Disha Symphony Heights, Kyalasanahalli: Homes, RERA and Costs (October 2026)

Builder Disha Habitat is putting up Disha Symphony Heights at Kyalasanahalli, reached from Hennur Road in North Bangalore. A lone block holds 128 residences, nearly every one either 3.5 BHK or 3 BHK, with handover planned in December 2028. Read on for the setting, floor areas, registration and the checks worth making before a booking.

Project Facts Matching the RERA Entry

Each detail below agrees with the entry in the state's RERA register.

  • Builder: Disha Habitat, registered as Dishahabitat Shelters LLP
  • Address: Kyalasanahalli Village, K R Puram Hobli, pincode 560077, reached from Hennur Road
  • Land: about 2 acres, which is 7,993 sq m
  • Building: one tower of 63.7 m, with a basement, a ground floor and 19 floors above
  • Residences: 128 apartments of 1,795 to 1,935 sq ft, in 3.5 BHK and 3 BHK layouts
  • Registered as PRM/KA/RERA/1251/446/PR/250925/008120
  • Completion planned for 31 December 2028

Is It the Right Fit?

Large bedrooms and a small neighbourhood define the appeal. With just 128 apartments in the block, the resident body stays small and each shared space has fewer users. Because there are neither 1 BHK nor regular 2 BHK plans, the project targets end users with a bigger budget.

Professionals employed at North Bangalore's office parks, and able to wait until late 2028, make the other natural audience. For an earlier move-in, completed or almost complete projects along Hennur Road are worth a look.

Roads and Surroundings

The registered survey numbers are 77/1 and 76/2, in Kyalasanahalli Village under Bengaluru East Taluk (K R Puram Hobli, pincode 560077). The land is in the Byrathi to Kyalasanahalli stretch, reached from Hennur Road, in North Bangalore. Its southern boundary is an existing road between 12.2 m and 13.6 m wide, and on the north a 15 m road has been proposed.

The city's big workplace hub on this side, Manyata Tech Park, is accessed through the Outer Ring Road and Hennur Road. At Hennur junction, Hennur Road meets the Outer Ring Road, and via Bagalur it leads on to the airport road. A Blue Line metro is being built on the Outer Ring Road corridor, so for now daily travel here means roads.

Approach roads fill up during office hours. Test the commute by car, between the site and the office, on a weekday morning, which says more than any map estimate.

Layouts and Carpet Areas

Each 3 BHK has three bathrooms and forms the bulk of the tower, while a smaller set are 3.5 BHK. Typical floors have seven apartments per core, and quoted sizes run from 1,795 to 1,935 sq ft. Registered counts and areas follow.

  • The 108 three-bathroom 3 BHK apartments each have around 1,181 sq ft of carpet area (109.71 sq m)
  • The 19 apartments of 3.5 BHK have around 1,268 sq ft (117.84 sq m)
  • A single 2 BHK has two bathrooms and around 945 sq ft (87.8 sq m)

RERA counts only carpet area, the usable floor inside a home's walls. Larger sq ft figures from the sales brochure add wall thickness, balconies and a proportion of common space. Compare on carpet area and total cost, and ask in writing for the figure of your exact unit.

Site Plan and Facilities

The tower takes up 2,161 sq m of the plot's 7,993 sq m, so about 73% of the land stays open. Common spaces are laid out at ground, podium and rooftop levels. A raised landscaped walkway above the parking area joins the principal amenities.

The plan includes open plazas, green pockets, club facilities and leisure areas on the rooftop. Water comes from BWSSB, and BBMP approved the building plan on 1 August 2025. Because 128 families share the amenities of one tower, have the complete amenity list and clubhouse area stated in the agreement.

Cost Beyond the Base Price

Seek the current price list and a cost sheet from the developer. Price moves with floor, facing and construction stage, so only a cost sheet in writing for your chosen unit can be relied on.

Under-construction apartments in Bangalore carry additions to the base price.

  • Stamp duty is 5% for homes over Rs. 45 Lakhs, which comes to 5.6% once cess and surcharge are added
  • Registration costs 2%
  • GST is 5% of the agreement value
  • Deposits, advance maintenance, parking, clubhouse and floor rise, as applicable

Registration and Progress

Karnataka RERA approved PRM/KA/RERA/1251/446/PR/250925/008120 on 25 September 2025, naming Dishahabitat Shelters LLP as promoter. The registration is for a new launch that starts on 1 October 2025 and completes on 31 December 2028.

Zero complaints are listed as of October 2026. Anyone can view the number, promoter name, completion date and quarterly progress updates on the portal.

The Developer

Homes by Disha Habitat in Bangalore date back to 2014. Disha Windsor Garden, Disha Park West, Disha Central Park and Disha Courtyard are among its finished communities. The same promoter also builds Disha Harmony Gardens (Kyalasanahalli), with three towers of 247 homes; January 2025 saw its RERA registration.

Being unlisted and of medium size, the firm is judged more on delivery history than brand. Visit a completed community to judge the quality of construction and whether handover matched the promised dates.

Checks Before Booking

Seven quick checks address the bulk of the risk in buying under construction. Do each before paying the booking amount.

  1. Using the registration number on the portal, match promoter and completion date
  2. Have your unit's carpet area in writing, and set it against the registered one
  3. Request a full cost sheet listing all charges, taxes and deposits
  4. Pay solely to the project account designated under RERA that the agreement names
  5. Read the newest quarterly update beside the work you see on site
  6. Request the expected maintenance charge per sq ft per month
  7. Let a lawyer examine the title papers and the agreement for sale in draft form

These take little more than a few days. Before deciding, arrange a site visit and collect the floor plans together with the price list.
