Godrej Aveline, Yelahanka: Plans, Prices and RERA (October 2026)

The newest Godrej Properties launch in North Bangalore is Godrej Aveline, set beside the highway at Yelahanka. Karnataka RERA registered it in March 2026. Nine towers with 814 homes in all occupy roughly 10.07 acres. This guide covers buyer fit, location, plans and prices, registration and the pre-booking checks.
Is It Your Kind of Project?
Families upgrading to a roomy three- or four-bedroom home are the main audience. The ticket for entry is Rs. 2.53 Crore, so the best match is a buyer holding Rs. 2.5 Crore at the least who works at Manyata Tech Park, Hebbal or along the airport corridor. The larger plans include a staff room, useful for live-in help or a study.
Completion is registered for March 2031, over four years away. Anyone who must move into a finished home, or who has less than Rs. 2.5 Crore, will be better served elsewhere.
Getting Around
The land is on survey numbers 58/1 and 65/2, plus survey number 64, in Venkatala village under Yelahanka Hobli, in Bengaluru Urban's Yelahanka Taluk (pincode 560064). The western edge faces National Highway 44, known to locals as Bellary Road and often as the airport road. That puts the site directly on the main route linking Hebbal with the airport.
Few parts of North Bangalore are as established as Yelahanka, with its railway station, schools, hospitals and old shopping streets. Manyata Tech Park and Hebbal are down the highway to the south, while Kempegowda International Airport is north. Technology and aerospace parks around Devanahalli are further on.
A metro line, the Blue Line to the airport, is being built along Bellary Road, and Yelahanka's stretch of it will get stations. Until then, commuting means the highway and service roads. To judge the commute fairly, try the drive to work on two weekdays at office time.
Towers and Open Space
Every residential tower has three basements under a ground level, with 15 floors above it. Eight towers hold between 94 and 110 homes, and a smaller ninth holds 46. The registration also includes a retail block of three floors holding 35 shops, which makes the project mixed-use.
Buildings cover roughly 22% of the land, leaving 78% open, at a density of about 81 homes per acre. For a main-road project in this area, that is moderate. Most towers have six homes on a standard floor, so ask how many lifts each tower gets.
Shared facilities in the registered plan:
- Pool and gym
- A clubhouse measuring roughly 31,600 sq ft
- Parks over nearly one acre, roughly 43,900 sq ft
- Sports areas, indoor and outdoor
- Community hall
- Parking for 1,287 cars under cover and 150 in the open
Plans and Pricing
The cheapest plan is a 3 BHK and the costliest the 4.5 BHK Luxe, which starts at Rs. 3.90 Crore. Four plans are on sale:
| Plan | Starting price | Area (sq ft) |
|---|---|---|
| 3 BHK Premium | Rs. 2.53 Crore | 1,601 |
| 3 BHK Luxe | Rs. 2.97 Crore | 1,907 |
| 3.5 BHK Luxe | Rs. 3.31 Crore | 2,138 |
| 4.5 BHK Luxe | Rs. 3.90 Crore | 2,514 |
Per sq ft, the smallest plan costs near Rs. 15,800 and the three larger ones near Rs. 15,500. In the top two plans the extra half-room is a staff room, marked "+M" in the registration.
For comparing projects, use carpet area. Averages calculated using the registered plan:
- 172 homes: 3 BHK, two bathrooms, near 960 sq ft carpet
- 312 homes: 3 BHK, three bathrooms, near 1,175 sq ft
- 194 homes: 3 BHK, three bathrooms, staff room included, near 1,350 sq ft
- 80 homes: 4 BHK, four bathrooms, staff room included, near 1,530 sq ft
- 56 homes: 2 BHK, two bathrooms
Carpet area is only 60% to 63% of saleable size, so the carpet-area rate far exceeds the headline figure. The 56 homes of two bedrooms belong to the registered plan, but today's price list covers three- and four-bedroom plans, so ask us if 2 BHK units are open for booking.
A home under construction also carries these charges:
- GST, levied on the agreement value
- Karnataka charges 5% stamp duty with cess and surcharge on values over Rs. 45 Lakhs, plus 2% for registration
- Premiums for higher floors and preferred facing
- A maintenance deposit, plus charges for parking and clubhouse membership
For the cheapest plan, duty plus registration is roughly Rs. 19.2 Lakhs. The EMI calculator gives the monthly instalment for a planned loan.
RERA Status
The Karnataka RERA authority issued registration PRM/KA/RERA/1251/309/PR/020326/008501, dated 2 March 2026. The promoter, Godrej SSPDL Green Acres Private Limited, belongs to the Godrej Properties group. Anyone can verify the number on the state's RERA portal.
Work under the registration started on 1 March 2026 and must end by 31 March 2031. On 20 February 2026 the Bengaluru North City Corporation approved the building plan. In October 2026 the registration shows neither complaints nor litigation for this land.
This is a new launch. Construction is in its first year, and quarterly reports track the work against the 2031 date.
Pre-Booking Checklist
At this size and price, the documents and the layout need careful reading. Work through these points:
- Compare the sale agreement's RERA number, promoter name and survey numbers with the registration.
- Obtain the carpet area of your plan in writing and calculate the price on that basis.
- Study tower positions, since highway-facing homes get open views along with traffic noise.
- Learn the location of the retail block and its entrance, and how resident traffic is kept apart.
- Confirm the number of covered and open car spaces that come with the home.
- Review the water plan; borewells and BWSSB supply are the registered sources.
- Study the payment schedule and match every instalment with a construction stage.
- Check that your bank lends against this project.
The agreement should show the registered completion date as the possession date, with delay compensation written in. Ask us for the current price list and cost sheet of your chosen plan.
