Godrej Ananda, Bagalur: What Each Phase Offers (October 2026)

Godrej Ananda is Godrej Properties' large apartment community in Bagalur's aerospace park, North Bangalore. It was registered in three parts, and every part is placed differently as of October 2026. This guide takes the phases in turn, with sizes, dates, costs and the checks worth doing.

Snapshot

About 20.33 acres at Plot R-10 (Hardware Housing Sector) carry 14 towers and 4,053 apartments. The land is inside the Hi-Tech aerospace and defence park, in Jala Hobli, Bagalur village, pincode 562149. The split by phase:

• Phase 1: three towers hold 806 homes, and the phase is finished
• Bliss (Phase 2): four towers with 1,037 homes, close to completion
• Soul (Phase 3): seven towers with 2,210 homes, still being built
• Home types: studio, 1 BHK, 2 BHK, 3 BHK

Getting There

Bagalur's main road, State Highway 104, serves the site, and a 32-metre road runs past its southern edge. Kempegowda International Airport is close because the land belongs to the KIADB aerospace park. Manyata Tech Park takes 26 minutes by road.

Jobs in this belt come mostly from the aerospace park plus IT and hardware zones nearby. Bellary Road, west of Bagalur, is where the airport leg of the Namma Metro Blue Line is being built. For roads and neighbouring projects, see the Bagalur locality page.

Phase 1: Finished

Towers E, F and G rise 28 floors each. Registration dates from March 2021, and December 2025 brought both the occupancy certificate filing and the first handovers. Most buyers now purchase from owners.

Plan sizes are roughly 436 sq ft (studio), 896 sq ft (2 BHK) and 1,229 sq ft (3 BHK). A larger 3 BHK measuring 1,409 sq ft, give or take, fuses a 2 BHK with a studio. Launch prices began at Rs. 40.01 Lakhs.

Bliss (Phase 2)

Bliss occupies about 4 acres, and its four 28-storey towers rise over three basements. RERA registration came in September 2022, and the deadline is 21 June 2027. The quarterly filing for July 2026 showed 97% of the work complete, with just nine homes still unbooked.

Two-bedroom homes dominate. The registered carpet areas by type:

• 168 studios, each near 231 sq ft
• 701 units of 2 BHK, between 530 and 594 sq ft
• 168 units of 3 BHK, with carpet close to 703 sq ft

Soul (Phase 3)

Soul is the project's biggest phase, at about 8.5 acres with 22 to 24 floors per tower. Its 2,210 homes were registered in October 2023 for completion by 30 August 2028. The July 2026 filing put progress at 46%.

The phase sells 1 BHK and 2 BHK homes as well as 3 BHK ones, priced from Rs. 1.3 Crore for the largest. Ask us for today's price list and for the towers still taking bookings.

Amenities

Every phase uses the same facilities, centred on a 31,000 sq ft clubhouse. Parks and planted zones cover around 2 acres of the land. Highlights:

• Pool, gym and a yoga space
• Indoor sports rooms, plus a community hall
• Courts for basketball, volleyball and tennis; a pitch to practise cricket
• Themed gardens, including one for senior citizens, plus a party garden fitted with a barbecue
• A park for pets and a small amphitheatre

Registrations

The promoter is Universal Metro Properties LLP, which belongs to the Godrej Properties group, and the KIADB approved the plans. Karnataka RERA numbers are:

• PRM/KA/RERA/1251/309/PR/210331/004084 covers Phase 1, extended until 8 January 2027
• PRM/KA/RERA/1251/309/PR/280922/005282 covers Bliss, running out on 21 June 2027
• PRM/KA/RERA/1251/309/PR/161023/006323 covers Soul, with a deadline of 30 August 2028

On the state RERA portal each number opens a record, and the quarterly filings list bookings and progress for every tower. Whatever number an agreement carries should fit the phase and tower being bought.

Budgeting

GST is charged on under-construction purchases from the developer, while completed homes with an occupancy certificate carry none. Stamp duty in Karnataka is 3% for prices from Rs. 20 Lakhs to Rs. 45 Lakhs, and 5% applies past that, with a cess and surcharge on top. Registration costs 2%.

Who It Suits

A listed developer, a compact home and a location near the airport make this a fit for anyone buying a first home, and for investors. The budget stays low with studios and the smaller 2 BHK plans, while 3 BHK plans work for small families. Employees of the aerospace park, the airport or Manyata Tech Park gain most.

Towers reach 28 floors and the homes number over 4,000, so expect crowds and height. Those wanting large rooms, fewer floors or an easy run to the city centre should look elsewhere in North Bangalore.

Pre-Booking Checks

Verification depends on the phase:

• Phase 1 resale: ask for a sale deed from the seller and the occupancy certificate, with tax receipts and the association's no-dues letter
• Bliss: confirm when the tower is due for handover and compare the agreement's carpet area with the registered one
• Soul: read the payment schedule, the latest filing for the tower and the delay clause
• Every phase: get the parking slot in writing, as some towers have fewer slots than homes
