Habulus Oasis Grove in Maragondanahalli: A Guide for Home Buyers (October 2026)

An apartment community called Habulus Oasis Grove is coming up at Maragondanahalli, a village just below Electronic City, from the developer Habulus Homes. Below you will find the block details, the floor plans, how to reach the site, the approvals on record, what it costs and a list of checks to make before putting down money.

Layout of the Community

Across about 3.24 acres, two blocks hold 296 flats in all, and the registration is limited to Towers 4 and 5. Three flats in every four have three bedrooms, so the mix favours families. A basement and a stilt floor are built under each block, with eight flats on each floor.

  • Tower 4 climbs to ground plus 17 floors and 60.8 m, and has 144 flats: 36 with two bedrooms, 108 with three
  • Tower 5 climbs to ground plus 18 floors and 64 m, and has 152 flats: 38 with two bedrooms, 114 with three

Only 15% of the land carries buildings. The other 85% is left as open ground for internal roads, landscaping and children's play. There are 300 parking slots for 296 homes, comprising 228 covered ones and 72 open ones.

Floor Plans

In total the project has 74 flats with two bedrooms and 222 with three. Buyers should compare on carpet area, the figure printed in the sale agreement. These are the registered plans, from the largest down:

Carpet (sq ft)Carpet (sq m)Layout
about 1,214112.83 BHK
about 1,192110.733 BHK
about 1,06098.483 BHK
about 91584.983 BHK
about 88882.463 BHK
about 71366.283 BHK
about 62357.862 BHK
about 55751.722 BHK

All eight plans appear on every floor, in a ratio of six three-bedroom to two two-bedroom. With carpet space of 713 sq ft or so, the entry-level 3 BHK is tight, so examine its room sizes on the drawing. Private balconies add somewhere between 3 and 19 sq m depending on the plan.

Where It Is and How to Reach It

The land comprises Survey Nos. 73/1, 72/2, 72/1, 70/4 and 69/1, in Maragondanahalli Village of Anekal Taluk (Jigani Hobli, pincode 560105). On its western edge is Hulimangala village. Drivers will find it on the Jigani road, below Electronic City Phase 1.

Hosur Road carries most traffic towards the city centre, and NICE Road connects the neighbourhood with Mysore Road and Bannerghatta Road. Passengers began using Namma Metro's Yellow Line between RV Road and Bommasandra on 11 August 2025. That stretch measures 19.15 km and has 16 stations, Bommasandra, Hebbagodi and Electronic City among them.

The nearby villages depend on Electronic City for jobs, classrooms, clinics and groceries. Congestion at its gates peaks in the morning and evening. A weekday trial run to your workplace and to the closest metro station is a smart step.

Cost Picture

Quotes are given on request, as the developer is still settling the rates for each plan. Because carpet areas are registered, any figure can be tested: take the all-in price, divide it by the carpet area and compare the rate with other projects.

In Karnataka a home priced over Rs. 45 Lakhs carries stamp duty of 5.6% once cess and surcharge are included, along with a 2% registration fee. Flats bought before completion also attract GST. The cost sheet will list floor rise, clubhouse charges and the maintenance deposit.

For loan planning, the EMI calculator turns a price, interest rate and tenure into a monthly instalment. With stage-linked payments, outflow is spread over several years.

Registration, Approval and Stage

The Karnataka RERA authority registered the project as PRM/KA/RERA/1251/308/PR/070526/008630 on 7 May 2026. Work is shown as starting on 16 March 2026, with completion proposed for 31 March 2031. The portal lets anyone verify the number, read the sanctioned plan and follow quarterly progress.

The Bangalore Development Authority gave its building plan approval on 29 January 2026. Because the project is a new launch, building has only just begun, and BWSSB and borewells are named as water sources.

Habulus Homes Pvt Ltd, the promoter (Habulus), has not registered another project with Karnataka RERA before this, so there is no earlier site by the firm to inspect. The filing declares no litigation on the land and no transferable development rights in the plan.

Why Only Two Towers Are Covered

Legal protection extends to the homes named in this filing alone. If a salesperson offers a flat in a block with a different number, insist on seeing its own registration prior to any payment.

The numbering raises a second point on common facilities. Ask which amenities arrive together with these two blocks and which depend on blocks built later, and have the reply written beside the cost sheet.

Suitability

Staff working in Bommasandra, Electronic City or the Jigani industrial zone, who want a short drive to work, form the core audience. Sizes span a compact 2 BHK to a roomy 3 BHK, so those buying their first home and families that are expanding both get options.

Timing is the main drawback, with completion registered for 31 March 2031. A household that must move in inside two to three years is better off with ready flats in Electronic City. Five years of paying rent alongside instalments is a genuine cost to budget for.

Checklist Before Booking

Long builds call for careful paperwork before the first cheque. Work through these items:

  • Compare tower, floor, unit and RERA number between the portal and the booking form
  • Obtain the total price in writing and convert it to a carpet-area rate
  • Collect the complete cost sheet, covering floor rise, parking, clubhouse, deposits and taxes
  • Ask which buildings the firm has finished, then visit one to judge workmanship
  • Read what the sale agreement says about handover timing and compensation for delay
  • Verify that the lending bank has cleared this project
  • Send payments solely to the RERA designated account of the project

The portal posts progress updates each quarter for every tower. Checking them four times a year is an easy method of following the build to handover.
