KNS Ananta, Kengeri: Plot Phases, Prices and Checks (October 2026)

West Bangalore's Kengeri belt holds KNS Ananta, a plotted township developed by KNS Infra and approved by the Bangalore Development Authority. Three separate RERA registrations divide it into phases. What follows explains each phase, the site sizes and rates, and the steps that should come before a booking.
Sizes and Layout
Plots take up near 55% of total land across the phases, while 15% is kept for parks and open spaces and 30% goes to roads. Sanctioned drawings mark 27 parks and open areas.
Sites of 600, 1,200, 1,350, 1,500, 1,800, 2,000 and 2,400 sq ft are on offer, which correspond to 20 x 30, 30 x 40, 30 x 45, 30 x 50, 40 x 45, 40 x 50 and 40 x 60 respectively. Phase I carries 136 of the 2,400 sq ft kind, a rare quantity for a single layout.
The second phase favours the 1,500 sq ft site, and the third favours the 1,200 sq ft one. Irregular sites on corners and borders are measured one by one in the approved plan.
The Three Registrations
A plot belongs to one registration, and that registration decides when the work must finish. The three differ as follows.
- First phase, named KNS Ananta: 926 plots on 59 acres and 25 guntas, RERA granted 22 June 2023, completion by 30 April 2028
- Phase II: 386 plots on 23 acres and 33 guntas, granted 10 August 2023, completion by 31 May 2028
- Phase III: 214 plots on 12 acres and 35.5 guntas, granted 30 October 2025, completion by 15 July 2030
In July 2026 the filings with RERA showed 100% development in the first two phases and 10% in the third. Early-phase plots are thus close to finished goods, while the last phase asks for years of patience.
Rates and Charges
Land sells at a base of Rs. 7,000 for every sq ft, which puts the 1,200 sq ft site at Rs. 84 Lakhs. The same arithmetic gives Rs. 94.5 Lakhs for 1,350 sq ft, Rs. 1.05 Crore for 1,500 sq ft and Rs. 1.68 Crore for 2,400 sq ft.
Corner, park-facing and wide-road sites cost above this rate. A written cost sheet from the developer should itemise the site price, the clubhouse fee and any maintenance deposit, using the current list for that phase.
A plot sale is outside GST. Stamp duty of 5.6% (cess and surcharge included) and registration of 2% add roughly Rs. 6.38 Lakhs to an Rs. 84 Lakhs site. Bank lending on plots follows different rules from home loans, and the EMI calculator handles the repayment side.
Neighbourhood and Access
The project is on the Bengaluru South taluk side of Kengeri hobli, in a rural pocket above Mysore Road and west of Kengeri, with Phase III in neighbouring Yalachaguppe. The BDA already has its Nadaprabhu Kempegowda Layout next door, so housing is the planned use of the area. Links to the city run through NH 275 and the NICE Road junction.
Namma Metro's Purple Line runs through Kengeri to Challaghatta, the end of the line. Both stations need a road trip from the layout, so a car or two-wheeler is a must.
Hospitals, colleges and shopping cluster at Kengeri and Rajarajeshwari Nagar. A future resident should time the trip to work and school during rush hour, and find out the distance from the chosen site to the main gate.
Facts in Brief
These points apply to the whole township.
- Builder: KNS Infra, acting as KNS Propworth LLP
- Combined land of roughly 96 acres with 1,526 registered plots
- One BDA layout approval for each phase
- Clubhouse area of 60,000 sq ft
- Entry ticket: Rs. 84 Lakhs
Clubhouse
Indoors, the 60,000 sq ft building has a pool, gym, yoga studio, restaurant and courts for badminton and squash. Open-air features include an outdoor gym, a play area for children, an amphitheatre and courts for tennis, basketball and volleyball. Facilities on this scale carry a monthly fee, so the billing method is worth asking about.
Registration Numbers and Approvals
Phase I holds PRM/KA/RERA/1251/310/PR/220623/006012. The number for Phase II is PRM/KA/RERA/1251/310/PR/100823/006137. Phase III, the last, is registered as PRM/KA/RERA/1251/310/PR/301025/008208, and the state's RERA website lets anyone confirm all three.
BDA sanctioned the layouts on 3 April 2023 (first), 4 May 2023 (second) and 30 May 2025 (third). Ask the sales team for the phase of the plot, then study the schedule of plots registered against it.
The Builder
K. N. Surendra started KNS Infra in 2007, and it has since laid out sites on Mysore Road, at Kengeri, along Tumkur Road, at Yelahanka, on Sarjapur Road and in Mysuru. Among its Bangalore layouts, KNS Ananta ranks as the biggest.
Walk the finished phases to judge the one under way. Road widths, drains, park upkeep and the count of owners already building all show up on a visit.
Pre-Booking Steps
Documents matter most when buying land. These steps cover the main risks.
- Identify the phase, then compare the plot number, size and edges with the plan filed under that phase's number
- Pass the title deeds, conversion order and Encumbrance Certificate for the survey number beneath the plot to a lawyer
- Demand the BDA order that releases the site, as plots in a sanctioned private layout are freed in stages
- Put handover dates on paper, plus the services finished so far among roads, drains, power, water and sewage
- Check water: borewells are what the first two phases registered
- Find out the khata type and the developer's fee for issuing it
- Understand the clubhouse and maintenance fees, and for how many years the developer will manage the township
Suitability
Buyers seeking land in a sizeable sanctioned township, on the Mysore Road side and with a clubhouse, will find it fits. Anyone planning to build soon belongs in the first two phases, and those wanting 2,400 sq ft sites have more choice than in most layouts.
Workers whose jobs are in the east or north of the city must weigh the daily distance. A metro station on foot or a small quiet layout points elsewhere. Anyone choosing Phase III should accept that building begins only around 2030.
