Gran County Address near Sarjapur: Plot Sizes, RERA and Costs (October 2026)

Address Maker has launched a plotted layout called The Grand County Address, which some documents spell Gran County Address. It is at Ittanguru, on the edge of Sarjapur town in the east of the city, and offers 158 plots. Registration, plot types, charges and pre-booking checks are covered below.
Promoter, Registration and Schedule
The layout was registered by Karnataka RERA on 22 January 2026 as PRM/KA/RERA/1251/308/PR/220126/008423. Work is entered as beginning on 2 February 2026, with 31 December 2028 as the proposed finish. The portal carries the plan and quarterly progress reports under that number.
The layout plan received clearance from Anekal Planning Authority on 14 January 2026. Indiabuild Realtors Pvt Ltd, the promoter, belongs to the Address Maker group. This company registered The Imperial Address Phase II in 2020 and its Phase 3 in 2022, and the records list both as complete.
The land is declared free of litigation in the registration and names the panchayat as the source of water. Because works had barely begun at registration, use a site visit to check how far roads, drains and parks have come.
How the 13.4 Acres Are Used
Residential plots number 156, and commercial plots number just 2. Each buyer takes a plot and builds a home later, to a personal design and on a personal schedule. The 2028 date refers to layout works, not houses.
By area, the land breaks down this way:
- Plots: 53% of the land, or 28,734 square metres
- Roads: 31%, or 16,564 square metres
- Parks and open spaces, four of them: 10%, or 5,423 square metres
- A civic amenity site: 5%, or 2,717 square metres
The layout is bordered by master plan roads of 24 m and 30 m, and its internal roads are 9 m or 12 m in width. Amenities begin with a 20,000 sq ft clubhouse. Outside, the plan adds a pickleball court, a multi-court, a yoga deck and play space for children.
The Plot Mix
Regular plots begin at 30 ft by 40 ft and end at 40 ft by 60 ft. Most numerous are the 40 plots of 30 ft by 50 ft, which make 1,500 sq ft. After those come 13 plots of 40 ft by 60 ft (2,400 sq ft) and 11 plots of 30 ft by 60 ft (1,800 sq ft).
The remaining regular plots are few:
- Ten plots near 30 ft by 65 ft, in two variants close to 1,950 and 1,970 sq ft
- Five plots at 30 ft by 40 ft, which is 1,200 sq ft
- Four plots at 40 ft by 50 ft, which is 2,000 sq ft
- Two plots at 40 ft by 55 ft, which is 2,200 sq ft
- One plot at 40 ft by 40 ft, which is 1,600 sq ft
Odd-shaped plots number 70, close to half the layout, with areas between roughly 1,130 and 3,260 sq ft. They are found mostly along the boundary and at corners, so confirm exact dimensions on the registered plan before any price is fixed. The two commercial plots differ in size.
Place and Connections
Survey numbers 67/1, 67/2, 65/2 and 64/1 through 64/9 are in Ittanguru village. In Sarjapura village the numbers are 219/21 through 219/24, then 219/17, 219/4 and 219/3. Both villages fall under Anekal Taluk and Sarjapura Hobli, with pincode 562125. Of the whole corridor, the site is nearer Sarjapur town, a long way from the Outer Ring Road.
Sarjapura Road carries traffic towards Bellandur, the ring road and onwards to the city. Attibele and Hosur Road are reached southwards from Sarjapur town, while Varthur and Whitefield are reached northwards. More schools and colleges have opened along the corridor, with Azim Premji University a short drive off.
At Ittangur there is also The County Address, a finished layout from the same group. Its roads, drains and parks show how the developer's work holds up with time.
Who Should Buy
The layout targets families who plan an independent house around Sarjapur and for those who would rather keep land as an asset. Commuters to Electronic City, the ring road or Sarjapura Road who are happy to plan a house across a few years fit best. A plot is only the first expense; the house needs its own budget.
Buyers who need a home now are better off with a ready apartment or villa. A house is built after the plot is registered and in your hands.
What It Costs
Rates are available on request, with the present price shared for each size. A plot's price moves with its size, facing, corner position and the road in front, so compare one final figure, with everything included, for a single plot number.
Duty and registration are extra. Karnataka charges 5.6% stamp duty (cess and surcharge included) on values above Rs. 45 Lakhs, plus 2% to register. The cost sheet shows clubhouse fees, utility charges and maintenance deposits.
Before Booking
For land, the papers matter above all:
- Check the booking form against the RERA number and plot number shown on the portal
- Read the plot's area, dimensions and edges off the layout plan that was approved
- Let a lawyer confirm the title deed, plus the conversion order and the certificate of encumbrance
- Ask for one written price that covers clubhouse fees, deposits, duty and registration
- Insist on written dates for roads, then drains, water lines and the clubhouse
- Confirm the khata, and ask what building rules apply to a house here
- Make payments only to the designated RERA bank account of the project
Open the portal's quarterly updates once every three months to see how the works are advancing. The habit costs nothing.
