Disha Solaris on Bannerghatta Road: Homes, RERA Dates and Checks (October 2026)

Gottigere, on Bannerghatta Main Road in South Bangalore, is the address of Disha Solaris, a high-rise by the developer Disha Loharuka Infra Projects. Its registered plan lists 301 homes, in 2 and 3 BHK formats, across two tower blocks. 30 September 2024 was the final completion date registered, and it has gone by, so the checks below matter.

Who It Suits
Households that commute along Bannerghatta Road or to JP Nagar, or that drive to Electronic City by the NICE Road, are the likeliest buyers. Apartments of mid size in the 2 and 3 BHK range fit a first home or a step up from a small flat. Upper floors of a main-road tower have open views.
Someone who wants a quiet lane or a community of low buildings may look elsewhere. Heavy traffic runs on this road, and flats that face it pick up the noise, so pick floor and facing with care.
Roads and Metro
Disha Solaris is near the NICE Road junction in Gottigere. Going toward the city, Bannerghatta Main Road passes JP Nagar, Arekere and Hulimavu, and going south it reaches Bannerghatta National Park. Electronic City is tied in by the NICE Road on one side, and Mysore Road and Kanakapura Road on the other.
Kalena Agrahara, the southern end of Namma Metro's Pink Line, is along this part of the road. By early October 2026 the elevated section as far as Tavarekere had been built, and it awaited a safety inspection. Underground work continues toward Nagawara.
Between Gottigere and Hulimavu the road has supermarkets, schools and hospitals. The Bannerghatta Road locality page covers the corridor and projects nearby. Driving to work at a peak hour tells you most about the commute.
Sizes, Parking and Floors
Carpet areas for two bedrooms run from roughly 682 up to 797 sq ft, and for three bedrooms from roughly 966 up to 1,096 sq ft. The larger group is three-bedroom: 171 of 301. Price sheets quote saleable area, which adds wall thickness, balconies and a proportion of shared areas, so it exceeds carpet area.
Parking is on the basement and stilt levels, with 190 spaces registered in each block and 115 more registered for sale. Have the level and number of the bay allotted to your home written into the agreement.
The registration describes two towers sanctioned to 19 floors, with a proposal to add storeys up to 23. Anyone buying high up should make sure that floor is part of the sanctioned plan and covered by the occupancy certificate.
Amenities
The registered facilities are shared across both blocks: a clubhouse, a gym, a swimming pool and a community hall. There are also sports areas, indoor and outdoor, parks with planted trees, gas supply, power backup and CCTV surveillance.
RERA History
On the Karnataka RERA register the scheme appears only as "Solaris", number PRM/KA/RERA/1251/310/PR/171015/000883, issued on 15 October 2017. A BBMP-approved plan allowed construction to start from 24 April 2016. The Covid extension turned the first date, 31 December 2022, into 30 September 2023.
A later extension, cleared on 12 September 2023 for shortage of labour, moved the date to 30 September 2024. With that date over, ask first for the occupancy certificate in October 2026. The number and current status can both be looked up on the state RERA portal.
Price and Other Costs
Block, floor and facing change the price, so get the current price sheet. Homes booked before the occupancy certificate attract GST, and those sold after it do not. In a resale the owner sets the asking price.
Stamp duty in Karnataka is 5% for homes above Rs. 45 Lakhs, which becomes 5.6% after cess and surcharge, and registration adds 2%. The EMI calculator gives the monthly instalment and upfront cash at any price. Budget too for the items listed here.
- Advance maintenance and a deposit for maintenance on handover
- Connection charges for electricity and water, and khata fees
- A second parking space for a car, if wanted
- Fittings (modular) and interiors
Checks Before Buying
When the registered date has passed, completion papers decide the purchase. Work through these steps in order.
- Ask for the occupancy certificate and see that it covers your block and your floor.
- Compare your agreement's unit number and carpet area with the RERA entry.
- Confirm that your floor appears in the sanctioned plan, especially anything above the 19th.
- Look at the khata position and at the block's power and water connections.
- Question residents on water, lifts and upkeep.
- Before paying an advance, get the title papers reviewed by a lawyer and the loan confirmed by a bank.
Writing down each step helps the buyer and the lender. Visit the site, and weigh other homes along Bannerghatta Road, before booking.
