Godrej Properties has completed Godrej Nurture in the first phase of Electronic City, South Bangalore. Seven towers share 684 homes, and all have been sold, so buying means taking over from the present owner. This guide covers buyer fit, location, homes, the RERA record, resale costs and points to verify ahead of paying the owner.

Who It Suits

Anyone whose job is around Electronic City and who prefers a ready home within a recognised brand is the natural buyer. Occupied towers let you inspect the flat, the shared spaces and the upkeep before paying anything. Sizes suit one working person, two, or a household with kids.

Landlords eye the steady tenant demand from nearby tech campuses, and the smallest flats are best for that. For a brand-new unit with payments tied to construction, or for four bedrooms, newer launches fit better. Getting to the north or the centre of the city takes long, so try the journey first.

Where It Is

The village is Maragondanahalli, in Jigani Hobli of Anekal Taluk, and the pincode is 560100. The first phase's tech campuses are all around, and Hosur Road carries traffic to Silk Board and beyond. As one of the earliest office districts in Bangalore, Electronic City already has shops, schools and clinics.

Metro's Yellow Line (RV Road to Bommasandra, part of Namma Metro) began operating in August 2025, with stations in Electronic City. That adds a rail option toward Jayanagar and the wider network, bypassing Hosur Road. The expressway on that road is still the chief road option, and rush-hour jams at Silk Board add minutes to city trips.

Towers and Facilities

Seven residential towers, labelled A to G, occupy 5.76 acres. Each tower rises 21 floors above a stilt level and a basement. Open ground covers roughly 84%, since the towers take little footprint.

Tower G, the largest, carries 209 homes and every 1 BHK flat. The other six towers have 62 to 83 homes, each floor holding three or four flats. The design centred on children, including spaces for play and learning, and the shared facilities are:

  • A pool and a gym
  • A track for jogging and skating
  • A games room and outdoor courts for sports
  • A children's play area
  • A barbecue space, a party area and a club lounge
  • A pharmacy and small shops on the campus

Sizes and Mix

Apartments are of three types, 1 BHK, 2 BHK and 3 BHK, and the saleable area starts at 618 sq ft and tops out at 1,630 sq ft. Carpet areas, taken from the registration, are smaller and are the better figure for comparing two flats. The mix:

TypeHomesCarpet (sq ft)Saleable (sq ft)
1 BHK209435618
2 BHK189674-788957-991
3 BHK286969-1,1351,376-1,630

3 BHK homes were marketed as Comfort or Large, so similar areas may hide different layouts. Request the floor plan and the carpet area stated in the owner's original agreement. As resale prices are the owner's choice, compare recent deals within the same tower.

RERA and Completion

The Karnataka RERA authority granted PRM/KA/RERA/1251/308/PR/191220/003093 on 20 December 2019, and it takes in all 684 homes and seven towers. The state RERA portal lets anyone check the number.

The building was ready early. Its occupancy certificate carries the date 28 December 2022, but the registered completion date, with the Covid extension counted, was 30 December 2025. With the building finished and lived in, construction risk disappears, which is the major point in favour of resale.

Resale Costs

A completed flat that already holds an occupancy certificate is resold free of GST. Duty and registration apply to the higher of the agreed price and the guidance value. Karnataka stamp duty is 5% above Rs. 45 Lakhs, or 5.6% with cess and surcharge, and registration is 2%.

Take a flat priced at Rs. 1 Crore: duty and registration total Rs. 7.6 Lakhs. Some owners' associations also levy a transfer fee under their bye-laws. The EMI calculator turns your planned loan into a monthly instalment.

The Developer

Among the busiest builders in Bangalore, Godrej Properties is the Godrej group's listed property company. In the year ended March 2026, its bookings across India reached Rs. 34,171 Crore. With a completed project, the building's condition outweighs the developer's finances, and visiting shows it directly.

Checks Before You Pay

Resale rests on the seller's documents and the state of the flat. Look for these:

  • The seller's registered sale deed, together with the original builder-buyer agreement
  • The approved plan for the flat and its occupancy certificate
  • Khata, plus a recent property tax receipt issued to the seller
  • An encumbrance certificate proving no loans or claims against the flat
  • The association's no-dues letter, and today's maintenance charge
  • Written confirmation of the car park that goes with the flat
  • On a mortgaged flat, a loan closure letter and release of the original documents

Go once in the morning and once in the evening on a weekday, and time the drive to your office in both directions. Look at lifts, the basement and shared areas: their condition tells you how the association performs. Having a lawyer read the title papers is money well spent on a resale.
