Godrej Reserve Plots in Devanahalli: What Resale Buyers Should Know (October 2026)

Godrej Reserve

Near Devanahalli in North Bangalore, Godrej Properties built Godrej Reserve, a finished plotted community behind a gate at Lakshmipura. Karnataka RERA accepted the two phases separately in November 2018, and certificates of completion followed in August 2020. The opening sale sold out entirely, which makes any purchase today a resale. Read on for surroundings, sizes, registrations, costs and checks.

Surroundings and Daily Travel

On the map, the layout is in Bengaluru Rural district, Devanahalli Taluk, Kasaba Hobli, at Lakshmipura village. Airport terminals mark the south side, Devanahalli town is to the south-east, and Nandi Hills is more distant, towards the north. Drive to each at your usual hour to learn the real commute.

Four things drive work and daily life around the layout:

  • Business parks coming up beside the airport
  • Schools, clinics, banks and shops in Devanahalli town
  • Industrial pockets of the belt, the KIADB Aerospace Park among them
  • NH 44, also called Bellary Road, which leads towards Manyata, Hebbal and Yelahanka

Work on the Namma Metro airport line is under way, and the alignment runs along Bellary Road, missing the villages west of town. A household here will need a car. Test the office drive in both directions before picking a plot.

Is Land Here the Right Choice?

A buyer who prefers a completed gated enclave near the airport, and intends to design the house personally, is the target. Roads, parks and services exist, so the street and nearby houses can be inspected before any payment. The profile also fits owners who can leave land idle for a few years.

Bare land earns no rent, and building is a second budget beyond the land cost. Someone who needs a ready home or monthly rental income should look at a completed apartment or villa.

Plot Sizes and Community Facilities

Together the phases hold 950 residential plots on 37.5 hectares, 92.7 acres in all, with roughly 10 plots to an acre. Five regular sizes account for most of them, with odd shapes at corners and edges. The split, largest first, is:

  • 3,200 sq ft (40 x 80 ft): 90 plots
  • 2,400 sq ft (40 x 60 ft): 82 plots
  • 1,800 sq ft (30 x 60 ft): 99 plots
  • 1,500 sq ft (30 x 50 ft): 201 plots
  • 1,200 sq ft (30 x 40 ft): 192 plots
  • 286 odd-shaped plots, six of them near 2,100 sq ft

The largest regular plot is 3,200 sq ft. Numbers from 2,006 to 4,366 sq ft quoted near the project name belong to sample house designs, so they describe built area and not land.

Two clubhouses provide a pool, gym, spa, library and book cafe. Outside, residents get cycle and jogging paths, landscaped parks, an organic farming patch and a 2.4 hectare forest zone planted with roughly 40,000 trees. For everyday needs the plan adds a shopping plaza with a general store.

Resale Pricing and What Else Is Payable

Because plots now pass between owners, there is no one rate card. Sellers price by size, facing, road width and the walk to the clubhouses and parks. Gather asking prices, then set a few equal-sized plots side by side before bidding.

A resale adds these costs to the agreed price:

  • Registration of 2%, plus 5% stamp duty above Rs. 45 Lakhs, which becomes 5.6% once cess and surcharge are added
  • Any transfer or membership fee the owners' association charges
  • Lawyer's fees and the khata transfer
  • Maintenance dues starting at purchase

Duty plus registration on a Rs. 1 Crore sale deed is around Rs. 7.6 Lakhs. Land carries no GST, though the building contract that follows will. Lenders treat plot loans differently from home loans, so settle the loan share and conditions before agreeing a price.

RERA Numbers, Approvals and Completion

Phase 2 is registered as PRM/KA/RERA/1250/303/PR/181123/002192, and Phase 1 as PRM/KA/RERA/1250/303/PR/181122/002158. They were approved on 23 and 22 November 2018 respectively. The promoter of record is an LLP called Sai Srushti Onehub Projects, and Godrej Properties lends the brand to the layout.

Phase 1 has 439 plots, taking up about 36.8 acres, and 511 plots at Phase 2 take up about 54.8 acres. Completion certificates for both are dated 3 August 2020, long before the registered deadline of 31 October 2021. The RERA portal marks Phase 1 as completed.

A seller's documents show the phase of the plot. The approved plan for that phase has to agree with the plot's number, dimensions and boundaries.

Resale Plot Checklist

A resale is only as sound as the seller's papers. Run through these checks:

  • Study the seller's registered deed and trace the title all the way to the promoter's first sale
  • Check the plot's number, size and phase against the sanctioned layout and the RERA entry
  • Pull a new encumbrance certificate proving no loan or claim exists against the plot
  • Request a khata under the seller, plus recent tax receipts
  • Get the association to certify in writing that maintenance is paid
  • Learn the layout's building rules on setbacks, permitted floors and approvals
  • Stroll the street at varied hours and count houses built or being built close by
