North Bangalore's Jakkur Lake forms the backdrop for Keya Life by the Lake, built by Keya Homes as a quiet cluster of oversized duplexes and penthouses. Buildings are complete, and the occupancy certificate has existed since May 2022. Registered details, layouts, asking prices, facilities and due-diligence checks for a resale or a remaining home follow below.

Layouts and Land Share
Nearly all homes are duplexes. Ground-level ones have gardens, and the upper ones come as terrace homes or penthouses. Four-bedroom homes dominate, with five-bedroom ones in the minority.
The carpet area of a 4 BHK ranges 2,065-2,795 sq ft, and each gets 3 or 4 car parks. A 5 BHK spans 2,895-2,995 sq ft with 4 car parks. Each home has its own garden or terrace, which pushes saleable area much higher, to 4,450-4,490 sq ft in the upper 4 BHK duplexes now marketed.

Bellary Road links the Outer Ring Road, Hebbal and the airport. A Namma Metro Blue Line is being built beside it, and a station is planned at Jakkur Cross. Joggers and walkers use the track around the lake early and late in the day.
Yelahanka, Sahakara Nagar and Jakkur have the nearby schools, hospitals and shops, all a brief drive away. Try the approach from Bellary Road when classes and offices open or close.
RERA History
Keya Homes Pvt Ltd is the promoter. Building started in April 2016, against a registered completion date of 30 June 2022, and the occupancy certificate carries the date 19 May 2022. Over 40 families have moved in.
Entering Life By The Lake in the Karnataka RERA portal brings up the unit list, sanctioned plans and occupancy certificate. The list gives parking, land share and carpet area home by home, and in October 2026 no complaints appear.
Who Fits Here
Households that want villa-style space but prefer apartment security and shared upkeep suit it best. Staff at offices around Hebbal or Manyata Tech Park and frequent flyers gain from the location. Families with kids, pets or ageing relatives get plenty from the garden or terrace of their own.
Buyers needing a sprawling township with many sports options, or a home priced under Rs. 5 Crore, should look elsewhere in North Bangalore. Internal staircases in a duplex may trouble anyone with limited mobility.
Verification List

- Compare parking, land share and carpet area in the deed with the RERA unit list
- Obtain the e-khata and the most recent property tax receipt

- Examine the sewage treatment plant, water sources and the backup power available per home
- Look for damp in terrace and garden slabs, the typical weakness of duplexes and penthouses
- In a resale, collect the seller's deed, an updated encumbrance certificate and the bank's loan closure letter
Because the lake is adjacent, ask residents whether the approach road floods in heavy rain. Get current availability and prices from the developer, then visit.
