Embassy Knowledge Park Apartment, Tharahunise: Plans, Costs and RERA

Tharahunise, close to Yelahanka in North Bangalore, is the site of a 200-acre Embassy Group township, and its first residential offer is Embassy Knowledge Park Apartment. The project is on the Karnataka RERA register under the name Embassy South Reserve. Rs. 1.76 Crore is where prices begin across 855 homes, and the sections below cover plans, costs, registration and checks.
Who Should Look
The natural buyer is employed around the airport belt or in North Bangalore's tech parks and wants to settle for the long run. Shops, a school and offices are planned within the township, and daily journeys should shrink when they open. The format is a big gated enclave from a well-known builder.
Construction is only beginning, so keys are several years away. A buyer who must move in two or three years should consider finished or nearly finished projects around Yelahanka, and so should a buyer whose budget is below Rs. 1.76 Crore.
Plan of the Project
The apartments are divided among nine towers. Floors per tower range from 7 to 19, with one or two basements beneath, and the buildings use up roughly 14.8 acres (59,804 sq m) of the land. A school, a tech park and retail space are planned on the remaining acres.
Registered types are 2 BHK and 3 BHK, each with or without a study, plus eleven homes of 1 BHK. IVC Road and Chapparkallu Road lead to the site, whose postcode is Bangalore 562157. Summit Developments Limited, the promoter, has set 31 March 2032 as the completion date.
Neighbourhood and Roads
Tharahunise has Yelahanka on one side and Devanahalli on the other, and Stonehill International School is close. Bellary Road (NH 44) runs to Kempegowda International Airport one way and towards Hebbal and central Bangalore the other. Employers close by include KIADB's Aerospace Park and the airport-side business parks.
The airport-bound Blue Line of Namma Metro is being built along Bellary Road, and Yelahanka is to get stations. Until trains run, it is a benefit for the future. Yelahanka already offers schools, hospitals and shops, while Tharahunise itself is still developing.
Plans and Prices
There are four plans. Near 1,330 sq ft, the 2 BHK costs from Rs. 1.76 Crore, and at near 1,598 sq ft the 2.5 BHK costs from Rs. 2.09 Crore. The 3 BHK (near 1,896 sq ft) begins at Rs. 2.55 Crore, and the 3.5 BHK (near 2,250 sq ft) at Rs. 3.06 Crore.
Half-room plans bring a study, handy as a spare bedroom or an office at home. Entry-level plans work out to Rs. 13,200 or so per sq ft, and the rest fall between Rs. 13,100 and Rs. 13,600. The final price depends on the tower, the floor and the facing, and RERA records each home's carpet area, which the sale agreement should repeat.
Charges Beyond the Price
GST of 5% applies to the agreement value of an apartment under construction. In Karnataka, stamp duty is 5% on property above Rs. 45 Lakhs, which is 5.6% after cess and surcharge, and registration adds 2%. For the 2 BHK priced at Rs. 1.76 Crore, expect about Rs. 9.86 Lakhs in stamp duty plus a Rs. 3.52 Lakhs registration fee.
Also expect lines for these on the cost sheet:
- Legal and documentation fees
- A deposit for maintenance, with advance maintenance
- Infrastructure levies and clubhouse membership
- Car parking
- Floor rise, and a surcharge for a favoured facing
Get the maintenance estimate and the payment plan in writing as well. The EMI calculator then shows the monthly cost of a loan.
Planned Amenities
Residents are promised leisure, sport and work space: a pool and gym, a tennis court, a jogging track, gardens with landscaping and a yoga zone. Also planned are a multipurpose hall, an amphitheatre, a co-working space, a play area for children and CCTV. The township's own shops, school and offices come over time.
RERA Details
The number issued on 9 September 2026 is PRM/KA/RERA/1251/309/PR/090926/008925, filed under the name Embassy South Reserve. KIADB approved the plan on 13 August 2026, and work is registered to begin on 1 September 2026. The Karnataka RERA portal confirms all of this, and payment belongs only in the project account shown there.
Developer
With its base in Bangalore since 1993, Embassy Group is known for office parks, with plotted townships, villas and apartments added across the city. In the north it has built in Devanahalli, Yelahanka and Hebbal.
Checks First
Early-stage buyers do best with every detail on paper. Cover these points:
- Match the promoter and RERA number in the agreement with the state portal
- Get the terms on refund and on cancelling the booking in writing
- Ask for an itemised cost sheet with GST, parking, clubhouse and deposits
- Check the chosen plan's carpet area against the registered figure
- Find out which amenities arrive in this phase and which in later ones
- Read the draft agreement for the possession clause and the payment schedule
- Drive to the workplace and the airport at rush hour
The current price list of the project can be requested. Comparing finished homes and under-construction ones nearby is worthwhile. See apartments for sale in Yelahanka for ready options.
