Kaggadasapura, just east of Indiranagar, is where Godrej Properties is building Godrej Athena, a low-rise apartment community in East Bangalore. Work continues, and RERA gives January 2028 as the completion month. Below are the location, layout, homes and prices, registration and the points to settle before booking.

Who Will Like It

A family wanting a big home beside Indiranagar, in a four-storey block instead of a high-rise, is the target. Few developments of this scale reach so close to the centre, and every building rises to about 15 metres. Larger homes cost from Rs. 3.50 Crore, excluding taxes and registration.

Handover is over a year off. Buyers who can pay in instalments and stay put until 2028 suit it best, while anyone needing to move at once should consider a completed building elsewhere nearby.

Land, Blocks and Facilities

The plot measures 26,388 sq m, about 6.5 acres. Its 330 homes are in lettered blocks, and the three clusters hold 150, 40 and 140. Each block has a basement, a ground floor and four more floors.

Roughly 59% of the site is open area. Residents get an amphitheatre, a tennis court, a clubhouse and a pool with temperature control. Plans provide 349 covered car spaces, and water is registered as BWSSB supply.

Homes and Their Sizes

Plans go from compact 1 BHK units up to 3.5 BHK, the biggest group. Carpet areas as per the registered unit list work out as follows:

TypeCarpet (approx.)Units
1 BHK290 sq ft30
2 BHK / 2.5 BHK890-1,147 sq ft59
3 BHK1,147 sq ft71
3.5 BHK1,337 sq ft170

Price and Added Costs

The 3 BHK Luxe, with roughly 2,025 sq ft saleable, is the cheapest option. Its price is Rs. 3.50 Crore, so each sq ft costs near Rs. 17,300. Balcony space is not included in carpet area, hence both figures should be requested.

Most homes are gone: the July 2026 filing with Karnataka RERA shows 265 of 330 booked. Ask us for those still open, with prices by block and floor. The agreement value does not include:

  • GST for a home under construction
  • Stamp duty (5% beyond Rs. 45 Lakhs; 5.6% once cess and surcharge are included)
  • 2% registration
  • Legal fees, a maintenance deposit, clubhouse charges and parking, as the cost sheet lists them

Suppose a buyer pays 25% upfront on a home priced Rs. 3.50 Crore and borrows near Rs. 2.63 Crore. Lenders fund no more than 75% of the value when the loan exceeds Rs. 75 Lakhs. Repaying at a yearly rate of 8.5% across 20 years costs roughly Rs. 2.28 Lakhs per month; the EMI calculator handles other prices and tenures.

RERA and Progress

Godrej Projects Development Limited, the promoter, received registration PRM/KA/RERA/1251/446/PR/090123/005605 on 9 January 2023. BBMP has approved the building plan, and the state RERA portal lets anyone verify the number.

Registered dates are 15 January 2023 for the start and 14 January 2028 for completion. The July 2026 update records 53% of the work done overall. Clusters move at different speeds, so ask about the block that holds your chosen home.
