Fresh As A Daisy, Mavallipura: Plot Sizes, BDA Approval and Site Progress (October 2026)

HNG Developers sells 118 plots in Mavallipura, a part of Yelahanka Taluk northwest of Yelahanka New Town, under the name Fresh As A Daisy. The layout covers a little over 9.74 acres, the Bangalore Development Authority has cleared its plan, RERA registration is in place, and the finish line is 31 December 2028. The sections below cover the setting, plots, approvals, progress, costs and checks before booking.
Key Facts
Each buyer buys a plot, then builds. The RERA registration records these facts:
- Address: Mavallipura Village, within Hesaraghatta Hobli of Yelahanka Taluk (Bengaluru Urban, pin 560089)
- Land: 9.74 acres, which is 39,431 sq m
- Plots: 118 in total, all residential, from roughly 1,200 sq ft up to roughly 3,740 sq ft
- Open space: seven parks and open areas, about 1.63 acres together
- Promoter: HNG Developers, which is a partnership firm
- Registered completion: 31 December 2028
Who Will Like It
Buyers keen on an approved plot towards Yelahanka, and a house of their own design, are the natural audience. The small 30 x 40 ft plots help hold the entry price below what layouts selling only big sites ask. Long-term holders who like land more than a flat fit too.
A plot means two purchases, land first and house after. For a ready home, apartment and villa projects around Yelahanka are the better route. Mavallipura is still developing, so households needing schools and shops on foot should visit before deciding.
Roads and Surroundings
Survey numbers 62/7, 62/1, 61/4, 60/5, 60/2 and 57 make up the layout, in the Hesaraghatta Hobli. Yelahanka New Town, the nearest established neighbourhood, is to the south-east and has most of the area's schools, banks, hospitals and shops for daily needs.
Beyond Yelahanka, NH 44 (Bellary Road) has Kempegowda International Airport to the north, while the Outer Ring Road and Hebbal are to the south. Namma Metro's Blue Line is being built along it towards the airport. Time the drive to the New Town, the highway and the office at rush hour.
The Plots
Five standard sizes plus a group of irregular sites make up the plan, the irregular ones following the boundaries of the site. The standard types come to 9 plots of 30 x 40 ft, 12 of 30 x 50 ft, 7 of 30 x 60 ft, 9 of 40 x 50 ft and 34 of 40 x 60 ft, the commonest type.
Those five sizes measure near 1,200, 1,500, 1,800, 2,000 and 2,400 sq ft respectively. The remaining 47 plots are odd-shaped, going up to near 3,740 sq ft. Plots use roughly 54% of the land, and roads plus seven parks take the rest. Water is planned from borewells, and the approved plan lists each plot's dimensions, road and facing.
Price and Total Cost
A plot's price is set by its size, road and facing, with corner plots usually costing extra. The developer can supply the current price list and say which plots are open. Ask for a cost sheet showing the basic rate, the plot premium, legal fees, the maintenance deposit, plus clubhouse or infrastructure charges, if any.
In Karnataka, stamp duty of 5% applies above Rs. 45 Lakhs, rising to 5.6% after cess and surcharge, and registration is 2%. The house needs its own budget for plan sanction, an architect, a contractor and interiors. Plot and construction loans are priced unlike an ordinary home loan, so settle the plan before paying a booking amount.
RERA, Approvals and Land
The layout plan was cleared by the BDA, and RERA registration PRM/KA/RERA/1251/472/PR/271025/008193 followed in October 2025. Anyone can search the number on the Karnataka RERA website.
The joint development agreement between landowners and developer was registered in September 2024, and the owners' stake is 55%. In early 2025 the office of the Deputy Commissioner for Bengaluru Urban District turned the survey numbers into residential land. Certain plots are the developer's, others the owners', so the seller on the sale deed varies.
Work on Site
The layout is under development in October 2026. Building began on 15 October 2025, and completion is set for 31 December 2028 on the register. Quarterly RERA updates show the following progress:
- 13% done in the January 2026 update
- 70% done in the April 2026 update
- 76% done in the July 2026 update
Progress in such a layout means parks, street lights, power lines, water lines, drains and roads. Registration and building on a plot become possible only once that work arrives. A visit reveals how much of the reported work is real.
The Developer
A partnership firm, HNG Developers has registered just one project with Karnataka RERA, and it is this one. A newer developer means the RERA entry and the land papers weigh more than the name. Ask about the partners' earlier work, and go and see it if feasible.
What to Check First
Land papers and work on the ground carry a plot purchase. Go through these points:
- Tally the plot number, size and boundaries with the layout plan the BDA approved
- See that the RERA registration is active, then read the newest quarterly update
- Send money solely to the project bank account stated in the RERA record
- Establish if the plot is the developer's or one of the land owners'
- Get the title deeds, the conversion order, an encumbrance certificate and the joint development agreement
- Find out when each plot's own khata will be issued
- Go round the site, noting how far roads, drains and power lines have progressed
Prices and availability across the wider area shift quickly. The developer can share what is still on sale in the layout and arrange a visit. The nearest established neighbourhood is Yelahanka New Town.
