Guru Punvaanii Ernika, Anekal: Plot Sizes, Prices and Work Schedule (October 2026)
South Bangalore's Anekal belt has a forest-themed plot community in Guru Punvaanii Ernika, set across 12.5 acres at Kurubarahatti. Karnataka RERA registered it in January 2025, and it has 220 plots. Read on for prices, plot types, the work schedule, the registration and the checks worth doing.
Plot Prices and Extra Costs
Entry is Rs. 46.8 Lakhs for the smallest plot, 1,200 sq ft, which is close to Rs. 3,900 for every sq ft. The same rate gives the 1,500 sq ft plot at Rs. 58.5 Lakhs and the 1,600 sq ft plot at Rs. 62.4 Lakhs. At the top, 2,000 sq ft is priced from Rs. 78 Lakhs.
GST does not apply to land, but other charges follow the plot price. Over Rs. 45 Lakhs Karnataka levies stamp duty of 5%, or 5.6% after cess and surcharge, with registration at 2%. For the cheapest plot, at Rs. 46.8 Lakhs, those two cost roughly Rs. 3.56 Lakhs.
Buyers also pay premiums for corner and park-facing plots, a clubhouse charge, legal fees and a maintenance deposit, so request one written total. Registration, Approvals and Work Done
Guru Punvaanii Infra LLP holds registration PRM/KA/RERA/1251/308/PR/270125/007446, issued 27 January 2025. A residential conversion order covers the land, and the local planning authority approved the layout plan some months before, on 4 September 2024.
Layout work began on 25 November 2024. The registered finish date is 31 December 2027. The schedule filed for the services is:
- February 2025: roads and footpaths
- February 2026: storm water drains, sewage lines and water supply
- May 2026: the transformer and power supply
- May 2027: landscaping and street lights
- October 2027: sewage treatment plant
By October 2026, then, a visit should find roads finished, together with water lines, sewage lines and power works. Samanduru Gram Panchayat is the planned water source, and buyers should ask how supply will cope once owners start building.
The Plot Mix and the Amenities
Across about 12.4 acres, the approved layout has 220 residential plots. Just over half are regular, and the other 91 are odd shapes found at corners and edges. Regular plots break down as:
- 81 plots measuring 30 ft by 40 ft, or 1,200 sq ft
- 40 plots measuring 30 ft by 50 ft, or 1,500 sq ft
- 7 plots measuring 40 ft by 40 ft, or 1,600 sq ft
- 1 plot measuring 40 ft by 50 ft, or 2,000 sq ft
Density works out at 18 plots an acre. Four parks cover roughly 1.4 acres, and a civic amenity site is included as well. So many odd shapes make a plot's exact dimensions more important than its size label.
An Amazon forest idea shapes the landscape, with a nature trail and a Miyawaki patch. Plans for the clubhouse include a swimming pool, a gym, a party hall, indoor games and a co-working space. Services include 30 ft concrete roads, an overhead tank, underground cables and pipes for power and water, LED street lights and sewage treatment.
Where It Is
The land is in the villages of Kurubarahatti and Muttagatti, under Kasaba Hobli of Anekal Taluk in Bengaluru Urban, pincode 562106. Anekal town is to its west, and Electronic City is farther north. Test the commute at peak hour.
The main connections are:
- NH 44 (Hosur Road), reached through Attibele or Chandapura
- Namma Metro's Yellow Line, open since August 2025 and terminating at Bommasandra
- Industrial areas at Bommasandra, Jigani and Attibele, and offices in Electronic City
- The planned Satellite Town Ring Road, which would skirt the Anekal edge of the city
At present Anekal town has the schools, clinics and everyday shops. Bigger hospitals and malls lie towards Hosur Road and Electronic City, so daily life needs a car or a two-wheeler.
Who It Is For
The layout is meant for buyers who want land around Anekal and plan to design the house themselves. It fits families working in Attibele, Jigani, Bommasandra or Electronic City, and owners who will hold land for years. A plot alone costs under Rs. 50 Lakhs to enter.
Spending comes in two stages, land and then house. A buyer who needs a home in a year or two should pick a finished apartment. Completion falls in late 2027, which means most owners begin building afterwards.

Before You Book
With plots the paperwork outweighs the brochure:
- Compare the promoter name, plot count, completion date and RERA number with the state portal
- Locate the plot on the approved layout with its numbering, and note its measurements and frontage road
- Request the layout approval, the conversion order and the release order for the plot
- Ask a lawyer to go through the title deeds and the certificate of encumbrance for its survey numbers
- Find out which khata the plot will receive and the authority that issues it
- Write down the clubhouse delivery date, plus the maintenance charge and when it starts
- Pay solely to the bank account of the project in the registration
