Fortune Primero Seven (Seven Sarjapur): RERA Facts, Home Sizes and Progress (October 2026)

Fortune Primero LLP has launched a high-rise apartment project in East Bangalore, where Sarjapur meets the road to Attibele. RERA knows it as Seven Sarjapur, while marketing calls it Fortune Seven or Fortune Primero Seven. What follows covers the registration, home sizes, progress in October 2026 and checks before booking.

Overview

Each of the four towers has 41 floors above a stilt level and three basement floors, and the registered height is 129.9 metres. Between them they hold 779 homes, mostly 3 BHK. The registration records the following:

  • Registered name: Seven Sarjapur, with Fortune Primero LLP as promoter
  • RERA number: PRM/KA/RERA/1251/308/PR/260226/008489 (issued 26 February 2026)
  • Housing: 44,110 sq m of land (close to 10.9 acres) is set aside for it
  • Homes: Tower 4 has 287, and the other three towers have 164 each
  • Parking bays: 926 under cover and 75 in the open
  • Sanctioned FAR: 2.75
  • Completion proposed: 31 March 2030

Marketing talks of a 15-acre development, roughly 11 acres of housing plus 4 acres for retail and commercial use. The registration covers housing alone, so the commercial zone is a distinct plan, approved and scheduled on its own terms.

Where It Is

The survey numbers are 616, 615/2, 615/1, 428/2P, 427, 425/1, 421/2P and 421/1P. PIN 562125 covers Sarjapura village, in Anekal taluk under Sarjapura hobli. The site is in Sarjapur town, where Sarjapur Road finishes and the roads to Attibele and Hosur Road begin. Confirm on the approved plan that a proposed 60-metre radial road forms the southern edge.

Wipro's campus, Bellandur and the Outer Ring Road are all reached along Sarjapur Road, and Electronic City via Attibele. A drive on a working day in office hours says more than a map does. The Satellite Town Ring Road runs through this belt as well.

SWIFT City, an innovation and office district for Sarjapur, has been announced by the state, and Namma Metro's planned Red Line (Phase 3A) would connect Sarjapur and Hebbal. Both are proposals, so judge a purchase by the roads and services available now.

Home Sizes

Larger homes dominate, as 571 of the 779 are 3 BHK. Figures here are carpet areas, calculated from the registration's metric values, and every home also gets a balcony of its own.

Five 1 BHK homes measure near 575 sq ft. The 121 homes of 2 BHK (2 bathrooms) run near 760-800 sq ft. Of the 3 BHK homes, 123 have 2 bathrooms (near 905-950 sq ft) and 448 have 3 bathrooms (near 990-1,100 sq ft). There are 82 homes of 4 BHK, each with 3 bathrooms, at near 1,190-1,310 sq ft.

Saleable area is much larger because it adds in wall thickness, balcony space and a portion of the shared areas. Weigh projects by their rate for each carpet sq ft. Four homes share a floor in the first three towers, whereas Tower 4 has seven per floor, which matters for neighbours and lift waits.

Amenities and Open Space

A set of six skybridges ties the towers together at intervals, with viewing decks, walkways and gardens on them. They give the design its character but raise the owners' association's maintenance bill later, so ask what that will cost.

Open area covers 86% of the site: 37,890 sq m out of 44,110 sq m. The registered amenity areas are:

  • 4,416 sq m of parks
  • The 3,464 sq m club house (around 37,300 sq ft)
  • Sports space: 940 sq m indoors and 767 sq m outdoors
  • 379 sq m for the pool, plus a gymnasium and community hall

Brochures show the club house larger, near 45,000 sq ft, than the registered area. What the sale agreement states is binding.

Price and Total Outlay

Allotment of units started early in March 2026, and from 9 March 2026 the developer revised launch prices. Tower, floor and view now vary the price, so ask for the current list and cost sheet, with the figures for your home type in writing.

Base price is not the whole budget. Typical additions are:

  • 5% GST while the home is under construction
  • Stamp duty above Rs. 45 Lakhs (5.6% once cess and surcharge are added), plus 2% registration
  • Charges for floor rise and a preferred location
  • Parking, club membership, advance maintenance and the corpus fund
  • Deposits for electricity and water connections

With possession years away, buyers often pay loan interest on disbursed amounts while also paying rent. Check with the EMI calculator whether that overlap is manageable on monthly income before paying a booking amount.

RERA Status and Progress

1 March 2026 is when work started. The 15 July 2026 quarterly update to Karnataka RERA showed 10% done, and registered completion is 31 March 2030. The number can be looked up on the state RERA website under Seven Sarjapur.

December 2030 shows up for possession on some portals, but only the RERA registration and the sale agreement bind the developer. The sale agreement should show 31 March 2030, or give a written reason for any later date.

Building plan approval came on 6 February 2026 from the Satellite Town Ring Road Planning Authority (STRRPA/TP/CC/273/2025-26). Transferable development rights were not used, and the registration carried no complaints in October 2026.

The Developer

A Bangalore firm, Fortune Primero built commercial projects earlier. Its first housing project is Seven Sarjapur, which is also its first registration with Karnataka RERA, so there are no completed homes to visit, and paperwork matters more.

Landowners and the developer share the land through a joint development agreement, so the split of flats between them should be clear for your unit. If a unit belongs to the landowner's side, the sale is by the landowner, and the developer signs as a confirming party.

What to Check First

A first residential launch from a new developer rewards careful reading. Work through this list:

  1. Cross-check the cost sheet's tower, floor, unit number and carpet area with the registration.
  2. Get the sanctioned plan, and see that every one of the 41 floors in your tower is approved.
  3. Ask about the water supply, since the registered sources are the local panchayat and borewells.
  4. Find out whether the unit comes from the developer's side or the landowner's side.
  5. Find out which banks have approved the project for home loans.
  6. Pay only into the project account designated under RERA.
  7. Study the clause on compensation for delay together with the payment schedule.
  8. If the commercial zone matters to you, get its status and approvals in writing.

Shortlisted projects elsewhere in East Bangalore deserve the same checks. A property lawyer can set the papers next to each other.
