IVC Northshire Address, Devanahalli: Plot Sizes, RERA and Costs (October 2026)

Buyers searching for land near the northern airport corridor may come across IVC Northshire Address, a gated residential layout promoted by Address Maker. The layout is close to IVC Road, in the Devanahalli Taluk. What follows is a plain account of its plots, price items, regulatory entry and paperwork, ending with questions for the sales team.
Plot Inventory
Altogether there are 105 plots, made up of 104 for homes and 1 for commerce, spread across roughly 7.69 acres. A purchase here means owning a plot, with the house to be designed and scheduled by the owner afterwards.
By size, the registered inventory is:
- 1,650 sq ft (30 x 55 ft): 33 plots, the biggest group
- 1,800 sq ft (30 x 60 ft): 21 plots
- 1,200 sq ft (30 x 40 ft): 20 plots
- 2,400 sq ft (40 x 60 ft): 5 plots
- 1,500 sq ft (30 x 50 ft): 3 plots
- Odd shapes between about 1,210 and 2,860 sq ft: 22 plots
- One commercial plot of about 10,030 sq ft
Anyone hoping for the largest regular plot has only five to pick from. Odd-shaped plots call for the registered layout plan, which gives exact dimensions and area, and it should be read prior to any price talk.
How the Land Is Used
Plots take about 55% of the extent (16,997 sq m) and roads about 29% (9,061 sq m), then 11% goes to four green pockets (3,495 sq m). The final 5% (1,556 sq m) is reserved as a civic amenity site.
Internal roads come in two widths, of 12 m and of 9 m, with 3 m footpaths running to the parks. Generous widths matter later, after houses and boundary walls narrow the space for cars. On 3 June 2025 the layout plan was cleared by the Bangalore International Airport Area Planning Authority.
Where It Is
Land parcels belong to two villages. Kamenahalli Village contributes Sy. Nos. 14/1, 14/3, while Thindlu Village contributes 183, 154/2, 154/1. The pincode is 562157, in Bengaluru Rural district, with both villages falling under Kundana Hobli of Devanahalli Taluk. The airport is to the east.
IVC Road links the belt with Bellary Road (NH 44) at Devanahalli and, in the opposite direction, with Doddaballapur Road. Bellary Road carries traffic south towards Yelahanka, Hebbal and central Bangalore, and Namma Metro's airport line is under construction along it.
New layouts and villa schemes are filling in among farms and villages. Bigger schools, hospitals and shopping malls are found in Yelahanka and Devanahalli, a short drive away. Do a trial drive to your workplace, plus the closest school and hospital, before booking.
Who It Suits
Families planning a standalone house towards the airport, as well as buyers who simply like to hold land, form the target group. Jobs in Yelahanka, Hebbal, the Devanahalli business parks or Kempegowda International Airport make the location practical. Keep in mind that the house needs its own budget beyond the plot.
A ready home is a better match for an apartment or finished villa. Layout works are registered for completion on 31 December 2027, and a house is usually started only once the plot has been registered and handed over.
Registration Facts
The number PRM/KA/RERA/1250/303/PR/210625/007864 came from Karnataka RERA, dated 21 June 2025. The entry records work beginning on 20 June 2025, with 31 December 2027 as the proposed finish. Layout plans and quarterly progress updates can be read on the portal.
The registered promoter is a firm in the Address Maker group, Indiabuild Realty Pvt Ltd. It filed four projects as The Lake View Address in the years 2017 to 2023, and the plotted Phase 4, the newest, is recorded as completed. A buyer therefore has earlier work to visit.
The land is declared free of litigation. Water is registered as coming from the local panchayat, so ask about the layout's own supply. Rainwater harvesting, borewells and storage tanks typically feature in the reply.
Protection under RERA reaches the 105 registered plots only, each listed with number, size and boundaries. A plot offered from a neighbouring or future phase needs its own registration before any payment. Match the plot number, size and surrounding roads or plots with the booking form, and eventually with the sale deed.
Costs to Plan For
Prices are given on request, and the sales team quotes the current per sq ft rate for each size. Facing, a corner position, plot size and the road in front all change the figure, so compare the final amount for the actual plot number.
Stamp duty and the registration fee are payable separately. For values over Rs. 45 Lakhs, Karnataka charges 5.6% stamp duty once cess and surcharge are included, plus 2% for registration. Utility charges, maintenance deposits and amenity charges also feature in the cost sheet.
Questions for Pre-Booking
Land deals turn on documents, so verify these:
- RERA number and plot number from the portal, set against the booking form
- Plot size, area and boundaries as drawn on the sanctioned layout plan
- Title, conversion order and encumbrance certificate, reviewed by a lawyer
- A final price on paper, broken into stamp duty, registration, deposits and amenity charges
- A site visit to see parks, roads, drains and water lines, and dates for any work still pending, in writing
- Khata position and the building rules for construction on the plot
- Money paid only into the RERA designated bank account of the project
The portal's quarterly updates reveal the progress of layout works. Read them first, then walk the site to compare.
