KNS Billore, Doddaballapura Road: Plot Sizes, Rates and Checks (October 2026)

Built by KNS Infra in Kadatanamale, a village on Bangalore's northern fringe, KNS Billore is a finished layout of 199 sites. Plot sizes, per-sq-ft rates, approvals, the neighbourhood and a paperwork checklist are covered in order below.
Sizes and How the Land Is Used
The land of 11 acres 8 guntas, or 45,325 sq m, divides into 52% plots and 31% internal roads. Three parks add 12%, with civic amenity sites, two in all, taking 5%. About 48% of the land is therefore free of plots.
Regular plots share a 30-foot width. By count, 126 plots measure 30 x 40, 19 measure 30 x 35, 15 measure 30 x 50 and only 5 measure 30 x 30. The four sizes cover 1,200, 1,050, 1,500 and 900 sq ft respectively, and 34 further sites are irregular.
The smallest and largest sizes are scarce, so check early if one remains. Irregular sites mostly occupy corners and borders, and the approved plan gives their exact measurements.
Outdoor amenities are a play area for kids, landscaped gardens, an outdoor gym, a jogging track, a multipurpose sports court and a cricket pitch. A clubhouse and a pool are absent, which should hold future maintenance costs down.
Rates and Taxes
The per-sq-ft rate is around Rs. 5,200 for all four sizes, so extra area costs the same as the first sq ft. Entry prices run as follows.
- Rs. 47 Lakhs upwards for a 900 sq ft plot (30 x 30)
- Rs. 54.8 Lakhs upwards for a 1,050 sq ft plot (30 x 35)
- Rs. 62.5 Lakhs upwards for a 1,200 sq ft plot (30 x 40)
- Rs. 78 Lakhs upwards for a 1,500 sq ft plot (30 x 50)
Plots on corners or facing parks are normally dearer. Land attracts no GST. Registration costs 2%, while stamp duty comes to 5.6% once cess and surcharge are added, for values over Rs. 45 Lakhs, so a Rs. 47 Lakhs plot incurs roughly Rs. 3.57 Lakhs in total.
Lenders handle plot finance differently from home loans. The EMI calculator gives a feel for repayments.
Neighbourhood
The village, in Yelahanka taluk, is beyond Rajanukunte on the Doddaballapura Road corridor. Yelahanka is to the south and Doddaballapura town to the north, and SH 9 joins them.
Yelahanka is the closest large centre for medical care, colleges and shopping. The nearest workplaces are Doddaballapura's industrial areas. East of the layout is Kempegowda International Airport, with the route passing via Yelahanka or Rajanukunte.
Development along the Rajanukunte-Doddaballapura belt is incomplete, which means fewer schools and shops than Yelahanka offers. Own transport, whether car or two-wheeler, is needed for most trips. Prospective residents should try the commute to work and school first.
Approvals and Completion
The planning authority of Doddaballapura, a BMRDA body, sanctioned the layout on 27 March 2024. RERA then issued registration PRM/KA/RERA/1251/472/PR/020724/006937 on 2 July 2024, and the Karnataka RERA portal has the plan and the schedule of plots.
Work commenced on 4 June 2024, with completion due by 27 May 2026, a date now past. The layout is finished, so a buyer can inspect power lines, drains, roads and parks directly before any payment.
Local panchayat supply is the water source named in the registration. Enquire how it reaches every plot and whether borewells are a backup, since summer exposes weak supply.
Project Summary
These entries sum up the layout.
- Promoter: Billore Ventures Private Limited, part of KNS Infra
- Land records: Hesaraghatta hobli, with Survey Nos. 37/1 and 37/3 in Kadatanamale
- Completion date on record: 27 May 2026
About the Developer
Founded by K. N. Surendra in 2007, KNS Infra builds plotted layouts on Mysore Road, at Kengeri, on Tumkur Road, at Yelahanka, on Sarjapur Road and in Mysuru. KNS Billore counts among its compact layouts in North Bangalore.
Document Checks
A finished layout takes away delivery risk, though the papers still deserve care. Use these steps.
- Make sure the plot number, size and boundaries in the deed agree with the plan lodged under RERA
- Pass the title deeds, conversion order and Encumbrance Certificate for the two survey numbers to a lawyer
- Walk through the layout and check the water lines, street lights, drains, roads and parks
- Request the order from the planning authority that frees the plot for sale
- Clarify whether the developer is selling for the first time or an earlier buyer is reselling
- Establish the khata type and which local body issues it
- Ask who will look after the layout from here, and what maintenance is charged
Who Might Choose It
First-time plot buyers with a budget below Rs. 80 Lakhs, who prefer an approved, finished layout in North Bangalore, form the core audience. People who plan to build soon benefit as well. At 900 sq ft, the smallest plot brings the entry price below Rs. 50 Lakhs.
Few plots here exceed 30 feet in width. Anyone wanting a pool, a clubhouse or a metro station close by should search nearer Yelahanka. Commuters heading south or east face a long daily trip.
