks and quiet to a clubhouse fit as well, and a small plot count should foster a tight-knit community when houses rise.
Those who must build in a year or two need a firm handover date before anything else. Wanting a pool, gym or nearby metro station points to other projects, and work in the east or north of Bangalore makes the daily distance a real cost.
