Listings for Embassy homes in Whitefield often blur two different projects. This guide concerns Embassy East Avenue, the one that is already being built, at Hoodi in East Bangalore, along Whitefield Main Road. After the site, sizes, prices, registration and progress, it explains how to separate it from the bigger scheme planned close by.

Project Snapshot

The scheme carried the pre-launch name "Embassy Whitefield", which still appears in some adverts. Embassy Group's Vigor Developments Limited is the promoter, and the owners of the land take part through a JDA that is registered, a usual route on sites in developed neighbourhoods.

The plot measures 3.75 acres, which is 15,175 sq m. Three towers hold 131 homes each, so 393 apartments in all, and each tower rises 22 floors to about 70.6 metres. Buyers choose flats of 2 BHK, 3 BHK or 2.5 BHK type, or the 4 BHK Jodi.

Parking is in the basements, with 448 covered spaces, and the water supply is from BWSSB. The registered completion date is 30 September 2028.

The Bigger Embassy Project Nearby

Embassy Developments announced in 2025 that it had signed a JDA for a different site of 17.9 acres off Whitefield Main Road. The plan there is for roughly 1,000 apartments in three layouts (3 BHK, 2.5 BHK and 2 BHK), with a launch aimed at FY2027. Approvals and a RERA number for it are yet to come.

Some web listings put the 17.9-acre figure alongside East Avenue's prices and sizes. A look at the RERA number clears this up, because East Avenue's documents carry the number shown below and describe 3.75 acres with 393 homes.

Location and Neighbourhood

Survey No. 197, with Khata No. 272, is in K R Puram's Hoodi village, part of the Bengaluru East taluk. Prestige Shantiniketan is the neighbouring township, and the plot's northern boundary meets the main road, Whitefield Main Road. ITPL and the tech parks around it make up the office district of Whitefield, nearby.

Passenger service on Namma Metro's Purple Line started in 2023, connecting Whitefield with MG Road, Indiranagar and K R Puram. A buyer who plans to ride it should time the walk from the gate to the closest station during rush hour. Whitefield Main Road is busy through the day, so a drive towards the office deserves the same test.

Facing the main road trades noise for convenience. Flats on the road side hear more traffic than those facing inward, so ask which tower and facing each flat has before comparing rates.

Site Plan and Crowding

Ground cover of the towers is 2,770 sq m, so open space at ground level is roughly 82% of the site. Part of that goes to driveways, ramps and service areas, so the garden that can be used is smaller. Dividing 393 homes by 3.75 acres gives roughly 105 homes an acre, a high figure for a plot of this size.

BBMP approved the plan on 1 February 2024, and the FAR is 2.99. Two basement levels serve Tower 1, while the other towers have one each. With four to six homes on every floor, how long the lifts take at peak hours is a point to raise with the sales team.

Prices by Layout

Rs. 1.88 Crore is the entry price, for the 2 BHK, while the 4 BHK Jodi tops the range at Rs. 3.74 Crore. Saleable areas with starting prices:

  • Rs. 1.88 Crore: a 1,154 sq ft 2 BHK
  • Rs. 2.35 Crore: a 1,416 sq ft 2.5 BHK
  • Rs. 2.75 Crore: a 1,707 sq ft 3 BHK
  • Rs. 3.74 Crore: a 2,312 sq ft 4 BHK Jodi

The 2 BHK works out to around Rs. 16,300 per sq ft of saleable area. A Jodi merges two flats that adjoin each other, so ask about its registration and its car parking. Carpet area is lower, with the 3 BHK at 1,085 sq ft, the 2.5 BHK at 919-944 sq ft and the 2 BHK at 736-780 sq ft.

The agreement value is not the only cost. GST of 5% applies while construction is under way, and 5.6% stamp duty with 2% registration costs Rs. 14.29 Lakhs or so for a home of Rs. 1.88 Crore. A favoured facing, floor rise, the legal fee and the deposit for maintenance also change the total. Run the cost sheet figure through the EMI calculator to see the monthly outgo.

Registration and Progress

The grant dated 20 February 2024 from Karnataka RERA is numbered PRM/KA/RERA/1251/446/PR/200224/006649. It gives 1 March 2024 as the start and 30 September 2028 as completion. The state RERA portal also hosts the sanctioned plan and quarterly updates.

The January 2026 update recorded progress of 62%. For a buyer booking in late 2026, completion is about two years off, and the sale agreement ought to repeat that date.

Who It Suits

Tech professionals in Whitefield who want a new flat from a long-standing builder, right on the main road, are the target. The 2.5 BHK is a good fit for couples needing a study. Families after big lawns or low-rise living may find the compact site too dense for so many homes.

Anyone who must move before late 2028 should browse ready homes locally. Other Embassy Group projects across the city can be compared on size and stage.

Seven Checks Before Booking

Much of the risk in buying before completion is covered by these steps:

  • Make sure brochure, cost sheet and sale agreement quote one RERA number
  • Read the carpet area of your flat as written in the agreement, which allows the fairest comparison
  • Write down the tower, floor and facing, then visit when traffic peaks
  • Get a cost sheet in writing that covers deposits, parking, GST and floor rise
  • Check that the bank has cleared the project and will pay out in stages tied to construction
  • Arrange a lawyer's review of the title papers along with the JDA terms
  • Find the completion date in the agreement, along with the penalty clause for delay

Open the most recent quarterly update on the portal to see what has changed since January 2026, then confirm it on site. Pay booking amounts only into the bank account that the agreement names as the project's RERA account. More apartments for sale in Whitefield help to benchmark the price per sq ft.
