At Chikkajala, in the north of the city, Graviti Living Spaces has launched Graviti Hanging Gardens. It is a small community of 172 apartments, reached by a turn off Bellary Road. What follows covers prices, plans, the registration, water supply and the checks worth making.

Price List and Added Charges

A 3 BHK measuring roughly 1,734 sq ft, with three bathrooms, opens at Rs. 199 Lakhs, about Rs. 11,500 for every sq ft, and the same plan reaches Rs. 241 Lakhs. The 4 BHK, with four bathrooms, covers roughly 2,432 sq ft and opens at Rs. 287 Lakhs, about Rs. 11,800 for every sq ft.

The sale agreement quotes carpet area, so it is the right measure when projects are compared. Carpet areas in the registration are:

  • 4 BHK: 28 homes of 139 sq m, roughly 1,496 sq ft
  • 3 BHK: 128 homes across three plans: 97 sq m (roughly 1,044 sq ft), 100 sq m (1,076 sq ft) and 116 sq m (1,249 sq ft)
  • 2 BHK: 16 homes of 77-80 sq m, close to 829-861 sq ft

The cost sheet should carry the 2 BHK price and size too. A balcony close to 7 sq m is attached to each home.

Stamp duty and the registration fee are separate. On a price of Rs. 199 Lakhs, duty of 5.6% (cess and surcharge included) is roughly Rs. 11.14 Lakhs, while the 2% fee is roughly Rs. 3.98 Lakhs. Under-construction homes attract GST. The cost sheet also lists a deposit for maintenance, clubhouse fees and floor rise.

For an illustration, banks lend up to 75% on loans above Rs. 75 Lakhs, which here means a loan of 75% of Rs. 199 Lakhs. With a 20-year tenure at 8.5%, EMI is near Rs. 1.3 Lakhs a month, and the down payment comes to Rs. 49.75 Lakhs. Try the EMI calculator for other prices, rates or tenures.

Registration and Timeline

The project is listed as Hanging Gardens under PRM/KA/RERA/1251/472/PR/250626/008754, issued by Karnataka RERA on 25 June 2026. Building is registered from 15 March 2026, with completion on 24 September 2030. On 12 March 2026 the Bangalore International Airport Area Planning Authority had approved the plan.

As a new launch, the project is at the start of construction. Its sanctioned plan and quarterly progress reports are on the portal. Graviti Living Spaces (India) Pvt Ltd is the registered promoter, and it has no earlier Karnataka RERA project, so there is nothing of the company's to inspect. The land is declared free of litigation, and no transferable development rights are used.

Layout of the Two Towers

The 3.63-acre site holds Tower B with 90 homes and Tower A with 82. Both rise 44.99 m, with 14 floors over the ground floor and two basements below. Only 15% of the site is built on, so 85% stays open as play areas, driveways and gardens.

At most six homes share a floor, and each of the 194 parking spaces is covered. The gardens are Japanese in style, and the 21,000 sq ft or so of clubhouse is big for a community this small. The registered works include a sewage treatment plant, rainwater harvesting and renewable energy.

Where the Water Comes From

Borewells are named as the water source. Put these questions to the developer: how many borewells, how much storage, and what the tanker plan is for dry months. Sewage treatment and rainwater harvesting lower fresh water needs.

Site and Roads

Survey No. 24/2 in Kadaganahalli Village is the address, in Jala Hobli of Yelahanka Taluk, pincode 562157. Close to Vidyanagar Cross, the site is a short turn from Bellary Road. People often call this section of Bellary Road Airport Road.

Daily trips rely on NH 44. Heading north it reaches Devanahalli and Kempegowda International Airport, and heading south it passes Hebbal and Yelahanka before the city centre. The Namma Metro airport line is under construction beside it, and stations are planned from Yelahanka to the airport.

As Chikkajala continues to grow, major hospitals, schools and malls remain a drive away, mostly in Yelahanka or on Bellary Road. The road to Hebbal is heavily jammed at peak hours. Try a weekday drive to work, there and back, before booking.

Is It for You?

The target is families who want a spacious home in a compact community near the airport. Manyata Tech Park, Hebbal, Yelahanka and the Devanahalli business parks are all within reach of work. Entry starts near Rs. 2 Crore, which makes this an upgrade for many buyers.

Handover is distant, as completion is registered for 24 September 2030. Anyone who needs a home in under two years will be better matched by ready projects in Yelahanka. Fewer owners in a small community share the running cost, so ask early about monthly maintenance.

Pre-Booking Steps

This build runs for four years, so check the paperwork before any money moves:

  • See that the booking form agrees with the portal on RERA number, tower and unit
  • Request the exact home's carpet area and set its carpet rate against other projects
  • Insist on a written cost sheet showing taxes, deposits, parking, clubhouse fees and floor rise
  • Ask which buildings the developer has finished, then visit one to see the quality
  • Study the clause for compensation on delay, and the possession date, in the sale agreement
  • Find out whether the bank giving your loan has cleared this project
  • Pay only to the project's designated RERA bank account

Progress per tower shows up in the quarterly portal updates, and reading them once a quarter lets you follow the build to handover. It takes a few minutes.
