KNS Samooha, Nelamangala: Phases, Plot Sizes and Prices (October 2026)

Very large by plotted-layout standards, KNS Samooha is being developed by KNS Infra beyond Nelamangala town, along the road to Doddaballapura. It is marketed as one project but registered as three, and BMRDA's planning authority for Nelamangala approved each layout. The sections below cover phases, plot sizes, rates, the area and the due-diligence steps.
Three Projects, One Name
Every phase is filed separately, with a distinct RERA number, a promoter firm of its own and its own survey numbers. A buyer's agreement therefore ties to a single phase, as the points below show.
- Phase I: completion by 22 August 2029, with 759 plots on 51 acres and 32 guntas; RERA PRM/KA/RERA/1250/307/PR/060325/007551 dated 6 March 2025; promoter KNS Vintage Infra Private Limited
- Phase II: completion by 22 August 2029, with 589 plots on 34 acres and 3.5 guntas; RERA PRM/KA/RERA/1250/307/PR/210825/008014 dated 21 August 2025; the same promoter
- Phase III: completion by 23 August 2029, with 1,225 plots on about 71.4 acres; RERA PRM/KA/RERA/1250/307/PR/290825/008039 dated 29 August 2025; promoter KNS CK Projects LLP
In all, 2,573 plots cover about 157 acres. Both promoter firms are part of the KNS group, and the name on the agreement and on the receipt must match the promoter of the plot's own phase.
Plot Sizes by Phase
Sizes start at 600 sq ft and reach 2,400 sq ft, and the 1,200 sq ft size outnumbers all others in each phase. Each line gives counts in phase order, from the first phase to the third.
- 600 sq ft (20 x 30): 3, 0 and 62
- 900 sq ft (30 x 30): 5, 11 and 34
- 1,050 sq ft (30 x 35): 0, 18 and 38
- 1,200 sq ft (30 x 40): 291, 352 and 467
- 1,350 sq ft (30 x 45): 113, 53 and 166
- 1,500 sq ft (30 x 50): 111, 2 and 165
- 2,400 sq ft (40 x 60): 92, 8 and 36
- Odd-sized plots: 144, 145 and 257
The first phase therefore has most of the 2,400 sq ft plots, while the 600 sq ft ones cluster in the third. Odd-sized plots make up a big share everywhere, and their measurements should be taken from the approved plan.
Layout and Clubhouse
In the Phase I plan, 52% of the land is under plots and 32% under roads. Parks and open spaces account for 10%, and civic amenity sites for the last 5%. The plan also provides a 1-acre clubhouse with indoor games, a gym and a pool, plus a creche, co-working space and a cycling track.
Rates and Taxes
A plot costs from Rs. 46 Lakhs at 600 sq ft, Rs. 67 Lakhs at 900 sq ft and Rs. 84 Lakhs at 1,200 sq ft. A 1,500 sq ft plot starts at Rs. 1.04 Crore, and a 2,400 sq ft plot at Rs. 1.64 Crore.
The per-sq-ft rate softens as plots grow, from roughly Rs. 7,700 at 600 sq ft to roughly Rs. 6,800 at 2,400 sq ft. Corners and plots opposite a wide road or park usually cost extra, and the sales team can share the live price list of a given phase.
Plots are exempt from GST. Registration costs 2%, and stamp duty is 5.6% with cess and surcharge added once the value passes Rs. 45 Lakhs, so a Rs. 46 Lakhs plot attracts near Rs. 3.5 Lakhs. Loan planning is easier with the EMI calculator.
The Area and Its Links
Pincode 562123 covers the site, which belongs to Kasaba hobli in Nelamangala taluk of Bengaluru Rural district. Phases I and II fall around Kanegowdanahalli, while Phase III spreads across Ananthapura and Machonayakanahalli villages. It is just north of Nelamangala.
NH 75 to Hassan and Mangalore joins NH 48 at Nelamangala, and the city calls NH 48 Tumkur Road. Yeshwanthpur, Peenya and Dasarahalli come on that road into the city. Namma Metro's Green Line stops at Madavara, which makes the station a road trip from the layout.
Jobs are nearest at Dobbaspet, in the Peenya industrial belt and in the factories and warehouses along Tumkur Road. Central, east and south Bangalore are a long drive away, made worse by rush-hour traffic. Nelamangala town has schools, hospitals and shops, with a wider range towards Dasarahalli.
Approvals and Dates
BMRDA's Nelamangala Planning Authority cleared the layouts on 22 August 2024 (first two phases) and 23 August 2024 (third phase). Registered completion dates fall exactly five years afterwards.
The Karnataka RERA portal holds each phase's approved plan and plot schedule. A registered date is merely the latest point from which delay claims run, so the developer should be asked for the plot's planned handover date and for progress on power lines, drains and roads.
Panchayat supply is the planned water source for all three phases. A site visit is the time to ask about borewell yield, the supply plan and storage tanks.
The Developer
K. N. Surendra started KNS Infra in 2007. It has built plotted layouts on Mysore Road, in Kengeri, on Tumkur Road, in Yelahanka and on Sarjapur Road, and works in Mysuru too. A finished KNS layout shows the roads, drains and parks to expect at handover.
Checklist
A layout of this scale is developed and sold phase by phase, which makes each check specific to the plot. Cover these points.
- Identify the plot's phase, then compare the promoter name and RERA number printed on the agreement with that phase's records
- Check the plot's number, size and edges against the sanctioned plan of that phase
- Pass the Encumbrance Certificate, conversion order and title deeds for the underlying survey numbers to a lawyer
- Get the planning authority's order that clears the plot for sale
- Insist on written handover dates and a list of services still pending
- Learn which phase holds the clubhouse and when it opens
- Confirm the khata type and the maintenance cost after handover
Fit
The best match is a buyer wanting a registered plot priced below the city end of Tumkur Road, who is willing to build in 2029 or later. Households with jobs at Dobbaspet, Nelamangala, Dasarahalli or Peenya also suit it. Residents-to-be gain from the shared clubhouse and parks.
Anyone needing to build soon should prefer a completed layout. A daily trip to east or south Bangalore will be hard, and Madavara has the closest metro station.
