Godrej Woodland is a fenced community of building plots from Godrej Properties, east of the city centre. Chikka Tirupathi Road leads to it from the Sarjapur Road extension. Karnataka RERA lists two phases, and December 2026 is the end date entered for each. This guide covers prices, plot types, approvals and the checks worth making.

Prices and Extra Charges

The cheapest regular plot is the Bungalow, 1,200 sq ft, at Rs. 52 Lakhs, near Rs. 4,300 a sq ft across the land. For the Mansion type, 1,500 sq ft, expect Rs. 62 Lakhs upwards. The largest regular plot, the Estate of 1,800 sq ft, goes from Rs. 72 Lakhs. For the smallest Cottage type and the sizes open now, our team can give a quote.

Land attracts no GST, yet the final bill grows through these items:

  • Stamp duty of 5% on values above Rs. 45 Lakhs, which becomes 5.6% with cess and surcharge, along with 2% registration
  • Extra premiums if the plot is on a corner, facing a park or beside the lake
  • A membership fee for the clubhouse and a deposit for upkeep
  • Legal fees and the cost of transferring the khata

For a plot priced at Rs. 52 Lakhs, duty and registration add roughly Rs. 3.95 Lakhs. The house itself is a separate budget, usually the bigger one, and upkeep charges start at handover even before construction.

RERA Registration and Work Done

Registration number PRM/KA/RERA/1250/304/PR/210208/003856 covers Phase 1, with a date of 8 February 2021. The number for Phase 2 is PRM/KA/RERA/1250/304/PR/020922/005201 and it dates from 2 September 2022. Both name Godrej Properties Limited as promoter.

Phase 1 is 900 plots over roughly 70.8 acres, whereas Phase 2 is 125 plots over roughly 10.6 acres. Both were first meant to finish on 31 December 2025, but approval of an extension in November 2025 pushed that to 31 December 2026.

In Phase 1, the July 2026 report has plot formation and roads 97% complete. Water supply is 95% done, sewage lines 93% and the power supply 85%. The portal is updated every quarter, so check the latest numbers before paying.

Plot Types and Amenities

Planned in full, the layout spans 101.46 acres and 1,241 plots, with 22 acres left open and green. About 81.5 acres and 1,025 plots are registered so far, with the rest earmarked for later. Six districts divide the layout, called Meadows, Lakeside, Forest Grove, Springwood, Greenwood and Brookwood.

Corner and edge plots take irregular shapes, and 366 registered plots are of that kind. The regular ones come in four types:

  • 127 Cottage plots, each 900 sq ft on a 30 x 30 ft footprint
  • 263 Bungalow plots, each 1,200 sq ft and 30 x 40 ft
  • 163 Mansion plots, each 1,500 sq ft and 30 x 50 ft
  • 106 Estate plots, each 1,800 sq ft and 30 x 60 ft

Over 16,500 trees and a 45,000 sq ft clubhouse beside the lake form the core of the amenity plan. Sport covers badminton, basketball, football, cycling and golf putting. The grounds add fruit orchards and themed gardens, as well as a pet park, a skating rink and an amphitheatre.

Clubhouse work falls in the later stage. The pool and gymnasium are listed as yet to be built in the July 2026 Phase 1 report. Ask the sales team when they will be handed over, and keep the reply in writing.

Where It Is

The revenue village is Thiruvaranga, falling under Hoskote Taluk of Bengaluru Rural district and Anugondanahalli Hobli. Sarjapur town is to the south-west, and a proposed ring road for satellite towns is aligned beside the western boundary.

Three schools are close: New Oxford School at 4 km, Cambridge Innovative School at 2.5 km and Endeavour's International School at 3.6 km. A fourth, The International School Bangalore, is 13 km out.

Work hubs are further: RGA Tech Park is 17 km from the gate, then Embassy Tech Village at 19 km, then International Tech Park, Whitefield at 20 km. Hospitals of size lie around Whitefield and the Outer Ring Road, 21 to 23 km off.

For shops, schools and offices in the early years, residents depend on the wider Sarjapur Road belt. Test the rush-hour drive, since a car is hard to do without.

Who Benefits From a Plot Here

A plot from a big developer suits buyers who want their own design and schedule, and owners happy to wait while the area fills in. The compact sizes keep the starting price under that of most flats nearer the centre.

Spending happens in two stages, with land now and a house afterwards. People wanting to move in quickly or earn rent immediately should look at a completed apartment, and the long haul to office districts needs thought too.

Developer Background

The builder, Godrej Properties, is the property company of the Godrej group and trades on the stock exchanges. A finished layout of its apartments or plots in Bangalore shows how roads and parks look after handover.

Before You Book

With plots, the paperwork counts for more than the brochure:

  • Match the plot's phase and number with its record on the RERA portal of the state
  • Mark the plot on the layout drawing the authorities sanctioned, and read how wide the road ahead of it is
  • Ask whether it belongs to a registered phase or to the future-development area
  • Let a lawyer go through the title deeds, plus the encumbrance certificate of the survey numbers beneath the plot
  • Have the lawyer read the 2023 civil case that Phase 1 discloses, and which has no stay order against it
  • Put the date the clubhouse will be handed over, the upkeep charge and when it starts on paper
  • Request building guidelines, including allowed floors and setbacks
  • Drive between the site and your workplace at peak hours

Plot and construction loans are easier to plan with the EMI calculator, which gives the monthly payment for any loan amount. Our team can send the price sheet and the list of plots still unsold.
